Relocating to Ahwatukee Retirement Village

Moving in from out of state, with someone who has lived here eighteen years telling you the truth about it.

Most people arrive here having searched for something else

Almost everybody relocating to Ahwatukee Retirement Village started by searching for a 55+ community in the Phoenix area, found the large master-planned ones first, and only later discovered there was an option inside Ahwatukee itself.

That is worth slowing down for, because the choice between them is not about which is better. It is about what you want your week to look like. A larger community brings golf, several clubhouses and a bigger amenity package. This one brings South Mountain, the trails and a village you can settle into, with around 1,628 homes and one Recreation Center that everything runs through.

What you get from me is the comparison made honestly rather than sold. Video of the community and the ARC rather than only the interiors of houses, the current association requirements confirmed in writing, and a willingness to tell you that a different community suits you better. The community overview is here.

I chose this village myself, in 2008

Savvy Realty Group is my practice at HomeSmart. My name is Amy Richardson, and I did not grow up in Ahwatukee. I moved here in 2008 having already lived all over the Valley, so this is where I stopped on purpose after seeing the alternatives. Eighteen years later I am still here.

For a relocation that is the knowledge that matters, because your question is not really about a floor plan. It is what a summer here is like without softening, what the outdoor season gives you back, and how the rest of the village works around this community.

Since you cannot take a view of me in person: licensed since 2017, more than 80 transaction sides and over $52 million in career volume, and 100% five-star across more than 35 Google reviews. Several of those are from people who bought here without setting foot in the house.

What I will not do is tell you this community suits you before I know anything about you. If golf is the center of how you want to spend your time, Sun Lakes is a better answer and you will hear that from me. My relocation page covers how I work generally, and there is a free Ahwatukee Relocation Guide. Or tell me where you are moving from.

How a long-distance move into a 55+ community runs

The buyer track at how I help you buy applies. Here is how it adapts when you are out of state.

  • The orientation call. Which parts of your week you want the community to provide and which you would rather find outside it. That question separates this community from the larger master-planned ones faster than any amount of touring.
  • Rules confirmed in writing, early. Age qualification, occupancy and rental provisions, current rather than remembered. Getting this wrong from two thousand miles away is expensive.
  • The community on video, not only the house. The ARC, the pools, the courts, the arts and crafts building and the streets. In a community built around shared facilities, most of what you are buying is outside the front door.
  • Honest video on individual homes. The stock dates to 1974, so I pay particular attention to what has been updated and when, and I will tell you when a property is not worth your airfare.
  • One concentrated visit. Where you can come once, I stack showings and a look at the ARC into that trip rather than expecting you to keep flying out.
  • Closing from a distance. Arizona closings run through escrow and title and remote signing is routine. My transaction coordinator keeps the dates moving while you pack.

The honest orientation

The Ahwatukee Recreation Center opened in 1974 and is the reason this community exists in the shape it does: two swimming pools, pickleball courts, a fitness center with free classes including water aerobics, Zumba and Pilates, a grand ballroom, an arts and crafts building with a woodshop plus stained glass, ceramics and painting, card rooms, table tennis and over 40 clubs and groups.

Around it, largely single-level homes on smaller lots with less maintenance than the rest of Ahwatukee, which is mostly two-storey housing on larger yards.

Against Sun Lakes, this community is smaller and less master-planned, with no golf courses of its own and a lighter amenity list. Sun Lakes has five country club communities, five clubhouses and several golf courses. Also worth knowing: Sun Lakes qualifies as 55+ at community level and the minimum age for a full-time resident there is 40, so do not rule yourself out on age without checking.

What this community gives you instead is the mountain at the end of the street and a village around you rather than only a clubhouse. The village-wide limit applies too: no walkable downtown and no evening scene. If you want restaurants you stroll to, Chandler does that better. More space than this community offers? Mountain Park Ranch is the nearest wider-range alternative.

Frequently Asked Questions

How does this compare to Sun Lakes?

Sun Lakes is larger, more master-planned, and has golf and a much bigger amenity package across five country club communities with five clubhouses. Ahwatukee Retirement Village is smaller with no golf of its own. What it offers instead is Ahwatukee around it: the mountain, the trails and a village rather than only a clubhouse.

Can I buy here without visiting first?

Yes, and people do. I walk the community and the Recreation Center on video as well as the house, because in a community built around shared facilities most of what you are buying is outside the front door. I will also tell you plainly when a property is not worth the trip.

Do I have to be 55?

It is a 55+ HOA community, and the detail sits with the association and can change over time. Rather than publish a figure that may be out of date, I confirm the current requirements in writing before you make an offer. Age rules also differ between communities: at Sun Lakes, for example, the minimum for a full-time resident is 40.

What are the real downsides of Ahwatukee?

Being on the far side of South Mountain means a genuine drive to anywhere north of it. The summers are severe and nobody adjusts as fast as they expect. And there is no walkable nightlife district here, which matters to some people a great deal.

What relocation looks like in Ahwatukee Retirement Village

Ahwatukee's own 55+ community: 1,628 homes, single-level plans, and the Ahwatukee Recreation Center.

The active adult option inside Ahwatukee, which most people do not know exists.

The homes
Around 1,628 homes at the base of South Mountain, largely single-level floor plans on smaller lots with less maintenance than the family housing elsewhere in Ahwatukee. The community dates to 1974 and was developed by the Presley Company of Arizona.
Why people choose it
A 55+ HOA community. Right-sizers who want the amenities and the lower maintenance of an active adult community without leaving Ahwatukee, its mountain access, or the people they already know.
Nearby
The Ahwatukee Recreation Center, which opened in 1974 and is the point of the place: three interconnected buildings with two swimming pools, pickleball courts, a fitness center with free classes including water aerobics, Zumba and Pilates, a grand ballroom, an arts and crafts building with a woodshop plus stained glass, ceramics and painting, and over 40 clubs and groups.
The trade-off
Against Sun Lakes it is smaller and less master-planned, with no golf courses of its own and a lighter amenity package. What it gives you instead is staying in Ahwatukee: the mountain, the trails and your existing life, rather than moving twenty minutes away to get the clubhouse.
