What Your Foothills Reserve Home Is Worth

A real number from someone who knows your neighborhood and what has actually sold there, not an automated estimate.

An online estimate has never stood on your lot

A home valuation in Foothills Reserve from an automated tool works from square footage, bedroom count, lot size and whatever sold nearby. In a uniform tract subdivision that lands reasonably close. Here it does not, for two specific reasons.

The first is that this community is not one market. Summit is 88 homes built between 2004 and 2007 by a single builder, and Calabrea next door is about 90 custom homesites, mostly half an acre or more. Averaging those together, as sites that lump Calabrea into Foothills Reserve do, produces a figure that describes neither.

The second is terrain. A model can read lot size. It cannot read grade, whether the flat portion of your lot is usable, whether your view corridor is open or closed, or whether the mountain is behind your main living space or your spare bedroom. On hillside ground those are not details. They are a meaningful share of the value.

What you get instead is a number, the specific homes I reasoned from, and an explanation of why yours sits where it does relative to them. It is free and there is no obligation.

Why the number from Savvy Realty Group is worth having

Savvy Realty Group is my practice at HomeSmart. I am Amy Richardson, I have lived in Ahwatukee since 2008, and I have sold here since 2017: more than 80 transaction sides and over $52 million in volume, most of it within a few miles of my own front door.

Eighteen years of watching one village is the part that makes a valuation here accurate. I have stood on these lots. I know what a remodeled kitchen is worth on a street with a view and what the same kitchen is worth two streets down where the ridge blocks it, because I have sat in both houses.

The other thing you are buying is a willingness to disappoint you. If my number is lower than you hoped, you hear it in the first conversation rather than after ninety days on the market watching a price come down in increments. That conversation is uncomfortable once and useful permanently, and agents who avoid it are usually trying to win a listing rather than sell a house.

A meaningful share of the valuations I do never become listings, either because the timing was not right or because the person was curious about where they stand. That is fine, and you will not be entered into a follow-up sequence for asking. The general version is on my home value page. To start, tell me your address.

What actually goes into the number

A comparative market analysis is not a form. Here is the work, and the small amount of it that falls to you.

  • You tell me the address and anything you have changed. The remodel, the roof, the pool equipment, the hardscape and retaining work, the addition that never made it onto the county record. I cannot adjust for what I do not know about.
  • I pull comparables from your pocket. Summit against Summit. For a custom home in Calabrea there is no twin, so I build the set out of the closest available sales and show you each adjustment rather than hiding it in a total.
  • I walk the house and the lot. This is the step that separates a real valuation from an estimate. Grade, usable outdoor space, what the view actually takes in, whether the driveway is a feature or a chore. Twenty minutes of walking beats any amount of arithmetic.
  • I show you the reasoning. You get the homes I compared against and the adjustments I made, so you can push back on any of them. Disagreeing with me is allowed and often useful.
  • If you are selling, the number becomes a strategy. Pricing is the third step of the listing process, written out at how pricing is done, and I refresh the analysis monthly while you are on the market.
  • If you are not selling, that is the end of it. No sequence, no drip, no quarterly check-in you did not ask for.

Why values here are harder to read than most

Foothills Reserve backs to South Mountain, and the terrain that makes it desirable is the same terrain that makes it hard to model. Two homes of identical size a few hundred yards apart can be worth genuinely different amounts because one sits above the other.

Community structure adds to it. Sunrise and Summit are gated, and Mountain Views, The Vistas and The Crossings sit alongside them, each with its own character. A tool that treats them as one dataset, often with Calabrea next door thrown in, is averaging across pockets that price nothing alike.

The wider village does the same thing at a larger scale. Market figures are usually reported by zip, and in Ahwatukee zip boundaries cut straight through neighborhoods, so a zip-level number is describing several different communities at once. I price from comparable homes in your actual pocket instead.

Frequently Asked Questions

Is the valuation really free?

Yes, and there is no obligation attached. A good share of the ones I do never turn into a listing, either because the timing was not right or because the person was curious about where they stand.

Why is my online estimate different from your number?

Because an automated estimate has never stood on your lot. It cannot read grade, usable outdoor space or whether your view corridor is open, and it blends a consistent single-builder pocket with a custom one where every house is different. Those are the things that move value most in this community.

Does my view actually add value?

It can, considerably, and the question is always which rooms it is visible from and whether it is protected. A view off a spare bedroom is not the same asset as a view off the main living space, and no automated model distinguishes between them.

Do I have to be selling to ask for one?

No. Plenty of the people who ask are working out where they stand, sometimes years ahead of a move. You will not be entered into a follow-up sequence for asking.

What home value looks like in Foothills Reserve

A Foothills community backing to South Mountain, with gated and custom pockets inside it.

One of the Ahwatukee communities I work most often.

The homes
Named neighborhoods inside the community include Sunrise (gated, on hilly terrain), Mountain Views, The Vistas, The Crossings and Summit. Summit is gated, sits on hilly terrain, and holds 88 homes built between 2004 and 2007 by Woodside Builders. Calabrea and Promontory sit right beside Foothills Reserve and are often described as part of it, but each is its own community with its own HOA.
Why people choose it
Buyers who want elevation and proximity to the mountain, with the gated pockets drawing the custom and luxury end.
Getting around
Chandler Boulevard is the only way out, west to 17th Avenue and down to the Loop 202, under ten minutes. The pitch here is the mountain and the hiking; the shops are a drive.
The trade-off
Hilly terrain is the trade. It buys you elevation, views and privacy, and it costs you flat usable yard and easy walkability compared with a community like Lakewood.
