Buying a Home in the Ahwatukee Foothills

A guided search through Ahwatukee and the Southeast Valley, from first showing to keys in hand.

Two homes at the same price here are often not competing at all

Every home on the market is on your screen already. The portals solved that. What they cannot do is tell you that two Foothills listings at the same number are different products aimed at different buyers.

Buying a home in the Ahwatukee Foothills means choosing inside one of the largest communities in the village, over 4,300 homes, holding a genuinely wide spread. Tapestry Canyon and The Sanctuary are gated and at the luxury end, and The Sanctuary itself is split between lake homes and hillside homes. Cabrillo Canyon sits in a canyon setting. Miralago is built around a small man-made lake. Tuscan Hills carries a Mediterranean character. Palma Brisa was built in the early 2020s and is contemporary in style. Canyon Springs, Shadow Rock, Majestic Hills, Black Rock Canyon, Candlewood Views, Eagle Ridge and Camelot Ridge are here too.

That is not a list of streets. Those are separate propositions, and the neighborhood decides far more about your daily life than the Foothills label does.

What you get from me is the neighborhood pinned down first, then a search that means something. The full picture of the community is here.

Why buyers here work with Savvy Realty Group

I am Amy Richardson. Savvy Realty Group is my practice at HomeSmart, and I have lived in Ahwatukee since 2008.

Eighteen years in one village is most of the argument, and the Foothills is where it pays off hardest, because this is the community where a distant buyer is most likely to compare two homes that have nothing to do with each other. A canyon-setting home and a contemporary home built in the early 2020s can sit at the same number and suit completely different people.

Two practical traps I can save you from. Street names do not reliably tell you which community a home belongs to, so reading a road sign and assuming the association is a reasonable mistake and a costly one. And zip boundaries cut straight through neighborhoods here, which means the market figures you read may describe your street and the one behind it as though they were different places.

I have been licensed since 2017 and have closed more than 80 transaction sides and over $52 million in volume, most of it within a few miles of my own front door. I also hold the Certified Expert Buyers Agent designation.

On what a buyer's agent is paid: it is negotiable, agreed in writing between us before we work together, and it is not fixed or set by anybody outside that agreement. Read how I work with buyers generally, then tell me what you are after.

What actually happens, and who does which part

The full buyer track is written out at how I help you buy. Here is the short version, with the Foothills-specific parts marked.

  • A conversation before any showings. I ask how you live rather than what you want to spend. In a community this varied, that narrows things faster than any filter.
  • Neighborhood first, house second. Gated or not. Hillside or flat. Lake, canyon or neither. Older stock or something built in the last few years. Those four questions cut 4,300 homes down to something you can actually look at.
  • Financing sorted first. You get properly pre-approved. I can introduce you to lenders I have used repeatedly and receive nothing for the introduction.
  • Representation in writing. We agree in writing what I do for you and how I am paid, before touring, and I explain it line by line.
  • The association confirmed, not assumed. Before you write, I confirm which association actually governs the specific property and get you its current dues and restrictions, rather than trusting what a street name or a listing headline implies.
  • The offer. Comparable sales come from the right neighborhood rather than the Foothills at large, because the label averages markets that price nothing alike.
  • Contract to close. My transaction coordinator and I run the dates. Arizona closings go through escrow and title, and you get an update every week.

What choosing the Foothills actually gets you

Proximity to South Mountain, which is what the Foothills are named for, and something unusual for a residential community: more than 35 local businesses sit inside the association's own footprint. A fair amount of daily life happens without leaving.

The first residents moved into the Foothills in 1987, so this is settled ground with mature landscaping, apart from the newer pockets like Palma Brisa where it is not.

Against the neighbors, the differences are worth knowing before you narrow. Foothills Club West is master-planned with a clubhouse and named neighborhoods, each carrying its own tract declarations on top of the master rules. Foothills Reserve sits harder against the mountain, with more hillside terrain and gated custom pockets inside it.

And the village trade applies here as everywhere in Ahwatukee: roughly twenty minutes to Sky Harbor, downtown Phoenix and Chandler, in exchange for no walkable downtown and no evening scene. People who want one are genuinely better served by Chandler.

Frequently Asked Questions

How big is the Ahwatukee Foothills community?

The Foothills Community Association covers over 4,300 homes, plus more than 35 local businesses within its footprint. That scale is exactly why the neighborhood matters more than the label when you are shopping.

Which Foothills neighborhoods are gated?

Tapestry Canyon and The Sanctuary are both gated and at the luxury end. The Sanctuary is itself split between lake homes and hillside homes, which are quite different propositions inside one neighborhood.

Can I tell the community from the street name?

No, and this catches people out. There are streets here with Foothills in the name where the subdivisions along them belong to a different association entirely. I confirm which association governs a specific property before you write an offer rather than reading it off a sign.

Is there newer construction here?

Yes. Palma Brisa was built in the early 2020s and is contemporary in style, which stands out in a community where much of the stock is older. Upper Canyon, the large new gated development on Chandler Boulevard, is newer still.

What buying a home looks like in Ahwatukee Foothills

The Foothills Community Association: 4,300+ homes and 35+ local businesses.

One of the Ahwatukee communities I work most often.

The homes
One of the largest communities in Ahwatukee at over 4,300 homes, holding a wide spread of neighborhoods. Among them: Tapestry Canyon and The Sanctuary, both gated and at the luxury end, with The Sanctuary split between lake homes and hillside homes. Cabrillo Canyon sits in a canyon setting, Miralago is built around a small man-made lake, Tuscan Hills carries a Mediterranean character, and Palma Brisa is newer, built by Blandford in the early 2020s and contemporary in style. Canyon Springs, Shadow Rock, Majestic Hills, Black Rock Canyon, Candlewood Views, Eagle Ridge and Camelot Ridge are also inside the association.
Why people choose it
Almost everyone, because the community is large enough to contain several distinct markets. A gated luxury hillside buyer and an early-2020s contemporary buyer are both buying in the Foothills.
Getting around
Most Foothills residents take 24th Street down to the Loop 202.
Nearby
Over 35 local businesses sit within the association's own footprint, alongside the mountain access the Foothills are named for.
The trade-off
The name covers so much ground that it tells you very little on its own. Which neighborhood a home sits in matters far more here than the Foothills label does, and that is the distinction most out-of-area buyers miss.
