Ahwatukee Foothills
The Foothills Community Association: 4,300+ homes and 35+ local businesses.
First, the thing that confuses everybody
"The Foothills" means three different things depending on who is saying it, and nobody explains this to you.
How locals use it. Ask someone here where they live and they will say Ahwatukee. Ask where in Ahwatukee, and a great many will say "out in the Foothills", including people who are technically in Foothills Club West or Foothills Reserve, which are their own communities entirely. I do it myself. In everyday speech, the Foothills is the whole southwestern side of Ahwatukee up against the mountain.
What it means formally. The Foothills Community Association is a specific HOA covering over 4,300 homes and more than 35 local businesses. Club West and Foothills Reserve are not part of it.
And then there is the planning term. "Ahwatukee Foothills Village" is the City of Phoenix name for the entire village, all 80,000-odd residents of it, which is a different thing again from either of the above.
So when a listing says "Foothills," it could mean any of the three. If you are buying here, that is worth pinning down before you compare two homes you assume are in the same community, because their HOAs, dues and rules may have nothing to do with each other.
Questions about your move? I'm glad to help.
The boundaries do not run where you would expect
Two things make this genuinely hard, and neither is obvious from a map or a listing.
Street names do not tell you the community. There are streets here with "Foothills" in the name where the subdivisions along them belong to Club West rather than to the Foothills Community Association. Reading the road sign and assuming the HOA is a reasonable mistake and a costly one.
Zip boundaries cut straight through neighborhoods. There are cul-de-sacs in Ahwatukee where you can stand and look at backyards that sit in a different zip code from your own. Same street layout, same builders, same schools, same everything that actually matters to a buyer, and a different zip.
That last point has a direct consequence for your money. Market statistics are usually reported by zip. If your home and the one you can see from your garden fall either side of that line, the "market data" for the two describes the same houses differently. I price from comparable homes in your actual community, not from whatever zip your post arrives in.
This page is about the Foothills Community Association
Over 4,300 homes, and one of the least uniform communities in Ahwatukee.
When somebody tells me they are looking in the Foothills, my first question is always which part, because the answer changes the price, the terrain and the kind of house entirely.
What is actually inside it
Tapestry Canyon and The Sanctuary are both gated and at the luxury end, with The Sanctuary split between lake homes and hillside homes.
Cabrillo Canyon sits in a canyon setting. Miralago is built around a small man-made lake. Tuscan Hills carries a Mediterranean character. Palma Brisa is the newer one, built by Blandford in the early 2020s and contemporary in style.
Also within the association: Canyon Springs, Shadow Rock, Majestic Hills, Black Rock Canyon, Candlewood Views, Eagle Ridge and Camelot Ridge.
A gated hillside luxury buyer and someone wanting a 2022-built contemporary home are both buying in the Foothills. That is how wide the range is.
What the location buys you
The draw is proximity to South Mountain, which is what the Foothills are named for, and over 35 businesses sit inside the association's own footprint. For a residential community that is unusual, and it means a fair amount of daily life happens without leaving.
The mistake out-of-area buyers make
Searching the Foothills as a single market and comparing homes that are not comparable. Two houses at the same price in the Foothills can be a gated custom home on hillside terrain and a contemporary build on a flat lot, and they are not competing for the same buyer.
Which neighborhood a home sits in matters far more here than the Foothills label does, and this is the single most useful thing I can tell someone shopping from a distance.
Frequently Asked Questions
What does 'the Foothills' actually mean in Ahwatukee?
Three different things, which is why it confuses people. In everyday speech locals use it for the whole southwestern side of Ahwatukee against the mountain, including people who technically live in Foothills Club West or Foothills Reserve. Formally, the Foothills Community Association is a specific HOA of over 4,300 homes that does not include those two. And 'Ahwatukee Foothills Village' is the City of Phoenix planning name for the entire village of roughly 80,000 people. If a listing says Foothills, pin down which one it means before comparing homes.
How big is the Ahwatukee Foothills community?
The Foothills Community Association covers over 4,300 homes, plus more than 35 local businesses within its footprint. That is the formal association, not the looser everyday use of the name.
Which Foothills neighborhoods are gated?
Tapestry Canyon and The Sanctuary are both gated and at the luxury end. The Sanctuary is split between lake homes and hillside homes, which are quite different propositions within the same neighborhood.
Is there newer construction in the Foothills?
Yes. Palma Brisa was built in the early 2020s and is contemporary in style, which stands out in a community where much of the stock is older. Upper Canyon, immediately west, is newer still.
