Selling Your Home in Mountain Park Ranch
The Savvy Solutions Method: prep walkthrough, staging consultation, full video, and pricing built on data rather than hope.
Prepared, priced and marketed. Most listings only get two of those.
A house in a balanced market does not sell because it went on the market. It sells because three things were done properly: it was prepared, it was priced correctly, and it was put in front of the people most likely to buy it.
Almost every agent will describe the last two. Very few will do the first one with you, in person, before a single photograph is taken. Selling your home in Mountain Park Ranch without that step is where most of the money quietly goes.
The pricing half has a local complication worth naming immediately. Your price comes from your parcel, not from the community name on the sign. Nine sub-associations run from condominiums and townhomes through to estate parcels, and a number built from Mountain Park Ranch as a whole is averaging homes that were never comparable.
What you get is a walkthrough before anything else happens, a complimentary staging consultation on every listing I take, professional photography and an educational video with full drone footage, a single-property page, weekly updates and a pricing analysis refreshed monthly. To be exact about one thing: the staging consultation is complimentary. The approach from there is agreed together, based on what the home needs.

Why sellers here list with Savvy Realty Group
I am Amy Richardson. Savvy Realty Group is my practice at HomeSmart, and I have lived in Ahwatukee since 2008 and sold here since 2017.
In that time I have closed more than 80 transaction sides and over $52 million in volume, most of it within a few miles of my own house. I hold the Certified Listing Specialist designation and a Six Sigma Green Belt, which between them describe how I run a listing: a defined process, executed the same way every time.
The Mountain Park Ranch part is parcel-level pricing, and it is the most common error I am called in to correct. An automated estimate pulling nearby sales here is drawing from condominiums, townhomes, terraces and estate parcels at once, then reporting the blend as your number. It is not describing your house. It is describing nine communities that happen to share a master association.
There is a second, quieter piece of work on a listing here: your buyer is going to ask which sub-association applies, what the dues are and what the rules say. Having those answers ready rather than promising to find out keeps a deal moving at exactly the point where deals stall.
Two recent Ahwatukee listings went under contract in under 72 hours in a balanced market. That was preparation, pricing and marketing arriving together. The general version is on my selling page, or tell me about your house.
The six steps, and what each one asks of you
The whole method is written out at how I sell a home in Ahwatukee, in order, so you can read it before you talk to me. Here is the division of labor.
- Prep walkthrough. I walk the house with you room by room and name what to fix and what to skip. You decide how much of the list to do. My vetted trades handle whatever you choose. Step one is here.
- Staging consultation and media. A professional walks the home and tells you what to move, remove or rearrange. Then photography and the drone video. Step two is here.
- Pricing from your parcel. I bring you the comparable homes from your specific sub-association and the reasoning. You can disagree with me. You should not be surprised by me. Step three is here.
- Association paperwork gathered early. Your buyer will want the dues and restrictions for the correct sub-association, and each has its own management company. Requesting that at the start rather than mid-escrow is a small thing that prevents a large delay.
- Launch. Single-property page, MLS, an open house on the first weekend, and distribution through the channels I publish on. Paid reach on Meta and Google where the property warrants it, decided together. Step four is here.
- Offers, then contract to close. I lay out what each offer nets you and what it risks, with a recommendation attached, and the decision stays yours. Step five is here, and my transaction coordinator and I run the deadlines after it.
Who is likely to buy your house, and why that shapes the marketing
The buyer for a Mountain Park Ranch home is usually choosing structure. They want a master-planned community with a settled character, and they want to know what they are getting. The first residents moved in during 1985, so the community has had time to become what it is.
They are often comparing against Lakewood, which is built around a lake with greenbelt and walking paths, or against Ahwatukee Custom Estates, which is custom throughout. Your marketing should answer the comparison they are actually making rather than list features.
The setting does substantial work. South Mountain Park and Preserve runs along Ahwatukee's northern edge, with roughly twenty minutes to Sky Harbor, downtown Phoenix and Chandler. None of that photographs from inside your living room, which is why every listing I take gets drone footage rather than only the expensive ones.
Not sure of your number yet? Start with what your home here is worth. Selling the family home rather than a house? Right-sizing in Mountain Park Ranch is the better page.
Frequently Asked Questions
Does my sub-association really change my price?
Yes, and by more than most sellers expect. Nine sub-associations run from condominiums and townhomes through to estate parcels under one master HOA. An estimate built from the community as a whole is blending markets that were never comparable and reporting the blend as your number.
What paperwork will my buyer ask for?
The dues and restrictions for the correct sub-association, on top of the master association's. Each of the nine has its own management company, so knowing where to request it matters. I start that at listing rather than mid-escrow, because it is a small thing that prevents a large delay.
What should I fix before listing?
That is what the walkthrough answers, and the useful half of the answer is usually what not to fix. Sellers routinely spend on repairs a buyer never looks at, then conclude the market did not reward them. Usually the market was not the problem.
Is staging included?
The staging consultation is complimentary on every listing I take. The approach from there is agreed together, based on what the home needs. I say that at the start rather than letting it surface at an awkward moment.

What selling your home looks like in Mountain Park Ranch
A large master-planned Ahwatukee community with nine sub-associations under the master HOA.
One of the Ahwatukee communities I work most often.
- The homes
- A master-planned community rather than a single subdivision. Nine sub-associations sit under the master HOA: Canyon Reserve, Diamond Ridge I, Diamond Ridge II, Keystone, Mountain Canyon Condominiums, The Estates at the Ranch, The Landings, The Terraces at Mountain Park Ranch and The Townes at Mountain Park Ranch. Housing runs from condominiums and townhomes through to the estate parcels.
- Why people choose it
- A wide range, because the community itself spans a wide range. The condominium and townhome parcels and the estate parcels attract genuinely different buyers inside the same master community.
- Getting around
- Mountain Park Ranch is big enough that the way out depends on which side you live on. From the west side, 24th Street runs down to the Loop 202. From the east side, 40th Street gets you to the 202, and from some areas Chandler Boulevard or Ray Road run straight to the I-10. Either way it is about five minutes to the freeway, and the 202 is usually the easier choice unless you are heading somewhere on the west side of the I-10.
- The trade-off
- The thing to understand before buying here is that you take on two sets of rules and two sets of dues: the master association and whichever sub-association your specific parcel belongs to. Which parcel a home sits in changes both the cost and the restrictions, and it is not obvious from the address.

- Master association
- Mountain Park Ranch Community Association The master association, with nine sub-associations beneath it and three recreation areas open every day. 480-704-5000.
Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
