Ahwatukee Custom Estates

Custom homes on larger lots, in a sub-association of the Ahwatukee Board of Management.

Custom throughout, under two associations

Ahwatukee Custom Estates is a sub-association of the Ahwatukee Board of Management, the master association for the original Ahwatukee. A home here answers to both: the ABM above, and Custom Estates covering the subdivisions marked ACE on the ABM map. That is unusual here, and it is a genuine selling point.

In Mountain Park Ranch you take on a master association plus whichever of nine sub-associations covers your parcel. In Foothills Club West you take on master CC&Rs plus your neighborhood's tract declarations. Here there is one layer.

Custom-built, on larger lots

These are one-off homes rather than builder floor plans, on larger lots than most of Ahwatukee offers.

People choose here when they want land and individuality more than they want newness. It is the opposite end of the spectrum from Upper Canyon, and both are legitimate answers to different questions.

Why you have to walk these

Custom means every house is different, so condition and finish quality vary far more here than in a tract community. Two homes with identical square footage and a similar price can be in genuinely different states.

That cuts both ways. It means there are homes here that are undervalued because they present poorly and are structurally sound, and homes that show beautifully and have problems. Listing photos are close to useless for telling them apart.

It also means comparable sales need judgement rather than arithmetic, which is exactly where an automated valuation falls down hardest.

Tucked away, and still five minutes from the I-10

Custom Estates sits inside the Warner Elliot Loop, with the South Mountain preserve to the west and no through road. That is a large part of why it feels as quiet as it does.

It is also about five minutes to the I-10 in either direction, with IKEA and Costco just across the freeway at Elliot. Quiet streets and a short run to the freeway are not usually found together, and here they are.

Frequently Asked Questions

Is there an HOA in Ahwatukee Custom Estates?

Two apply, and the order matters. The Ahwatukee Board of Management is the master association for the original Ahwatukee, and Ahwatukee Custom Estates is one of its sub-associations, covering the subdivisions marked ACE on the ABM map. So the shape here is the same as Mountain Park Ranch: a master above, and the sub-association your lot sits in. I will confirm exactly what applies to any specific property before you offer.

Are the lots bigger than the rest of Ahwatukee?

Generally yes, and that is much of the appeal. It is one of the few places in Ahwatukee where land rather than the house is the main thing being bought.

Why is pricing harder here?

Because every home is a one-off. Condition and finish vary far more than in tract communities, so comparable sales require judgement rather than arithmetic. It is where automated estimates are least reliable and where walking the home matters most.
