Selling Through a Life Change in Mountain Park Ranch

A move driven by something bigger than real estate, handled with that in mind.

The parcel matters more than the community name

Mountain Park Ranch is nine sub-associations under one master HOA: Canyon Reserve, Diamond Ridge I, Diamond Ridge II, Keystone, Mountain Canyon Condominiums, The Estates at the Ranch, The Landings, The Terraces and The Townes. Housing runs from condominiums and townhomes all the way through to the estate parcels.

When a health change, a retirement, a relocation or a family decision puts a home here on the market, the first useful thing anybody can do is establish which parcel it belongs to. That determines the governing documents, the dues, the restrictions, and above all the set of sales it should be priced against. The address does not tell you, and an agent working from outside Ahwatukee will not know to ask.

The rest of what I do here is designed to take work off you rather than add it. The two sets of association documents get requested by me. The trades are already booked. The schedule bends when something else has to come first, including stopping altogether for a while.

A process that runs when your attention is elsewhere

I am Amy Richardson. Savvy Realty Group is my practice at HomeSmart and I have lived in Ahwatukee since 2008. Since being licensed in 2017 I have closed more than 80 sides and over $52 million.

The part that earns its place on this page is duller than any of that. I spent six years as a project manager at Wells Fargo and I hold a Six Sigma Green Belt, which means I run the same defined sequence on every listing whether or not the client has capacity to watch me do it. In a community with two layers of governance that is not an abstraction: the current dues, the correct governing documents and the disclosure a buyer needs have to be requested from the right place, and getting that wrong costs days you cannot spare.

After Wells Fargo I spent twelve years in my family's financial advisory practice, which is where the other half comes from. Explaining a large decision to somebody who did not choose to be making it is most of this job.

Preparation stays complete regardless: walkthrough, complimentary staging consultation, professional photography, drone video. What the home needs beyond that is decided together.

The general page is here, or tell me what is going on.

The sequence, and where the parcel changes it

The method is at how I sell a home. What follows is what I add when the sale is happening around something bigger.

  • Parcel established first, price second. A townhome and an estate home inside the same master community are not comparables for each other. Getting this right at the start is worth more than anything I do later.
  • Both layers of paperwork requested on day one. The master association and your sub-association, with two sets of dues to account for at closing. This is the errand that quietly delays escrows, and it is mine.
  • Trades booked to the property, not to a template. A condominium and a house on an estate lot need different work and different amounts of it. Preparation is step one.
  • You get one question at a time. Where I can make a call for you, I make it and report it. Where it has to be yours, it arrives as a single clear question rather than a menu.
  • Written updates to whoever you name. Adult children, siblings, a power of attorney, an attorney, an accountant. Where people disagree I supply the same facts to everybody rather than an opinion to one of them. Anything legal or tax related belongs with your own professionals, and this page is not legal, tax or lending advice.

The next move may be two streets away

This is the genuinely useful thing about selling here, and most people do not realize it until somebody says it out loud. Because the community spans condominiums and townhomes as well as larger houses, moving to something smaller and lower-maintenance does not have to mean leaving. The Terraces, The Townes and Mountain Canyon Condominiums are inside the same master community as the estate parcels.

For a household that wants less house but the same neighbors, the same routes and the same mountain, that is a considerably shorter move than the conversation usually assumes. It also means the sale and the purchase can be sequenced against each other rather than across a city.

If a lower-maintenance, age-qualified community is the better answer, Ahwatukee Retirement Village is a few minutes away. If staying on flatter, greener ground appeals, Lakewood is the one next door, though a home on the water there carries provisions an inland home does not.

South Mountain Park and Preserve along the northern edge is still what brings buyers to this side of the village, and Sky Harbor is roughly twenty minutes away for family arriving to help. If this is a planned right-sizing rather than a response to an event, right-sizing in Mountain Park Ranch is written for that.

Frequently Asked Questions

How do we find out which sub-association the home belongs to?

I establish it, in writing, before anything else happens. There are nine of them under the master association and the address alone will not tell you, so it gets confirmed rather than assumed.

Does having two associations slow the sale down?

Only if the documents are requested late. Two sets of governing documents and two sets of dues are a known quantity, so I start them in the first week instead of when escrow is waiting on them.

Could we move to something smaller without leaving the community?

Often, yes. The same master community holds townhomes and condominiums as well as its larger houses, so a move to less maintenance can be a short one. Whether that is the right answer depends on what you want the next few years to look like, which is a conversation rather than a listing question.

Nobody lives in the house now. Can you run it from a distance?

Yes. Trades, the staging consultation, photography and showings all run without anybody present, and my transaction coordinator and I hold the dates. Everyone you name gets the same written update each week.

What life transitions looks like in Mountain Park Ranch

A large master-planned Ahwatukee community with nine sub-associations under the master HOA.

One of the Ahwatukee communities I work most often.

The homes
A master-planned community rather than a single subdivision. Nine sub-associations sit under the master HOA: Canyon Reserve, Diamond Ridge I, Diamond Ridge II, Keystone, Mountain Canyon Condominiums, The Estates at the Ranch, The Landings, The Terraces at Mountain Park Ranch and The Townes at Mountain Park Ranch. Housing runs from condominiums and townhomes through to the estate parcels.
Why people choose it
A wide range, because the community itself spans a wide range. The condominium and townhome parcels and the estate parcels attract genuinely different buyers inside the same master community.
Getting around
Mountain Park Ranch is big enough that the way out depends on which side you live on. From the west side, 24th Street runs down to the Loop 202. From the east side, 40th Street gets you to the 202, and from some areas Chandler Boulevard or Ray Road run straight to the I-10. Either way it is about five minutes to the freeway, and the 202 is usually the easier choice unless you are heading somewhere on the west side of the I-10.
The trade-off
The thing to understand before buying here is that you take on two sets of rules and two sets of dues: the master association and whichever sub-association your specific parcel belongs to. Which parcel a home sits in changes both the cost and the restrictions, and it is not obvious from the address.
