Selling Through a Life Change in Ahwatukee
A move driven by something bigger than real estate, handled with that in mind.
One village, several genuinely different sales
Retirement. A health change. A parent moving closer to whoever can help. A job that relocates a household. The reason is rarely about real estate, and the house tends to be item eleven on a list of eleven.
Selling through a life change in Ahwatukee opens with a question that has nothing to do with your circumstances: which Ahwatukee the house is in. Lakewood sits around a lake and a greenbelt. Mountain Park Ranch runs from condominiums and townhomes up to estate parcels across nine sub-associations. Foothills Reserve is hillside ground with gated and custom pockets inside it. Ahwatukee Custom Estates is one-off houses on larger land. Four different buyer pools, four different preparation lists.
Answering that first is what lets the rest be small. One point of contact instead of four. Trades already booked rather than interviewed by you. A schedule that bends when the rest of your life does.
Where several people have to agree, and in these sales they usually do, everybody who needs to know gets the same written summary, so no two of you are working from different versions of the same week.

Eighteen years of watching one village change hands
I am Amy Richardson, and Savvy Realty Group is my practice at HomeSmart. I moved here in 2008 and I have sold in Ahwatukee since 2017: more than 80 transaction sides and over $52 million in volume, the large majority of it within a few miles of my own front door.
Before real estate I spent twelve years in my family's financial advisory practice and, prior to that, six years as a project manager at Wells Fargo, and I hold a Six Sigma Green Belt. Those two halves are why this particular kind of sale finds its way to me. One is explaining a consequential decision to somebody who is tired and does not want a lecture. The other is running the same defined process every time, so that nothing rests on you remembering a date.
The reviews say more than the volume does: 100% five-star across 35 or more Google reviews, several from people who came back a second time.
Preparation does not get thinner because the circumstances are hard. The walkthrough, the complimentary staging consultation, professional photography and the drone video happen on every listing I take. What the home needs beyond that is agreed together.
The general version of this sits at selling through a life change. Or tell me what is going on.
What I carry, and what stays with you
The underlying method does not change and is written out at how I sell a home. What changes is who holds which piece of it.
- You set the speed. Stopping for two months is a legitimate plan. Nothing here obliges you to hold to a date agreed in the first week, and I will not call to ask whether you are ready yet.
- Everything routes through me. Painter, photographer, stager, title officer. Coordinating five vendors is not a reasonable thing to hand somebody in the middle of a difficult season.
- The community writes the prep list. A hillside lot, a lakefront lot and a half-acre custom lot need different work before a camera arrives. The preparation step is here.
- Association documents started in week one. Several communities here sit under a master association with a second layer beneath it, and those disclosures take longer to assemble than anyone expects. Better early than on the critical path.
- One question at a time. Where I can decide something on your behalf, I decide it and tell you afterward. Where it has to be yours, you get a single clear question rather than five options and a spreadsheet.
- Your professionals keep their lanes. Anything legal or tax related I work alongside your attorney or accountant rather than in place of them. This page describes how I generally work and is not legal, tax or lending advice.
Where people land when they stay
The move that follows often stays inside the village, which surprises people who assumed a life change meant leaving it. Ahwatukee Retirement Village is the age-qualified option, around 1,628 largely single-level homes with the Ahwatukee Recreation Center at the center of them. Mountain Park Ranch holds condominiums and townhomes inside the same master community as its larger houses, so the next address can be a much shorter move than it sounds.
Two practical features of Ahwatukee matter more than usual in these sales. Sky Harbor is roughly twenty minutes away, with downtown Phoenix and Chandler about the same, which counts for a great deal when relatives are flying in for a week to help. And this village is quiet, with no walkable downtown and mountain-side separation instead, so a house here can be prepared, photographed and shown without the street taking much notice.
South Mountain Park and Preserve along the northern edge, reachable from several neighborhoods without driving to a trailhead, is still the reason buyers come. That has not changed because your circumstances did, and it is still what the marketing leads with.
If this is a right-sizing rather than a response to an event, downsizing in Ahwatukee is the page for it. If the number comes first, start with a valuation.
Frequently Asked Questions
Does it really matter which part of Ahwatukee the house is in?
More than almost anything else about it. Comparable sales come from the community rather than from the village or the zip code, and a lakefront home, a hillside home and a half-acre custom home a mile apart are not comparables for one another.
Our family is spread across several states. Can this be run remotely?
Yes, and much of it usually is. The trades, the staging consultation, photography and showings all happen without anybody present, my transaction coordinator and I hold the dates, and whoever you name gets the same written update every week.
Do we have to empty the house before it goes on the market?
No. The walkthrough tells you which contents actually affect how a buyer reads the house and which are simply yours to deal with later. Plenty of these sales handle the emptying in stages, some of it after closing by agreement.
What happens if the plan has to change halfway through?
We change it. These moves rarely follow the shape they had in week one, and a plan that cannot absorb that was never a good plan. Pausing costs you nothing with me.

What life transitions looks like in Ahwatukee
One of Phoenix's fifteen villages, tucked along the south side of South Mountain.
Ahwatukee is where I have lived since 2008 and where most of my business happens.
- Why people choose it
- Buyers drawn by the Kyrene and Tempe Union school districts, the small-town feel of the community, active outdoor living on South Mountain's doorstep, and the way it feels tucked away while still being close to everything. Alongside them, long-time owners making a life-stage move without leaving, and the 55+ community of Ahwatukee Retirement Village.
- Getting around
- Roughly 20 minutes from Sky Harbor airport, 20 minutes from downtown Phoenix, and 20 minutes from Chandler. Tucked away without being far from anything.
- Nearby
- South Mountain Park and Preserve sits at the northern edge, with hiking and biking access from the neighborhoods themselves. The Ahwatukee Recreation Center serves the 55+ community with two pools, pickleball, a fitness center and over 40 clubs.
- The trade-off
- You trade density and nightlife for quiet and mountain-side separation. Ahwatukee has no walkable downtown or evening scene, and people who want that are genuinely better served by Chandler or Tempe.
