Foothills Reserve, Ahwatukee

A Foothills community backing to South Mountain, with gated and custom pockets inside it.

Hard against the mountain

Foothills Reserve backs to South Mountain, which sets its character: elevation, views, and terrain that shapes the housing rather than the other way around.

Named neighborhoods inside it include Sunrise, Mountain Views, The Vistas, The Crossings and Summit.

Summit and Sunrise

Summit is gated, sits on hilly terrain, and holds 88 homes built between 2004 and 2007 by Woodside Builders. A defined build era and a single builder means the stock is relatively consistent, which makes pricing more predictable than in a custom community.

Sunrise is also gated and on hilly terrain.

Calabrea and Promontory are next door, not inside

You will see both described as part of Foothills Reserve, including on other agents' sites. On the map they sit right beside it. On paper they are separate: each is its own community with its own HOA, and neither pays into the Foothills Reserve association. That matters when you are comparing dues, reading the rules, or pulling comparable sales.

Calabrea sits just past Foothills Reserve on both sides of Chandler Boulevard. It is a gated luxury custom home community of about 90 homesites, most of them half an acre or more, with mountain preserve views and some lots backing to the mountain. Several luxury builders have worked there over the years, Forte among them, building homes on spec and selling them within the community. It is a tight-knit community, and because every home is a one-off, walking them matters more than reading about them.

Promontory is a gated community built by Taylor Morrison between 2018 and 2020: luxury single-story homes, tucked away, with only one way in and out.

Hillside terrain is the trade

It buys you elevation, views and privacy. It costs you flat usable yard and easy walkability.

That is a real trade rather than a marketing point, and it is worth being honest with yourself about which side of it you fall on. If you want a flat back garden and easy walking, Lakewood serves that better and I would say so.

One road out, and the shops are a drive

Chandler Boulevard is the only way out. From there it is 17th Avenue down to the Loop 202, under ten minutes to the freeway.

Next door in Promontory, which has only one way in and out, it runs ten to twelve minutes to the freeway depending on how far back in the community you are, by the same Chandler Boulevard and 17th Avenue route.

The pitch out here is the mountain and the hiking. Everyday shopping is a drive, and that is part of the trade for sitting where these communities sit.

Frequently Asked Questions

When was Summit built?

Between 2004 and 2007, by Woodside Builders, and it holds 88 homes. A single builder and a defined era means the housing stock is relatively consistent.

Is Calabrea part of Foothills Reserve?

No. It sits right beside Foothills Reserve, on both sides of Chandler Boulevard, and is often described as part of it, but Calabrea is its own community with its own HOA. It has about 90 homesites, most half an acre or more, all custom.

How far is Foothills Reserve from the freeway?

Under ten minutes. Chandler Boulevard is the only way out, then 17th Avenue down to the Loop 202.
