Selling Through a Life Change in Foothills Club West

A move driven by something bigger than real estate, handled with that in mind.

The document problem, taken off your desk

Most of what makes a sale hard when something bigger is happening is not emotional. It is administrative, and it arrives in the weeks when nobody has any capacity for it.

Foothills Club West is a master community with its own named neighborhoods inside it: Vistas, Montana Vista, which is gated, Rosewood Canyon Estates, Whistling Rock and Fairway. The association is explicit that each of those carries its own tract declarations applying in addition to the master CC&Rs. So there are two documents to produce for a buyer, not one, and they are not the same document.

Then there is a wrinkle that catches almost everybody. Community management changed to 360 Community Management around 2025 to 2026, having previously been Vision Community Management. Whatever is in a household's own filing cabinet almost certainly names the earlier company, so a request sent from those papers goes nowhere and nobody finds out for a week.

Making that call is routine for me. It is an unreasonable thing to hand somebody who is managing a hospital schedule or a move out of state, so I hold it, along with the trades, the photographer and the calendar.

Somebody who already knows where the documents live

Savvy Realty Group is my practice at HomeSmart. I am Amy Richardson, I have lived in Ahwatukee since 2008, and I have earned HomeSmart's Diamond Club in 2023, 2024 and 2025, with the top 5% of the brokerage in 2025. I hold the Certified Listing Specialist designation, which is listing work specifically.

None of that is why I would pick me for this particular job. The reason is that I already know which parcel a Club West address sits in, which declarations apply to it, and who currently holds them. Nobody should have to learn that during a difficult season, and an agent from outside the village will learn it slowly and at your expense.

Twelve years in my family's financial advisory practice before real estate shapes how the rest of it is handled: one decision brought to you at a time, in plain language, with a recommendation attached rather than a menu.

The listing preparation does not change because the circumstances did. Walkthrough, complimentary staging consultation, professional photography and drone video on every listing. The approach from there is agreed together, based on what the home needs.

The wider version is at selling through a life change. Otherwise, tell me what is going on.

What I start on in week one

The method sits at how I sell a home. In a sale like this the order matters more than the method does.

  • Confirm the parcel and request both document sets. Master CC&Rs plus your neighborhood's own tract declarations, from the current manager. If the home turns out to sit under the Foothills Community Association or Foothills Reserve instead, that is a different request entirely, which is why it gets established rather than assumed.
  • Check what the declarations actually restrict. Two layers of rules can affect what a seller may do to prepare a home and what a buyer may plan to do afterward. Better read before the work is scheduled.
  • Book the trades in sequence. Mine are people I use repeatedly and would use on my own house. Preparation is the first step.
  • Photograph the amenity, not only the house. The community clubhouse at 16414 S 14th Ave is part of what a buyer is acquiring, and a listing that shows only interiors leaves that argument unmade.
  • Report to everyone, in writing. Adult children, a power of attorney, an attorney, an accountant. Where there is disagreement I give everybody the same facts rather than any of them an opinion. Legal and tax questions stay with your own professionals, and this page is not legal, tax or lending advice.

What the association is doing for you while this goes on

A detail worth knowing if the house is already empty: the master community maintains its common areas regardless of what is happening inside any one home. A vacant property here does not sit in surroundings that visibly stop being looked after, which is not true everywhere and does affect how a home shows to somebody arriving for a first viewing.

The gated pocket at Montana Vista is a further point in the same direction. Access is controlled, which means showings are arranged rather than casual, and that suits a household that would rather this not be public.

Sky Harbor is roughly twenty minutes away, along with downtown Phoenix and Chandler, so relatives flying in to help can do the work in a weekend rather than a week.

If this is a considered right-sizing rather than a response to an event, right-sizing in Club West is written for it. If the number has to come first, start with a valuation.

Frequently Asked Questions

Our association paperwork names a company that does not answer. Why?

Most likely because management changed to 360 Community Management around 2025 to 2026, having previously been Vision Community Management. Older files, online references and even some listing remarks still name the earlier company, so requests sent there simply sit.

Why are there two sets of rules?

Because the master community sits above named neighborhoods that each carry their own tract declarations. Both apply to your home and a buyer is entitled to both, so both get produced. It is more paperwork than a single-layer community and it is entirely manageable when it is started early.

Can the declarations affect the work we do before listing?

Sometimes, particularly anything exterior. That is why I read them before trades are scheduled rather than after, and it is one of the reasons the document request goes out in the first week.

Nobody is living in the home. Does that hurt the sale?

Less here than in many places, because the association maintains the common areas around it. Inside the home there are things worth doing to keep it from reading as neglected, and the walkthrough tells you which of them are worth the money.

Foothills Club West

What life transitions looks like in Foothills Club West

A master-planned Foothills community where each parcel carries its own tract declarations.

One of the Ahwatukee communities I work most often.

The homes
A master community with its own named neighborhoods inside it, including Vistas, Montana Vista (gated, built by Pulte), Rosewood Canyon Estates (built by Rosewood Homes), Whistling Rock (built by T.W. Lewis) and Fairway. The association is explicit that each community within Club West has its own tract declarations applying in addition to the master CC&Rs.
Why people choose it
Buyers who want the Foothills setting with a master-planned structure and a clubhouse behind it.
Getting around
Out along Chandler Boulevard, then down to the Loop 202 by 17th Avenue if you are toward the west side, or Desert Foothills Parkway if you are nearer that. Five to ten minutes to the 202.
Nearby
The community clubhouse sits at 16414 S 14th Ave.
The trade-off
Two layers of rules again: the master declarations plus your specific parcel's. Worth reading both before you write an offer, because they are not the same document and the parcel-level one is the easier to miss. Community management also changed hands to 360 Community Management around 2025 to 2026, so older paperwork may name the previous company.

The association that applies here, linked to its own site so you can read the documents rather than take my word for it.

Master association
Foothills Club West Community Association Each community inside Club West carries its own recorded tract declarations on top of the master CC&Rs, so two documents apply to a lot. Managed by 360 Community Management.

Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
