Relocating to Ahwatukee

Moving in from out of state, with someone who has lived here eighteen years telling you the truth about it.

You are choosing a place, not a house

Most people relocating here have picked Ahwatukee off a search: a mountain at the end of the street, trails in every direction, and a quieter feel inside a big metro. That's a big part of why I moved here myself in 2008.

What a search cannot tell you is whether it will suit you. That is what I would rather spend our first conversation on, because a house is easy to change and a community is not.

The honest version, including the parts that put people off

Ahwatukee sits on the south side of South Mountain, which is what gives it the tucked-away feel people fall for. It is also what makes it a genuine drive from parts of the metro, and if your work is north of the mountain you should understand that before you commit.

The summers are what they are. Anybody who tells you that you get used to them is being optimistic. What is true is that the outdoor season here runs long, and the trail access from the neighborhoods themselves is unusual for a major city.

If Ahwatukee is not right for what you need, I would rather say so early. Sometimes the honest answer is Chandler, where there is an actual walkable downtown, or Gilbert.

Then: which Ahwatukee

This is where out-of-area buyers most often get it wrong, because from a distance it reads as one place. It is not.

Lakewood is built around a lake with greenbelt running through it. The Foothills is over 4,300 homes spanning gated luxury, canyon settings and early-2020s contemporary. Mountain Park Ranch has nine sub-associations under one master HOA, so your dues and your rules depend on which parcel you land in. Upper Canyon is bringing new construction at a scale Ahwatukee has not seen in decades.

Choosing between those is the actual decision. The house comes after.

Buying from a distance

Plenty of my relocation clients buy having visited once, or not at all. That works when the person on the ground is genuinely representing your interests rather than trying to close you.

I will walk homes on video and tell you what the photographs are hiding. I will tell you when a house is not worth your flight. And I will schedule showings around one concentrated visit rather than expecting you to keep flying in.

What is actually driving the moves I am seeing.

Frequently Asked Questions

Can you help if I cannot visit before buying?

Yes, and it is common. I walk homes on video and describe what the listing photos are not showing you. Where possible I will suggest concentrating your showings into one visit rather than several.

How far is Ahwatukee from downtown Phoenix and the airport?

Ahwatukee sits south of South Mountain, which is exactly what gives it its separate feel and also what puts distance between it and the areas north of the mountain. I will be specific with you about the commute for your actual workplace rather than quoting a general figure.

What brings people to Ahwatukee from out of state?

Most of my relocation clients come for the trail access and a small-town feel inside a major metro. Which neighborhood suits you varies a lot though, and that is the conversation worth having properly.
