Mountain Park Ranch, Ahwatukee
A large master-planned Ahwatukee community with nine sub-associations under the master HOA.
A master-planned community, not a single subdivision
Mountain Park Ranch is large enough that treating it as one neighborhood will mislead you. It is a master-planned community with nine separate sub-associations sitting underneath the master HOA.
Those sub-associations are Canyon Reserve, Diamond Ridge I, Diamond Ridge II, Keystone, Mountain Canyon Condominiums, The Estates at the Ranch, The Landings, The Terraces at Mountain Park Ranch and The Townes at Mountain Park Ranch. Each is managed by a different company.

Why that structure matters before you offer
Because you take on two sets of rules and two sets of dues: the master association plus whichever sub-association your specific parcel belongs to.
Which parcel a home sits in changes both the cost of owning it and what you are permitted to do with it, and it is not obvious from the address. This is the single most common thing buyers miss here, and it is entirely avoidable.
For any home you are seriously considering, I will identify which sub-association it falls under and get you the current dues and restrictions before you write.
The housing runs wider than most Ahwatukee communities
The names tell you a lot: Mountain Canyon Condominiums and The Townes at one end, The Estates at the Ranch at the other. That means a first purchase and a substantial family home can both be Mountain Park Ranch addresses.
It also means comparable sales have to be drawn from the right parcel rather than the community at large, or the number will be wrong in one direction or the other.
Which way out depends on which side you are on
Mountain Park Ranch runs from 24th Street on the west to near the I-10 on the east, between Knox Road and Chandler Boulevard, so there is no single answer to how you get out.
From the west side, 24th Street runs down to the Loop 202. From the east side, 40th Street gets you to the 202, and from some parts of the community Chandler Boulevard or Ray Road take you straight to the I-10. Either way it is about five minutes to a freeway.
The 202 is usually the easier choice, unless you are heading somewhere on the west side of the I-10 here in Ahwatukee.
Frequently Asked Questions
How many HOAs will I be paying in Mountain Park Ranch?
Typically two: the master association, plus the sub-association covering your specific parcel. There are nine sub-associations and each has its own management company, dues and rules. I will confirm which applies to any property before you make an offer.
What are the sub-associations in Mountain Park Ranch?
Canyon Reserve, Diamond Ridge I, Diamond Ridge II, Keystone, Mountain Canyon Condominiums, The Estates at the Ranch, The Landings, The Terraces at Mountain Park Ranch and The Townes at Mountain Park Ranch.
Is Mountain Park Ranch a good value in Ahwatukee?
It spans a wide enough range that the question only has an answer at parcel level. A condominium and an estate home in the same community are different markets, and pricing either from community-wide figures gets it wrong.
How close is Mountain Park Ranch to the freeway?
About five minutes. From the west side, 24th Street to the Loop 202; from the east side, 40th Street to the 202, or Chandler Boulevard or Ray Road straight to the I-10 from some areas.
