Selling Your Home in Ahwatukee

The Savvy Solutions Method: prep walkthrough, staging consultation, full video, and pricing built on data rather than hope.

Listing a house and selling one are different jobs

Putting a home on the market takes about twenty minutes of paperwork. Selling it well takes a plan that starts weeks before anything goes live.

In a balanced market, homes are still selling. They are selling when they were prepared properly, priced from real comparable sales, and marketed to the people most likely to buy them. When one of those three is missing, the house sits, and then the price gets cut, and then the story about the market begins.

The Savvy Solutions Method

The prep walkthrough. Before we discuss price or photos, I walk the home with you and name what needs fixing, what an inspector will find, and what is not worth your money. My own vetted trades handle the work.

Presentation. A complimentary staging consultation on every listing, professional photography, and an educational video with full drone footage. At every price point. To be clear: the consultation is complimentary; if full staging is recommended, you arrange and pay for that.

Pricing. Built from what comparable homes in your specific neighborhood actually sold for, and refreshed monthly while you are on the market.

Marketing you can count. Your own single-property page, the video distributed through the channels I actively publish on, a first-weekend open house, and paid reach on Meta and Google where the property warrants it.

Every step is written out here.

On pricing, I would rather be unpopular early

It is easy for an agent to agree with the number you hope for in order to win your listing, then spend ninety days walking you back to where it should have started. That costs you far more than the harder conversation would have.

I will show you the homes I am reasoning from. You can disagree with me. You should not be surprised by me.

Frequently Asked Questions

How long will it take to sell?

It depends on your neighborhood, price point and condition, and I would rather look at what comparable homes near you have actually done than quote an average that may not describe your situation. That analysis is part of our first conversation and I refresh it monthly.

Do I need to make repairs first?

Not necessarily. The walkthrough tells you what a buyer will genuinely notice and, just as usefully, what is not worth spending on. Some sellers do the whole list, some do three items, some do none. The point is that it is an informed decision.

What do you charge?

I will go through my fee with you directly when we talk, along with exactly what it covers. What a buyer's agent is paid is separate, negotiable, and agreed at contract. It is not standard, customary or fixed, whatever anyone tells you.
