Selling Through a Life Change in Lakewood

A move driven by something bigger than real estate, handled with that in mind.

On the water or off it: two different sales

When retirement, a health change, a parent needing to be closer or a relocation is what put this house on the market, the sale should be the easiest thing on your list. Here, making it easy starts with a distinction specific to this community.

Selling through a life change in Lakewood divides in two. A home directly on the water carries its own association provisions, including watercraft registration, that an inland home in the same community does not. Those provisions are part of what a buyer is acquiring, so they belong in the disclosure package early rather than surfacing in escrow. A greenbelt or interior home is a simpler document set and a slightly different buyer.

Both are strong sales. They are not the same sale, and running them as though they were is how a straightforward closing turns into a fortnight of chasing paperwork somebody in your position should never be chasing.

Beyond that, the arrangement is deliberately dull. One point of contact rather than four. Trades already engaged instead of interviewed. Decisions brought to you one at a time. And the pace is yours: pausing for two months is a legitimate plan and costs you nothing.

Why this work suits how I run things

Savvy Realty Group is my practice at HomeSmart. Before real estate I spent twelve years in my family's financial advisory practice and, prior to that, six years as a project manager at Wells Fargo, which is where I learned that big decisions go better when somebody explains them plainly and holds the moving parts so you do not have to.

I am also a Six Sigma Green Belt, and this is where that is actually useful rather than decorative. A sale during a difficult season fails on coordination far more often than it fails on price. Dates get missed, three people give you three answers, and the stress compounds. My transaction coordinator and I hold the calendar, and you get an update every week whether or not anything has happened, because silence during escrow is its own kind of pressure.

Licensed since 2017, more than 80 transaction sides and over $52 million in career volume. Every one of my 35-plus Google reviews is five stars, and I have earned HomeSmart's Diamond Club in 2023, 2024 and 2025.

Eighteen years living in Ahwatukee means the people I would send to your house are people I have used repeatedly on other homes, including my own. At a moment when you have no appetite for vetting strangers, that is most of the value.

How I handle these differently

The steps are the same. The pacing and the load-bearing are not.

  • Nothing starts until you say so. A first conversation commits you to nothing, and I am not going to call weekly asking whether you are ready.
  • A free valuation when it is useful, often because a family or an attorney needs a real number before decisions can be made. No obligation attached to it.
  • Everyone who needs informing gets informed, in writing. These moves often involve adult children, siblings or someone holding a power of attorney, and that is usually where they go wrong. If there is disagreement, my role is to give everybody the same facts rather than take a side.
  • Preparation in stages. The walkthrough, my vetted trades, and a complimentary staging consultation. What staging looks like from there depends on the home, and we agree the approach at the start rather than later.
  • Paperwork handled rather than forwarded. In Lakewood that includes the association provisions, and the waterfront ones where the home is on the water, since those carry rules inland homes do not.
  • Closing through Arizona escrow and title, with the dates held by us and explained to you in advance rather than sprung on you.

None of this is legal, tax or financial advice, and where a decision needs an attorney or an accountant I will say so rather than guess.

The full process is written out here, and more on these moves here. When you are ready, reach out.

Lakewood specifics that matter at a difficult time

Two practical things about selling here, both of which are easier when somebody else is carrying them.

First, the association paperwork. Homes directly on the water carry their own set of rules, including watercraft registration, that inland homes in the same community do not. That is a manageable detail on a good week and one more thing on a hard one, so I pull and handle it rather than sending it to you as an attachment.

Second, what the home is actually selling. The lake, the greenbelt and the walking paths through the community are much of the reason a buyer chooses Lakewood, and none of it photographs from indoors. The drone video does that work without you having to explain your own neighborhood to strangers.

If the move is within Ahwatukee, the options usually worth knowing are Ahwatukee Retirement Village, a 55+ community of around 1,628 homes with largely single-level plans on smaller lots, and Mountain Park Ranch, which spans condominiums and townhomes through to estate parcels. Foothills Reserve is the elevation option, on hillier terrain with less flat ground.

Frequently Asked Questions

What if the timeline changes halfway through?

Then it changes. These moves rarely run to the plan made at the start, and a plan that cannot absorb that was not a good plan. Nothing about how I work requires you to hold to a date.

Can you work with my family or my attorney?

Yes, and it is common. Tell me who needs to be kept informed and I will keep them informed in writing so nobody is working from a different version of events. For anything legal or tax related I work alongside your professionals rather than substituting for them.

What if we need to sell quickly?

Then we talk honestly about what speed costs and what it does not, which is sometimes less than people assume when the preparation is targeted. I would rather show you that trade-off than let you assume the worst.

Do I have to deal with the association paperwork myself?

No. I pull the provisions that apply to your property, including the waterfront ones where the home is on the water, and handle them as part of the sale rather than forwarding them to you.

Lakewood

What life transitions looks like in Lakewood

Built around its lake, with greenbelt and walking paths through it.

One of the Ahwatukee communities I work most often.

The homes
A lake-centred community with man-made water at its heart. Homes directly on the water carry their own set of association rules, including watercraft registration, that inland homes in the same community do not.
Why people choose it
Buyers who want water and green space as part of daily life rather than a drive away.
Schools people ask about
The community association has long named Kyrene de los Lagos Elementary, Akimel Middle School and Desert Vista High School. Kyrene de los Lagos is now a dual-language open-enrollment school rather than the assigned neighborhood school, and the Kyrene district is redrawing its boundaries for 2026-27 and again for 2027-28, so check the district's current maps for any specific address.
Getting around
Chandler Boulevard is the northern edge and the Loop 202 the southern one. Lakewood Parkway runs as a loop through the community, with 40th Street on its east side and 32nd Street on its west, and either street gets you to the 202 in two to five minutes.
Nearby
The lake itself, the greenbelt and the walking paths running through the community.
The trade-off
You are choosing water and greenbelt over the elevation and mountain proximity you would get in the Foothills communities. A lakefront lot also comes with rules an inland lot does not.

The associations in Lakewood

The association that applies here, linked to its own site so you can read the documents rather than take my word for it.

Master association
Lakewood Community Association Governs the two lakes and their four boat docks, the ramadas, tot lots and the path network.

Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
