Downsizing in Ahwatukee

Leaving the house you raised a family in, without being rushed through it.

There is an age-restricted community inside Ahwatukee, and most people here have never heard of it

Almost every right-sizing conversation I have in this village opens on the same assumption: that a smaller house means loading a truck and driving twenty minutes south to find one.

Downsizing in Ahwatukee often does not require leaving Ahwatukee at all. Ahwatukee Retirement Village sits at the base of South Mountain with around 1,628 homes in it, an age-restricted community for residents 55 and over, dating to 1974 and developed by the Presley Company of Arizona. Its floor plans are largely single-level, on smaller lots, with noticeably less to look after than the family housing that fills the rest of Ahwatukee.

The community is organized around the Ahwatukee Recreation Center, which opened alongside it in 1974. Three interconnected buildings hold two swimming pools, pickleball courts and a fitness center running free classes including water aerobics, Zumba and Pilates, plus a grand ballroom and a separate arts and crafts building with a woodshop, stained glass, ceramics and painting. Over 40 clubs and groups run out of it.

What you get from me is that option on the table early, an honest case for the alternatives to it, a free analysis of what your current house is worth, and preparation on the home you are leaving handled by trades I already use. Read the full picture of the Retirement Village, or start with the village itself.

Why right-sizers staying in the village call Savvy Realty Group

I am Amy Richardson, and Savvy Realty Group is my practice at HomeSmart. I have lived in Ahwatukee since 2008, which is eighteen years of watching neighbors reach this decision, and the reason I open with the Retirement Village is that hardly anybody arrives at the conversation knowing it is there.

Knowing about it is not the same as recommending it. Sun Lakes is larger and more master-planned, with five clubhouses and golf, and if golf is central to how you want to spend a Tuesday then Sun Lakes wins that comparison and it is not close. The Retirement Village is smaller, has no golf courses of its own and carries a lighter amenity package. What it holds instead is the mountain at the end of the street, the trails you already walk and the people you have known for two decades. Weighing those against a bigger clubhouse is your call rather than mine.

The proof I would point at for this move is not a volume figure. It is 100% five-star across 35 or more Google reviews, several from people who came back a second time or sent a parent to me. I have been licensed since 2017 and hold the Certified Listing Specialist designation, which is really a description of how the house you are leaving gets handled: the same defined sequence every time, at any price point.

That sequence starts with a walkthrough before anything is photographed, then a complimentary staging consultation, professional photography and an educational video with full drone footage. The approach beyond that is agreed together, based on what the home needs. The broader version is on my downsizing page, or start with a conversation that commits you to nothing.

Work out where you are going first, and treat stairs as the real variable

Order decides how this move feels. A right-sizing sale that reaches the market before the destination is settled turns into a scramble over a signed contract, and the destination question has three real answers rather than one.

  • Pick the destination before the listing. The three answers are an age-restricted community inside the village, ordinary smaller housing inside the village, or leaving Ahwatukee entirely. I lay out all three with what each one costs you, and you tell me which of them you could actually live in. Nothing gets photographed until that is decided.
  • Stairs are the practical variable, not square footage. People describe this move in square feet and then find the thing that changed their day was a staircase. Much of Ahwatukee was built for households raising children, which brought two storeys with it, and single-level outside the Retirement Village is something we hunt for rather than choose between. I filter on it from the first search.
  • Walk the Recreation Center before you shortlist a house. In an age-restricted community the amenity is most of the product, so a woodshop, a pickleball court and a room of people already doing the thing you want to take up tell you more than a floor plan will.
  • Get the age requirement in writing. Requirements differ between communities and between associations, so I confirm the current rule for the specific community before an offer goes anywhere.
  • Then the contents, once the floor plan is known. Deciding what travels is far easier when you can picture the rooms it is going to, and I can put you in touch with people who do this work in stages over months.
  • The sale itself runs as it always does. Preparation, the staging consultation, pricing from your own neighborhood, marketing, offers and closing are set out in order at the six-step process, and my transaction coordinator holds the dates.

The rest of the village's smaller housing

An age-restricted community does not suit everybody, so it is worth knowing what else this village holds at a smaller size.

Mountain Park Ranch runs from condominiums and townhomes through to estate parcels inside a single master community, which means a real step down in size on streets you already know. The catch is administrative: your dues and your restrictions depend on which of its nine sub-associations a home belongs to, and the address does not tell you. Foothills Club West works on the same principle, with each named neighborhood inside it carrying its own tract declarations on top of the master rules.

Staying keeps the mountain and the trail access from your own street. It also keeps the quiet, and this village has never had an evening district to offer. If the next chapter is meant to include restaurants you can walk to after dark, Chandler delivers that and I will tell you so.

If the move is driven by an event rather than by square footage, selling through a life change is written for that. For the number first, start with a valuation.

Frequently Asked Questions

Can I move into an age-restricted community without leaving Ahwatukee?

Yes. Ahwatukee Retirement Village is a community for residents 55 and over, around 1,628 homes at the base of South Mountain, largely single-level plans on smaller lots and built around the Ahwatukee Recreation Center. Most people I speak with assume the nearest option of that kind is twenty minutes away, and it is not.

Should I be looking at Sun Lakes instead?

Possibly, and I will say so if it fits you better. Sun Lakes is larger and more master-planned, with five clubhouses and golf. The Retirement Village is smaller, has no golf courses of its own and carries a lighter amenity package. What it offers in exchange is staying near the mountain, the trails and the people you already know.

How hard is it to find a single-level home elsewhere in Ahwatukee?

Harder than most people expect. A great deal of this village was built for households raising children, which brought two storeys with it, so single-level outside the Retirement Village is something we hunt for rather than choose between. I treat it as a filter from the first search.

Do I have to be a certain age to buy there?

It is an age-restricted community, and requirements differ between communities and between associations. I confirm the current rule in writing before you make an offer anywhere, so nobody is relying on what a listing said.

Ahwatukee

What downsizing looks like in Ahwatukee

One of Phoenix's fifteen villages, tucked along the south side of South Mountain.

Ahwatukee is where I have lived since 2008 and where most of my business happens.

Why people choose it
Buyers drawn by the Kyrene and Tempe Union school districts, the small-town feel of the community, active outdoor living on South Mountain's doorstep, and the way it feels tucked away while still being close to everything. Alongside them, long-time owners making a life-stage move without leaving, and the 55+ community of Ahwatukee Retirement Village.
Getting around
Roughly 20 minutes from Sky Harbor airport, 20 minutes from downtown Phoenix, and 20 minutes from Chandler. Tucked away without being far from anything.
Nearby
South Mountain Park and Preserve sits at the northern edge, with hiking and biking access from the neighborhoods themselves. The Ahwatukee Recreation Center serves the 55+ community with two pools, pickleball, a fitness center and over 40 clubs.
The trade-off
You trade density and nightlife for quiet and mountain-side separation. Ahwatukee has no walkable downtown or evening scene, and people who want that are genuinely better served by Chandler or Tempe.
