Selling Your Home in Ahwatukee
The Savvy Solutions Method: prep walkthrough, staging consultation, full video, and pricing built on data rather than hope.
Prepared, priced and marketed. Most listings only get two of those.
A house in a balanced market does not sell because it went on the market. It sells because three things were done properly: it was prepared, it was priced correctly, and it was put in front of the people most likely to buy it.
Almost every agent will describe the last two. Very few will do the first one with you, in person, before a single photograph is taken. Selling your home in Ahwatukee without that step is where most of the money quietly goes.
What you get is a walkthrough before anything else happens, where I tell you what a buyer will notice, what an inspector is likely to write up, and which items on that list I would leave alone. A complimentary staging consultation on every listing I take, at every price point. Professional photography and an educational video with full drone footage. A single-property page rather than only an MLS entry. Weekly updates and a pricing analysis refreshed every month while you are live.
To be exact about one thing: the staging consultation is complimentary. The approach from there is agreed together, based on what the home needs. I keep that distinction clear from the beginning.

Why Ahwatukee sellers list with Savvy Realty Group
I am Amy Richardson. Savvy Realty Group is my practice at HomeSmart, and I have lived in Ahwatukee since 2008 and sold here since 2017.
In that time I have closed more than 80 transaction sides and over $52 million in volume, most of it within a few miles of my own house. I hold the Certified Listing Specialist designation and a Six Sigma Green Belt, which between them describe how I run a listing: a defined process, executed the same way every time, rather than a set of habits.
The Ahwatukee-specific part is pricing. This village is not one market, and the most common error I am called in to correct is a price built from a zip-code average. Homes in Lakewood do not price like hillside homes in Foothills Reserve. A home in one of Mountain Park Ranch's nine sub-associations does not price like a custom home in Ahwatukee Custom Estates, where there is no second association at all. An automated estimate averages all of that and describes none of it.
Two recent Ahwatukee listings went under contract in under 72 hours in a balanced market. That was preparation, pricing and marketing arriving together rather than luck, and it is the same sequence every listing gets.
The general version is on my selling page. Or tell me about your house.
The six steps, and what each one asks of you
The whole method is written out at how I sell a home in Ahwatukee, in order, so you can read it before you talk to me. Here is the division of labor.
- Prep walkthrough. I walk the house with you room by room and name what to fix and what to skip. You decide how much of that list to do. My vetted trades handle whatever you choose, so you are not sourcing a painter while selling a house. Step one is here.
- Staging consultation and media. A professional walks the home and tells you what to move, remove or rearrange. You do the moving, or my people do. Then photography and the drone video. Step two is here.
- Pricing. I bring you the comparable homes from your specific neighborhood and the reasoning. You can disagree with me. You should not be surprised by me. Step three is here.
- Launch. Single-property page, MLS, an open house on the first weekend, and distribution through the channels I publish on. Paid reach on Meta and Google where the property warrants it, decided together rather than added automatically. Step four is here.
- Offers. I lay out what each one nets you and what each one risks, with a recommendation attached. The decision stays yours. Step five is here.
- Contract to close. My transaction coordinator and I run the deadlines. You get an update every week whether or not anything dramatic happened, because silence during escrow is its own kind of stress.
Who is likely to buy your house, and why that shapes the marketing
Ahwatukee is one of the fifteen villages of Phoenix, on the south side of South Mountain, and a substantial part of what your buyer is purchasing is that setting rather than your kitchen.
South Mountain Park and Preserve runs along the northern edge, and in several communities hiking and biking start from the neighborhood itself. None of that photographs from inside your living room, which is why every listing I take gets drone footage rather than only the expensive ones.
The other half of the pitch is position. Roughly twenty minutes to Sky Harbor, twenty to downtown Phoenix, twenty to Chandler. Tucked away without being far from anything is a genuine selling point and it needs to be said, because a buyer looking from another part of the metro assumes the mountain costs them more time than it does.
There is an honest limitation as well, and good marketing states it rather than hiding it. This village trades density and nightlife for quiet and mountain-side separation. There is no walkable downtown here. Buyers who want one are better served by Chandler or Tempe, and a listing that pretends otherwise attracts showings that were never going to become offers.

Frequently Asked Questions
Does my Ahwatukee neighborhood really change my price?
Yes, and by more than most sellers expect. Lakewood, the Foothills communities, each of Mountain Park Ranch's nine sub-associations and Ahwatukee Custom Estates price differently from one another. An estimate built from a zip-code average is blending markets that are not comparable and reporting the blend as your number.
What should I fix before listing?
That is what the walkthrough answers, and the useful half of the answer is usually what not to fix. Sellers routinely spend on repairs a buyer never looks at, then conclude the market did not reward them. Usually the market was not the problem.
Is staging included?
The staging consultation is complimentary on every listing I take. The approach from there is agreed together, based on what the home needs. I say that at the start rather than letting it surface at an awkward moment.
How long will it take to sell?
It depends on your neighborhood, your price point and the condition of the house, so I would rather look at what comparable homes near you have actually done than quote you an average that may describe nothing about your situation. That analysis is part of our first conversation and I refresh it monthly while you are on the market.

What selling your home looks like in Ahwatukee
One of Phoenix's fifteen villages, tucked along the south side of South Mountain.
Ahwatukee is where I have lived since 2008 and where most of my business happens.
- Why people choose it
- Buyers drawn by the Kyrene and Tempe Union school districts, the small-town feel of the community, active outdoor living on South Mountain's doorstep, and the way it feels tucked away while still being close to everything. Alongside them, long-time owners making a life-stage move without leaving, and the 55+ community of Ahwatukee Retirement Village.
- Getting around
- Roughly 20 minutes from Sky Harbor airport, 20 minutes from downtown Phoenix, and 20 minutes from Chandler. Tucked away without being far from anything.
- Nearby
- South Mountain Park and Preserve sits at the northern edge, with hiking and biking access from the neighborhoods themselves. The Ahwatukee Recreation Center serves the 55+ community with two pools, pickleball, a fitness center and over 40 clubs.
- The trade-off
- You trade density and nightlife for quiet and mountain-side separation. Ahwatukee has no walkable downtown or evening scene, and people who want that are genuinely better served by Chandler or Tempe.
