Selling Through a Life Change
A move driven by something bigger than real estate, handled with that in mind.
Sometimes the house is the smallest thing happening
Retirement. A health change. A parent who needs to be closer, or a job that moves a family across the country. Occasionally something harder than any of those.
When a move is driven by something bigger than real estate, being handed a marketing plan and a list of homework is the wrong response. The house is the last item on a long list, and it should feel that way to you.
Questions about your move? I'm glad to help.
How I handle these differently
The pace is yours. If the right answer is to pause for two months, we pause for two months. I am not going to call you weekly to ask if you are ready.
One point of contact. Me. You should not be coordinating a painter, a photographer, a stager and a title company while also managing whatever else is going on.
Vendors already lined up. My trades are people I have used repeatedly. You are not vetting strangers at the worst possible time.
Fewer decisions, better framed. Where I can make a call on your behalf, I will make it and tell you. Where the decision has to be yours, I will bring you one clear question rather than five options.
When more than one person has to agree
Often these moves involve adult children, siblings, or someone holding a power of attorney. That changes the communication job considerably, and it is usually where these sales go wrong.
I will keep everyone who needs to be informed informed, in writing, so nobody is working from a different version of events. If there is disagreement in the family, my role is to give everyone the same facts rather than to take a side.
Frequently Asked Questions
What if the timeline changes halfway through?
Then it changes. These moves rarely run to the plan made at the start, and a plan that cannot absorb that was not a good plan. Nothing about my process requires you to keep to a date.
Can you work with my family or my attorney?
Yes, and it is common. Tell me who needs to be kept informed and I will keep them informed. For anything legal or tax related I will work alongside your professionals rather than substituting for them.
What if we need to sell quickly?
Then we will talk honestly about what speed costs and what it does not. Sometimes less than people expect, if the preparation is targeted. I would rather show you that trade-off than have you assume the worst.
