Chandler, Arizona
A Southeast Valley city with a genuinely walkable downtown and a major tech employment base.
The Southeast Valley city with a real downtown
Chandler sits directly east of Ahwatukee, with downtown about twenty minutes away, and what separates it from its neighbors is not the housing. It is downtown.
A walkable historic core with restaurants and an evening scene is not a common thing in this part of the Valley. Ahwatukee has nothing like it and does not pretend to. So the first Chandler question is not which house you want. It is how close to that core you want to be, and that is worth deciding on purpose rather than discovering after you have moved in.
Questions about your move? I'm glad to help.
What downtown Chandler actually gives you
Dr. A.J. Chandler Park is the center of it, with restaurants and boutiques around it and a self-guided beer trail taking in six breweries within two miles.
Two things run to a calendar rather than to a whim. The Summer Market is on Saturday mornings from June through September. Third Thursdays run October through May. Between them, most months of the year have something standing in them.
My advice to anyone weighing Chandler is to walk that core on a Third Thursday before you look at a single house. A quarter of an hour there will tell you more about whether this city suits you than an afternoon of scrolling ever will, and it costs you nothing.
Chandler isn't new to me
Savvy Realty Group is my practice at HomeSmart. I live in Ahwatukee, and on the west side Ahwatukee, Chandler and Tempe weave in and out of each other along the I-10, so some Chandler neighborhoods, along Chandler Boulevard and Ray Road and out toward Wild Horse Pass and Pecos Road, are just across the freeway from me. Chandler isn't new to me, either. I worked in Chandler for twelve years, and I've been involved with ICAN, Improving Chandler Area Neighborhoods, for more than ten years, including serving on its board.
I've been licensed since 2017, and I've closed more than 80 transaction sides and over $52 million in career volume. My Google reviews are five-star, all 35 or more of them, and HomeSmart named me to its Diamond Club in 2023, 2024 and 2025, and its Top 5% in 2025.
Reading real comparable sales rather than an automated estimate, walking a home and saying plainly what I see, preparing it properly before anything is photographed, and negotiating terms as carefully as price: that's how I work in every neighborhood. Every listing I take gets a complimentary staging consultation, and the market analysis is free. What staging looks like from there depends on the home.
Start with a conversation and judge for yourself.
Where to read next, depending on what you are doing
Chandler is a city rather than a pocket of one, so the useful reading depends on which side of a transaction you are on.
If you are buying.
- Buying a home in Chandler, on getting the search narrowed before the touring starts.
- Relocating to Chandler, if you are arriving from out of state and choosing a city as much as a house.
- Trading up in Chandler, where the hard part is the order of two transactions rather than finding the house.
- Buying a luxury home in Chandler, where the pool of comparable sales is thinner and the differences between pockets count for more.
- Second homes and winter residences in Chandler, if you will be here for part of the year.
If you are selling.
- Selling your home in Chandler, on what happens and in what order.
- What your Chandler home is worth, for a real number instead of an automated estimate.
- Downsizing and right-sizing in Chandler, which almost nobody actually calls downsizing.
- Luxury listings in Chandler, on marketing a higher-end home rather than only listing it.
- Selling through a life change in Chandler, for when the house is the smallest thing happening.
The wider versions of these, written for every area I cover, sit at buying a home, relocation, selling your home and what your home is worth.
Chandler against its neighbors
Against Ahwatukee. You gain a downtown with dining and nightlife in it. You give up the tucked-away, mountain-side quiet and the immediate South Mountain access that comes with an Ahwatukee address. That is the whole trade, and which side of it you want is personal rather than obvious.
Against Gilbert. Gilbert is organized around master-planned communities more than almost anywhere else in the Southeast Valley, so choosing the community is most of the decision there. In Chandler the pull is the historic core, and how near you sit to it.
Against Tempe. Tempe is the more urban of the two, shaped by Arizona State University and carrying the energy and the density that brings. Chandler's walkability is concentrated in one part of the city rather than spread through it.
Sun Lakes is a close neighbor worth knowing about while you are looking here: five adult country club communities with five separate associations, and a very different proposition from a standard neighborhood.
One practical note either way. School assignment depends on the specific address, so it should be confirmed against the relevant district's current boundary map for any home you are serious about, rather than assumed from the city name.
Frequently Asked Questions
What makes Chandler different from the rest of the Southeast Valley?
Its downtown. A walkable historic core around Dr. A.J. Chandler Park, with restaurants, boutiques and a self-guided beer trail taking in six breweries within two miles. Third Thursdays run October through May, and the Summer Market runs Saturday mornings from June through September.
How close to downtown should I buy?
That is the first Chandler decision, and it deserves a deliberate answer rather than an accidental one. Being able to walk to dinner is the reason many people choose this city. If it is not your reason, you are paying attention to a feature you will not use, and there are quieter parts of the city worth looking at instead.
You live in Ahwatukee. Why would I use you in Chandler?
Because Chandler isn't new to me. I worked in Chandler for twelve years and have been involved with ICAN, Improving Chandler Area Neighborhoods, for more than ten years, including on its board. And what decides a sale is preparation, pricing from real comparable sales and negotiation, which I've done on more than 80 transaction sides since 2017.
I am only thinking about it. Is it worth getting in touch?
Yes, and most of these conversations start well before anyone is ready to move. Walk the downtown core once, then tell me how you want an ordinary week to look, and I can tell you whether Chandler answers it. There is no pressure attached and no follow-up sequence for asking.
