Selling Through a Life Change in Ahwatukee Custom Estates

A move driven by something bigger than real estate, handled with that in mind.

No two houses here, so no standard playbook

Something outside real estate is driving this. Retirement, health, a household reorganizing itself around a parent, a role that moves somebody out of state. The sale is a consequence rather than a plan.

What makes selling through a life change in Ahwatukee Custom Estates its own problem is the housing stock. These are custom-built houses on larger land rather than a builder's floor plan repeated down a street, so condition and finish vary far more here than in a tract community. Nobody can tell you what this property is worth by looking at an address, and nobody can hand you a generic list of things to fix.

The work therefore starts with a walk instead of a spreadsheet. I go through the house and the land with you and separate three piles: what genuinely changes a buyer's read, what an inspector will write up whether or not you touch it, and what is simply not worth your money right now. In a season when your attention is elsewhere, the third pile is the useful one.

From there you have one person to call, trades who are already booked, and a schedule that gives way when something else has to come first.

Pricing a house that has no twin

Savvy Realty Group is my practice at HomeSmart. I am Amy Richardson, licensed since 2017, and I hold the Certified Listing Professional and Certified Listing Specialist designations, which are listing work specifically rather than general practice.

At this end of the market I have closed nine transactions above a million dollars, the largest at $3,377,000. That matters here for one reason: a custom property is priced by reading a small number of genuinely comparable sales carefully, and by knowing what a finish level and a piece of land are actually worth to the buyer who wants them. Averaging a street produces a number that describes nothing on it.

My background before real estate was twelve years in my family's financial advisory practice and, prior to that, six years as a project manager at Wells Fargo. The first taught me how to sit with somebody making a large decision under pressure. The second is why the dates hold when your attention is somewhere else.

The preparation is unchanged by the circumstances: walkthrough, complimentary staging consultation, professional photography, drone video. What the home needs beyond that is agreed together.

Read the general version, or tell me what is happening and we will work out what this actually needs.

What a large property needs that a tract home does not

The method itself is at how I sell a home. These are the parts that behave differently on an acre with a one-off house on it.

  • Condition is surveyed, not assumed. Because nothing here was built to a repeated plan, there is no baseline to compare against. Roof, systems, hardscape and irrigation get looked at individually before anybody talks about price.
  • More trades, arranged in sequence. Land brings its own list: irrigation, planting, gates, surfaces, outbuildings. I book them in an order that does not have a painter waiting on a landscaper. Preparation is step one.
  • Contents handled in stages. Years of accumulation in a large house is not a weekend. Some of it moves before photography because it affects the photographs, and the rest can wait, sometimes until after closing by agreement.
  • Marketing aimed at a specific buyer. The person who wants this is choosing individuality and land over newness. The video and the photography have to show the land, not only the rooms, which is exactly what drone footage is for.
  • Two sets of association paperwork, and you should read both. Ahwatukee Custom Estates is a sub-association of the Ahwatukee Board of Management, so a home here carries the ACE documents and the ABM ones. During a hard month that is worth naming.
  • Legal and tax questions go to your own people. I work alongside your attorney or accountant rather than in place of them. This page describes how I generally work and is not legal, tax or lending advice.

The buyer for this house, and the house you may want next

The person who buys in Custom Estates is looking for a one-off house and land rather than a builder's floor plan, and is willing to trade newness for space and individuality. That is a smaller and more particular pool than a tract community draws, which is an argument for marketing that reaches the right person rather than the most people.

It is also why walking these homes matters more than reading the listing, and why I would rather show a buyer the property properly than let them rule it out from photographs of rooms.

Where people go next is often the mirror image. Less land, less maintenance, one level. Ahwatukee Retirement Village is the age-qualified answer inside the village, and Mountain Park Ranch holds townhomes and condominiums alongside its larger houses. If this is a considered right-sizing rather than a response to an event, right-sizing out of Custom Estates is the page written for it.

Frequently Asked Questions

How do you price a custom home when nothing nearby matches it?

By reading a small number of genuinely comparable sales carefully rather than a large number loosely, and by adjusting for finish level, land and position after walking the property. I show you the homes I reasoned from so you can argue with any of them.

Does a property this size take longer to get ready?

Usually yes, because there is more house, more land and no repeated plan to work from. That is the argument for opening the conversation earlier rather than compressing the work later.

Nobody is living there. Who looks after the land while it is on the market?

That gets planned before it is listed. Irrigation, planting and surfaces on a large lot show their neglect quickly, so I put a maintenance arrangement in front of you rather than discovering the problem in month two.

Is there an association we have to deal with?

Two apply. Ahwatukee Custom Estates is a sub-association of the Ahwatukee Board of Management, the master for the original Ahwatukee, and the rules recorded on a particular lot depend on which of the ACE subdivisions it sits in. Fewer documents to assemble is a genuine advantage in a difficult month.

What life transitions looks like in Ahwatukee Custom Estates

Custom homes on larger lots, in a sub-association of the Ahwatukee Board of Management.

One of the Ahwatukee communities I work most often.

The homes
Custom-built homes rather than tract product, on larger lots than most of Ahwatukee. Ahwatukee Custom Estates is a sub-association of the Ahwatukee Board of Management, the master association for the original Ahwatukee, so two sets of documents apply.
Why people choose it
Buyers who want a one-off house and land rather than a builder's floor plan, and are willing to trade newness for space and individuality.
Getting around
Inside the Warner Elliot Loop, with the South Mountain preserve to the west and no through road. About five minutes to the I-10 in either direction, with IKEA and Costco across the freeway at Elliot.
The trade-off
Custom means every house is different, so condition and finish vary far more here than in a tract community. That cuts both ways and it is why walking these homes matters more than reading the listing.

The associations in Ahwatukee Custom Estates

More than one association applies here, which changes both the rules and the dues. Each one links to its own site so you can read the documents rather than take my word for it.

Sub-association
Ahwatukee Custom Estates 556 homes across the subdivisions marked ACE on the Board of Management's map, each with its own recorded CC&Rs. Managed by Cornerstone Properties. 602-433-0331.
Master association
Ahwatukee Board of Management The master association for the original Ahwatukee: 5,073 lots across 56 subdivisions, with its own annual assessment. 480-893-3502.

Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
