Downsizing in Lakewood
Leaving the house you raised a family in, without being rushed through it.
This is rarely only a transaction
Downsizing in Lakewood runs in both directions, and I get called for both. Some people are selling a Lakewood home they have been in for twenty years. Others are selling elsewhere in Ahwatukee and moving into this community precisely because the ground is flat, the paths are walkable and the water is at the center of it.
Almost nobody calls it downsizing, incidentally. They call it right-sizing, and the distinction matters, because it is not a retreat. It is choosing a house that fits the life you have now.
What stops most people is not the market and not the money. It is the thought of leaving a house they have been happy in and regretting it. I am not going to talk anybody out of that feeling, because it is a reasonable one.
What you get instead is a timeline you set. Most of the people I work with on this are three to twelve months out when we first talk, and several are still deciding whether they are doing it at all. That is a normal place to start, not a premature one. You will not be entered into a follow-up sequence for asking a question.

The move I am called for most
Savvy Realty Group is my practice at HomeSmart, and right-sizing is the largest part of my business rather than a category I added to a menu.
That shows up in how the sale is handled. A house lived in for twenty years needs a different conversation from one lived in for three. There is more to do, more of it is emotional, and a good deal of it is genuinely not worth doing. The prep walkthrough sorts that out, and my vetted trades handle what is left so you are not sourcing a painter while also sorting through a garage.
Every listing gets a complimentary staging consultation, and in a long-occupied home that is the highest-leverage hour of the whole process, because what needs to change is nearly always arrangement rather than expenditure. The approach from there is agreed together, based on what the home needs, and I say so up front.
The record: licensed since 2017, more than 80 transaction sides and over $52 million in career volume. Every one of my 35-plus Google reviews is five stars, and I have earned HomeSmart's Diamond Club in 2023, 2024 and 2025. I hold CLP and the Certified Listing Specialist designation.
Eighteen years living in Ahwatukee is the rest of it, and on this particular move it is the part that matters most, because I know where people go next and can tell you honestly whether you will like it there.
How this one is paced
The order matters more here than in most sales, because nothing should happen before you know where you are going.
- A conversation with no next step attached. Whether you are moving at all, and if so roughly when. Nothing gets listed off the back of this.
- A free valuation, so the numbers are real. You get a figure, the homes I reasoned from, and why yours sits where it does relative to them. No obligation, and a good share of the ones I do never become listings.
- Where you are going, worked out before what you are leaving. Options inside Ahwatukee, options outside it, and an honest read on each.
- Sequencing. Sell first or buy first, decided with your equity and your financing rather than a rule of thumb, so you are never in the position of having accepted an offer with nowhere to go.
- Preparation in stages. The walkthrough, then the trades, then the staging consultation. I can also connect you with people who handle estate sales, donation collection and clear-outs so it happens over weeks rather than in one overwhelming one.
- The sale itself, run the same way as any other listing: photography, drone video, single-property page, weekly updates and a monthly pricing refresh.
The full listing process is here, and more on right-sizing here. When you want to talk, I am easy to reach.
Why Lakewood is a genuine right-sizing answer, and where else to look
The flat ground is the underrated part. Lakewood's walking paths, greenbelt and lake are at the center of daily life here, and flatter terrain means they stay usable as the years go on. Against a hillside lot in Foothills Reserve, which buys elevation and privacy on hilly terrain, that is a real and practical difference rather than a matter of taste.
If you are leaving a larger Lakewood home, the options worth understanding are these. Mountain Park Ranch spans condominiums and townhomes through to estate parcels inside one master community, so a substantial step down in size can still be a short move, though you take on two sets of dues and rules depending on the parcel. Ahwatukee Retirement Village is a 55+ community of around 1,628 homes at the base of South Mountain, largely single-level plans on smaller lots, built around the Ahwatukee Recreation Center. Most people right-sizing here do not know it exists.
And if what you actually want is restaurants and an evening out within walking distance, Ahwatukee does not have that. I would rather say so than sell you a quieter street.
Frequently Asked Questions
I am a year out from moving. Is it too early to talk?
No, and that is where most of these conversations start. Several of my right-sizing clients were still deciding whether to move at all when we first spoke. There is no pressure attached and nothing gets listed off the back of a question.
Can I right-size and stay in Ahwatukee?
Usually yes. Mountain Park Ranch runs from condominiums and townhomes through to estate parcels inside one master community. Ahwatukee Retirement Village is a 55+ option of around 1,628 homes with largely single-level plans on smaller lots and the Ahwatukee Recreation Center. Whether staying is right for you is a separate question and for some people it is not.
What do I do with everything in the house?
This is the part people underestimate, and it is why we start earlier than seems necessary. I can connect you with people who handle estate sales, donation collection and clear-outs, so it happens in stages rather than in one exhausting week.
Does a long-occupied home need a full renovation before listing?
Almost never. The walkthrough separates what a buyer will actually notice from what simply looks dated to you, and the staging consultation usually finds that arrangement does more than money would.
Lakewood
What downsizing looks like in Lakewood
Built around its lake, with greenbelt and walking paths through it.
One of the Ahwatukee communities I work most often.
- The homes
- A lake-centred community with man-made water at its heart. Homes directly on the water carry their own set of association rules, including watercraft registration, that inland homes in the same community do not.
- Why people choose it
- Buyers who want water and green space as part of daily life rather than a drive away.
- Schools people ask about
- The community association has long named Kyrene de los Lagos Elementary, Akimel Middle School and Desert Vista High School. Kyrene de los Lagos is now a dual-language open-enrollment school rather than the assigned neighborhood school, and the Kyrene district is redrawing its boundaries for 2026-27 and again for 2027-28, so check the district's current maps for any specific address.
- Getting around
- Chandler Boulevard is the northern edge and the Loop 202 the southern one. Lakewood Parkway runs as a loop through the community, with 40th Street on its east side and 32nd Street on its west, and either street gets you to the 202 in two to five minutes.
- Nearby
- The lake itself, the greenbelt and the walking paths running through the community.
- The trade-off
- You are choosing water and greenbelt over the elevation and mountain proximity you would get in the Foothills communities. A lakefront lot also comes with rules an inland lot does not.

The associations in Lakewood
The association that applies here, linked to its own site so you can read the documents rather than take my word for it.
- Master association
- Lakewood Community Association Governs the two lakes and their four boat docks, the ramadas, tot lots and the path network.
Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
