What Your Foothills Club West Home Is Worth

A real number from someone who knows your neighborhood and what has actually sold there, not an automated estimate.

Your zip code contains three communities that price nothing alike

A home valuation in Foothills Club West from an automated tool works from square footage, bedroom count, lot size and whatever sold nearby. In a uniform tract subdivision that lands reasonably close.

Here it does not, and the first reason is easy to state. Club West sits in 85048, and so do Lakewood and Foothills Reserve. A model pulling nearby sales from that zip is drawing on a lake community, a master-planned community and a hillside community with gated custom pockets, all at once, then reporting the average as though it described your house.

The second reason is subtler and specific to Club West. Your parcel's tract declarations affect what a buyer can do with the home, and what a buyer can do with a home affects what they will pay for it. An automated model has never read a tract declaration in its life.

What you get instead is a number drawn from your named neighborhood, the specific homes I reasoned from, and an explanation of why yours sits where it does relative to them. It is free and there is no obligation.

Why the number from Savvy Realty Group is worth having

Savvy Realty Group is my practice at HomeSmart. I am Amy Richardson, I have lived in Ahwatukee since 2008, and I have sold here since 2017: more than 80 transaction sides and over $52 million in volume, most of it within a few miles of my own front door.

Eighteen years of watching one village is what makes a valuation here accurate. I have seen which pockets held their value through a slower stretch and which did not. I know what a remodeled kitchen is worth on one street and what the same kitchen is worth three streets over, because I have sat in both houses.

In Club West the useful specific is knowing the named neighborhoods and what separates them. Vistas, Montana Vista, Rosewood Canyon Estates, Whistling Rock and Fairway are not interchangeable, and a gated home does not compare to an ungated one on the strength of both being Club West addresses.

The other thing you are buying is a willingness to disappoint you. If my number is lower than you hoped, you hear it in the first conversation rather than after ninety days on the market watching a price come down in increments. That conversation is uncomfortable once and useful permanently.

A meaningful share of the valuations I do never become listings. That is fine, and you will not be entered into a follow-up sequence for asking. The general version is on my home value page. To start, tell me your address.

What actually goes into the number

A comparative market analysis is not a form. Here is the work, and the small amount of it that falls to you.

  • You tell me the address and anything you have changed. The remodel, the roof, the pool equipment, the addition that never made it onto the county record. I cannot adjust for what I do not know about.
  • I establish the neighborhood. Which of Club West's named parcels your home sits in, because every comparable I choose afterward depends on that answer, and a gated home is not a comparable for an ungated one.
  • I read what governs the property. Master CC&Rs plus your tract declarations, from the current management company. What a buyer is permitted to do with a home affects what they will pay for it, and this is the part no model sees.
  • I walk the house. This is what separates a real valuation from an estimate. Finish level, whether your lot backs to open space or an arterial road, what condition is actually underneath the presentation. Twenty minutes of walking beats any amount of arithmetic.
  • I show you the reasoning. You get the homes I compared against and the adjustments I made, so you can push back on any of them. Disagreeing with me is allowed and often useful.
  • If you are selling, the number becomes a strategy. Pricing is the third step of the listing process, written out at how pricing is done, and I refresh it monthly while you are on the market. If you are not selling, that is the end of it.

Why values here are harder to read than most

The zip problem is the headline, and it goes further than an average. The lines cut straight through neighborhoods in Ahwatukee. There are cul-de-sacs where you can see backyards sitting in a different zip from your own, with the same builders and the same streets. If your estimate moves because of which side of an invisible line your mail arrives on, that is not information about your house.

The neighboring communities each pose a different valuation question. In the Foothills the question is which of many neighborhoods, in an association of over 4,300 homes. In Foothills Reserve terrain does much of the work, and Summit's single builder and defined era make it more predictable than the custom pockets beside it.

The village-level factors still apply to your number. South Mountain Park and Preserve along the northern edge, with trail access from the neighborhoods themselves, is a real component of value no model measures. Roughly twenty minutes to Sky Harbor, downtown Phoenix and Chandler is worth more to a buyer than they expect before they drive it, and correcting that assumption is part of what marketing does for your number.

Frequently Asked Questions

Why is my Zillow estimate different from your number?

Because an automated estimate has never been inside your house and works largely from the zip. 85048 covers Club West, Lakewood and Foothills Reserve, so it is blending a lake community, a master-planned community and a hillside community and reporting the average as your value.

Do the HOA rules affect my value?

They can, because what a buyer is permitted to do with a home affects what they will pay for it. Your parcel's tract declarations apply in addition to the master CC&Rs, and no automated model has ever read either of them.

Does it matter which Club West neighborhood I am in?

Yes. Vistas, Montana Vista, Rosewood Canyon Estates, Whistling Rock and Fairway are not interchangeable, and a gated home is not a comparable for an ungated one on the strength of both being Club West addresses. Establishing the parcel is the first step of the analysis.

Is the valuation really free?

Yes, and there is no obligation attached. A good share of the ones I do never turn into a listing, either because the timing was not right or because the person was curious about where they stand.

Foothills Club West

What home value looks like in Foothills Club West

A master-planned Foothills community where each parcel carries its own tract declarations.

One of the Ahwatukee communities I work most often.

The homes
A master community with its own named neighborhoods inside it, including Vistas, Montana Vista (gated, built by Pulte), Rosewood Canyon Estates (built by Rosewood Homes), Whistling Rock (built by T.W. Lewis) and Fairway. The association is explicit that each community within Club West has its own tract declarations applying in addition to the master CC&Rs.
Why people choose it
Buyers who want the Foothills setting with a master-planned structure and a clubhouse behind it.
Getting around
Out along Chandler Boulevard, then down to the Loop 202 by 17th Avenue if you are toward the west side, or Desert Foothills Parkway if you are nearer that. Five to ten minutes to the 202.
Nearby
The community clubhouse sits at 16414 S 14th Ave.
The trade-off
Two layers of rules again: the master declarations plus your specific parcel's. Worth reading both before you write an offer, because they are not the same document and the parcel-level one is the easier to miss. Community management also changed hands to 360 Community Management around 2025 to 2026, so older paperwork may name the previous company.

The association that applies here, linked to its own site so you can read the documents rather than take my word for it.

Master association
Foothills Club West Community Association Each community inside Club West carries its own recorded tract declarations on top of the master CC&Rs, so two documents apply to a lot. Managed by 360 Community Management.

Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
