Selling Your Home in Foothills Reserve
The Savvy Solutions Method: prep walkthrough, staging consultation, full video, and pricing built on data rather than hope.
Prepared, priced and marketed. Most listings get two of the three.
A house in a balanced market does not sell because it went on the market. It sells because three things were done properly: it was prepared, it was priced correctly, and it was put in front of the people most likely to buy it.
Almost every agent will describe the last two. Very few will do the first one with you, in person, before a single photograph is taken. Selling your home in Foothills Reserve without that step is where the money quietly goes.
What you get is a walkthrough before anything else happens, where I tell you what a buyer will notice, what an inspector is likely to write up, and which items I would leave alone. A complimentary staging consultation on every listing I take, at every price point. Professional photography and an educational video with full drone footage. A single-property page rather than only an MLS entry. Weekly updates and a pricing analysis refreshed monthly while you are live.
To be exact about one thing: the staging consultation is complimentary. The approach from there is agreed together, based on what the home needs. I keep that distinction clear from the beginning.

Why Foothills Reserve sellers list with Savvy Realty Group
I am Amy Richardson. Savvy Realty Group is my practice at HomeSmart, and I have lived in Ahwatukee since 2008 and sold here since 2017.
In that time I have closed more than 80 transaction sides and over $52 million in volume, most of it within a few miles of my own house. I hold the Certified Listing Specialist designation and a Six Sigma Green Belt, which between them describe how I run a listing: a defined process executed the same way every time rather than a set of habits.
The part specific to this community is pricing by pocket. Foothills Reserve is not one market. A home in Summit, where 88 houses were built between 2004 and 2007 by a single builder, prices from a consistent set of comparables. A custom home in Calabrea next door, about 90 homesites with most at half an acre or larger, has no identical twin anywhere, so the reasoning has to be built rather than looked up. Reasoning from a community-wide average blends the two and describes neither.
Two recent Ahwatukee listings went under contract in under 72 hours in a balanced market. That was preparation, pricing and marketing arriving together rather than luck, and it is the same sequence every listing gets. The general version is on my selling page, or tell me about your house.
The six steps, and what each one asks of you
The whole method is written out at how I sell a home in Ahwatukee, in order, so you can read it before you talk to me. Here is the division of labor.
- Prep walkthrough. Room by room, outside included, and on a hillside lot the outside carries more weight than most sellers expect: hardscape, drainage, retaining walls and the state of the slope planting. You decide how much of the list to do; my vetted trades handle whatever you choose. Step one.
- Staging consultation and media. A professional walks the home and tells you what to move, remove or rearrange. Then photography, and the drone video. Step two.
- Pricing. Comparables from your pocket rather than the community at large, with the reasoning shown. You can disagree with me. You should not be surprised by me. Step three.
- Launch. Single-property page, MLS, an open house on the first weekend, and distribution through the channels I publish on. Paid reach on Meta and Google where the property warrants it, decided together. Step four.
- Offers. I lay out what each one nets you and what each one risks, with a recommendation attached. The decision stays yours. Step five.
- Contract to close. My transaction coordinator and I run the deadlines, and you hear from us weekly whether or not anything dramatic happened.
Who buys here, and why that shapes the marketing
The buyer for your house is choosing terrain as much as floor plan. This community backs to South Mountain, and elevation, views and privacy are most of what they are paying for.
None of that photographs from inside your living room. It is the single strongest argument for drone footage, and it is why every listing I take gets it rather than only the expensive ones. Where a home sits on the slope, what the view actually takes in, and how the lot is shaped are the things that sell a house here and the things a ground-level camera cannot carry.
Marketing should also state the honest limit rather than hide it. Hilly ground costs flat usable yard and easy walkability, and a buyer who wants a level garden is better served by Lakewood. Saying so attracts fewer showings and more of the right ones.
Your competition sits close by too. Foothills Club West offers a master-planned alternative with a clubhouse, the Foothills puts several distinct markets under one name, and Upper Canyon is bringing new construction to Ahwatukee at scale, which is worth accounting for in how your home is positioned. Frequently Asked Questions
Does my pocket within Foothills Reserve really change my price?
Yes, and by more than most sellers expect. Summit's 88 homes from a single builder and a defined era price from a consistent comparable set. A custom home in Calabrea on half an acre or more has no identical twin, so the reasoning has to be built from scratch. A community-wide average blends the two.
What should I fix before listing?
That is what the walkthrough answers, and the useful half of the answer is usually what not to fix. On hillside lots I pay particular attention to hardscape, drainage and slope planting, because those are the items a buyer reads as expensive whether or not they are.
Is staging included?
The staging consultation is complimentary on every listing I take. The approach from there is agreed together, based on what the home needs. I say that at the start rather than letting it surface at an awkward moment.
How long will it take to sell?
It depends on your pocket, your price point and the condition of the house, so I would rather look at what comparable homes near you have actually done than quote an average that may describe nothing about your situation. That analysis is part of our first conversation and I refresh it monthly while you are on the market.

What selling your home looks like in Foothills Reserve
A Foothills community backing to South Mountain, with gated and custom pockets inside it.
One of the Ahwatukee communities I work most often.
- The homes
- Named neighborhoods inside the community include Sunrise (gated, on hilly terrain), Mountain Views, The Vistas, The Crossings and Summit. Summit is gated, sits on hilly terrain, and holds 88 homes built between 2004 and 2007 by Woodside Builders. Calabrea and Promontory sit right beside Foothills Reserve and are often described as part of it, but each is its own community with its own HOA.
- Why people choose it
- Buyers who want elevation and proximity to the mountain, with the gated pockets drawing the custom and luxury end.
- Getting around
- Chandler Boulevard is the only way out, west to 17th Avenue and down to the Loop 202, under ten minutes. The pitch here is the mountain and the hiking; the shops are a drive.
- The trade-off
- Hilly terrain is the trade. It buys you elevation, views and privacy, and it costs you flat usable yard and easy walkability compared with a community like Lakewood.
