Selling Your Home in Foothills Club West

The Savvy Solutions Method: prep walkthrough, staging consultation, full video, and pricing built on data rather than hope.

Prepared, priced and marketed. Most listings only get two of those.

A house in a balanced market does not sell because it went on the market. It sells because three things were done properly: it was prepared, it was priced correctly, and it was put in front of the people most likely to buy it.

Almost every agent will describe the last two. Very few will do the first one with you, in person, before a single photograph is taken. Selling your home in Foothills Club West without that step is where most of the money quietly goes.

There is a fourth thing here that is not marketing at all, and it stalls more deals in this community than anything else. Your buyer will want the master CC&Rs and your specific parcel's tract declarations, and if nobody has requested them until escrow is waiting, you lose days at exactly the point where a deal is most fragile.

What you get is a walkthrough before anything else happens, a complimentary staging consultation on every listing I take, professional photography and an educational video with full drone footage, a single-property page, weekly updates and a pricing analysis refreshed monthly. To be exact about one thing: the staging consultation is complimentary. The approach from there is agreed together, based on what the home needs.

Why Club West sellers list with Savvy Realty Group

I am Amy Richardson. Savvy Realty Group is my practice at HomeSmart, and I have lived in Ahwatukee since 2008 and sold here since 2017.

In that time I have closed more than 80 transaction sides and over $52 million in volume, most of it within a few miles of my own house. I hold the Certified Listing Specialist designation and a Six Sigma Green Belt, which between them describe how I run a listing: a defined process, executed the same way every time, rather than a set of habits.

The Club West-specific piece is knowing where the paperwork lives now. Management changed to 360 Community Management around 2025 to 2026, having been Vision Community Management before that, and older files, online references and listing remarks still name the previous company. An agent working from an out-of-date reference sends a request into a void and nobody finds out for a week.

On pricing, the thing to understand is that Club West is in the 85048 zip, which also covers Lakewood and Foothills Reserve. Any zip-level figure blends three genuinely different communities. I price from comparable homes in your named neighborhood instead: Vistas, Montana Vista, Rosewood Canyon Estates, Whistling Rock or Fairway.

Two recent Ahwatukee listings went under contract in under 72 hours in a balanced market. That was preparation, pricing and marketing arriving together. The general version is on my selling page, or tell me about your house.

The six steps, and what each one asks of you

The whole method is written out at how I sell a home in Ahwatukee, in order, so you can read it before you talk to me. Here is the division of labor.

  • Prep walkthrough. I walk the house with you room by room and name what to fix and what to skip. You decide how much of the list to do. My vetted trades handle whatever you choose. Step one is here.
  • Both documents requested on day one. Master CC&Rs and your parcel's tract declarations, from the current management company. This is the single most avoidable delay in a Club West sale.
  • Staging consultation and media. A professional walks the home and tells you what to move, remove or rearrange. Then photography and the drone video. Step two is here.
  • Pricing from your neighborhood. I bring you the comparable homes from your named parcel and the reasoning. You can disagree with me. You should not be surprised by me. Step three is here.
  • Launch. Single-property page, MLS, an open house on the first weekend, and distribution through the channels I publish on. Paid reach on Meta and Google where the property warrants it, decided together. Step four is here.
  • Offers, then contract to close. I lay out what each offer nets you and what it risks, with a recommendation attached, and the decision stays yours. Step five is here, and my transaction coordinator and I run the deadlines after it.

Who is likely to buy your house, and why that shapes the marketing

Your buyer is choosing structure. They want the Foothills setting with a master-planned community and a clubhouse behind it, and they have usually already looked at the alternatives.

They may have looked at Ahwatukee Custom Estates, and decided they wanted the opposite. They may have looked at Foothills Reserve, which sits harder against the mountain with more hillside terrain, and decided against the steps. And increasingly they have looked at Upper Canyon, building immediately west, and are weighing a warranty against mature landscaping. Good marketing answers the comparison they are actually making.

The setting does the rest of the work: South Mountain Park and Preserve along Ahwatukee's northern edge, and roughly twenty minutes to Sky Harbor, downtown Phoenix and Chandler. None of that photographs from inside your living room, which is why every listing I take gets drone footage rather than only the expensive ones.

Not sure of your number? Start with what your Club West home is worth. Selling the family home rather than a house? Right-sizing in Club West is the better page.

Frequently Asked Questions

What paperwork will my buyer ask for?

The master Club West CC&Rs and your specific neighborhood's tract declarations, because both govern the home. Requesting them at listing rather than mid-escrow is the single most avoidable delay in a sale here, and I start it on day one.

Who do I request association documents from now?

360 Community Management, which took over from Vision Community Management around 2025 to 2026. Older files and even some listing remarks still name the previous company, so a request sent to the old manager simply sits there.

Why does the zip code misdescribe my home?

Because Club West sits in 85048, which also covers Lakewood and Foothills Reserve. A lake community, a master-planned community and a hillside community are being averaged together in any zip-level figure, and the average describes none of them.

Is staging included?

The staging consultation is complimentary on every listing I take. The approach from there is agreed together, based on what the home needs. I say that at the start rather than letting it surface at an awkward moment.

Foothills Club West

What selling your home looks like in Foothills Club West

A master-planned Foothills community where each parcel carries its own tract declarations.

One of the Ahwatukee communities I work most often.

The homes
A master community with its own named neighborhoods inside it, including Vistas, Montana Vista (gated, built by Pulte), Rosewood Canyon Estates (built by Rosewood Homes), Whistling Rock (built by T.W. Lewis) and Fairway. The association is explicit that each community within Club West has its own tract declarations applying in addition to the master CC&Rs.
Why people choose it
Buyers who want the Foothills setting with a master-planned structure and a clubhouse behind it.
Getting around
Out along Chandler Boulevard, then down to the Loop 202 by 17th Avenue if you are toward the west side, or Desert Foothills Parkway if you are nearer that. Five to ten minutes to the 202.
Nearby
The community clubhouse sits at 16414 S 14th Ave.
The trade-off
Two layers of rules again: the master declarations plus your specific parcel's. Worth reading both before you write an offer, because they are not the same document and the parcel-level one is the easier to miss. Community management also changed hands to 360 Community Management around 2025 to 2026, so older paperwork may name the previous company.

The associations in Foothills Club West

The association that applies here, linked to its own site so you can read the documents rather than take my word for it.

Master association
Foothills Club West Community Association Each community inside Club West carries its own recorded tract declarations on top of the master CC&Rs, so two documents apply to a lot. Managed by 360 Community Management.

Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
