Selling Your Home in Ahwatukee Custom Estates
The Savvy Solutions Method: prep walkthrough, staging consultation, full video, and pricing built on data rather than hope.
Your house has no twin, which changes both the price and the pitch
A house in a balanced market does not sell because it went on the market. It sells because three things were done properly: it was prepared, priced correctly, and put in front of the people most likely to buy it.
Almost every agent will describe the last two. Very few will do the first one with you, in person, before a single photograph is taken. Selling your home in Ahwatukee Custom Estates without that step is where most of the money quietly goes, and it costs more here than elsewhere because buyers arrive already wary. They know condition and finish vary in a custom community, so they look harder.
What you get is a walkthrough before anything else happens, where I tell you what a buyer will notice, what an inspector is likely to write up, and which items I would leave alone. A complimentary staging consultation on every listing I take. Professional photography and an educational video with full drone footage. A single-property page rather than only an MLS entry. Weekly updates and a pricing analysis refreshed monthly.
To be exact about one thing: the staging consultation is complimentary. The approach from there is agreed together, based on what the home needs.

Why sellers here list with Savvy Realty Group
I am Amy Richardson. Savvy Realty Group is my practice at HomeSmart, and I have lived in Ahwatukee since 2008 and sold here since 2017.
In that time I have closed more than 80 transaction sides and over $52 million in volume, most of it within a few miles of my own house. I hold the Certified Listing Specialist designation and a Six Sigma Green Belt, which between them describe how I run a listing: a defined process, executed the same way every time, rather than a set of habits.
The part specific to Custom Estates is pricing. This is the hardest community in Ahwatukee to price, because every home is a one-off and comparable sales require judgment rather than arithmetic. A per-square-foot figure drawn from the zip is close to meaningless against a house whose lot, layout and finish were somebody's own decisions. Getting that wrong at the start is expensive and slow to correct.
Two recent Ahwatukee listings went under contract in under 72 hours in a balanced market. That was preparation, pricing and marketing arriving together rather than luck, and it is the same sequence every listing gets regardless of price point.
The general version is on my selling page. Or tell me about your house.
The six steps, and what each one asks of you
The whole method is written out at how I sell a home in Ahwatukee, in order, so you can read it before you talk to me. Here is the division of labor.
- Prep walkthrough. I walk the house with you room by room and name what to fix and what to skip. You decide how much of that list to do. My vetted trades handle whatever you choose. Step one is here.
- Staging consultation and media. A professional walks the home and tells you what to move, remove or rearrange. Then photography and the drone video, which in this community also has to show the lot, because the land is a substantial part of what you are selling. Step two is here.
- Pricing. I bring you the homes I reasoned from and the adjustments I made for lot, condition and finish. You can disagree with me. You should not be surprised by me. Step three is here.
- Launch. Single-property page, MLS, an open house on the first weekend, and distribution through the channels I publish on. Paid reach on Meta and Google where the property warrants it, decided together. Step four is here.
- Offers. I lay out what each one nets you and what each one risks, with a recommendation attached. The decision stays yours. Step five is here.
- Contract to close. My transaction coordinator and I run the deadlines, and you get an update every week whether or not anything happened.
Who is likely to buy your house, and why that shapes the marketing
The buyer for a Custom Estates home has usually already rejected the alternatives, and knowing what they rejected tells you what to lead with.
They looked at Mountain Park Ranch or Foothills Club West and decided they did not want two sets of rules and two sets of dues. Some of them looked at Upper Canyon and decided a warranty was worth less to them than a mature lot. So the marketing leads with land, individuality and the single layer of rules, because those are the three reasons somebody chooses here.
The setting does the rest of the work. South Mountain Park and Preserve runs along the northern edge of Ahwatukee, with roughly twenty minutes to Sky Harbor, downtown Phoenix and Chandler. None of that photographs from inside your living room, which is why every listing I take gets drone footage rather than only the expensive ones.
Not sure of your number yet? Start with what your home here is worth. Selling the family home rather than a house? Right-sizing out of Custom Estates is the better page.
Frequently Asked Questions
Why is my home harder to price than my neighbor's?
Because both of them are one-off houses. In a tract community the home three streets over tells you a great deal. Here, lot, layout, finish and condition were all separate decisions somebody made, so comparable sales need judgment rather than arithmetic. That is exactly where automated estimates fail hardest.
What should I fix before listing?
That is what the walkthrough answers, and the useful half of the answer is usually what not to fix. It matters more here because buyers in a custom community arrive expecting condition to vary, so they inspect harder and notice more.
Is staging included?
The staging consultation is complimentary on every listing I take. The approach from there is agreed together, based on what the home needs. I say that at the start rather than letting it surface at an awkward moment.
Does the lot really need drone footage?
In this community, yes. Land is a substantial part of what somebody is buying here, and lot shape, boundaries and what surrounds a property are precisely the things a ground-level photograph cannot carry. Every listing I take gets it, not only the expensive ones.

What selling your home looks like in Ahwatukee Custom Estates
Custom homes on larger lots, in a sub-association of the Ahwatukee Board of Management.
One of the Ahwatukee communities I work most often.
- The homes
- Custom-built homes rather than tract product, on larger lots than most of Ahwatukee. Ahwatukee Custom Estates is a sub-association of the Ahwatukee Board of Management, the master association for the original Ahwatukee, so two sets of documents apply.
- Why people choose it
- Buyers who want a one-off house and land rather than a builder's floor plan, and are willing to trade newness for space and individuality.
- Getting around
- Inside the Warner Elliot Loop, with the South Mountain preserve to the west and no through road. About five minutes to the I-10 in either direction, with IKEA and Costco across the freeway at Elliot.
- The trade-off
- Custom means every house is different, so condition and finish vary far more here than in a tract community. That cuts both ways and it is why walking these homes matters more than reading the listing.

The associations in Ahwatukee Custom Estates
More than one association applies here, which changes both the rules and the dues. Each one links to its own site so you can read the documents rather than take my word for it.
- Sub-association
- Ahwatukee Custom Estates 556 homes across the subdivisions marked ACE on the Board of Management's map, each with its own recorded CC&Rs. Managed by Cornerstone Properties. 602-433-0331.
- Master association
- Ahwatukee Board of Management The master association for the original Ahwatukee: 5,073 lots across 56 subdivisions, with its own annual assessment. 480-893-3502.
Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
