Two sets of rules, and the second one is easy to miss
The association is explicit about this: each community within Club West has its own tract declarations that apply in addition to the master CC&Rs.
So there are two documents governing what you can do with your home, and buyers routinely read only the master one. The parcel-level declarations are where the specific restrictions live, and they are the ones that catch people out after closing.
For any Club West home you are considering, I will get both documents in front of you before you write an offer.
Getting out to the freeway
Every way out of Club West leads to Chandler Boulevard. From there you take 17th Avenue down to the Loop 202 if you live toward the west side of the community, or Desert Foothills Parkway if you live nearer that side.
Plan on five to ten minutes to the 202, depending on how far in you are.
One practical note on paperwork
Community management changed to 360 Community Management around 2025 to 2026, having previously been with Vision Community Management.
That matters only in that older paperwork, online references and even some listing remarks may still name the previous company. If you are chasing documents or estoppel information, go to the current manager.
How it compares to its neighbors
Club West gives you the Foothills setting with a master-planned structure and a clubhouse behind it, which is a different proposition from Ahwatukee Custom Estates, where every house is a one-off.
Against Foothills Reserve, the terrain is generally the differentiator. Reserve sits harder against the mountain with more hillside lots.
