Right-Sizing in Foothills Club West

Leaving the house you raised a family in, without being rushed through it.

A move inside Club West changes your rulebook, not only your address

The children have moved out, or are close to it. The upstairs rooms have become storage. You are maintaining a house that was sized for five people and is now being run by two.

Downsizing in Foothills Club West is what the search bar calls it. For most of the people I work with it turns out to be a move of a mile or two, out of a larger home in one part of this community and into a smaller one somewhere else inside it.

A move like that changes more than your address. Club West is a master community with its own named neighborhoods inside it, and the association is explicit that each of them carries its own tract declarations applying in addition to the master CC&Rs. Vistas, Montana Vista, which is gated, Rosewood Canyon Estates, Whistling Rock and Fairway all sit beneath the master, and each has a second document of its own. Cross from one to another and you keep the master rulebook and swap the parcel-level one.

The clubhouse at 16414 S 14th Ave and the maintained common areas stay with you as long as you stay inside the master community. What can change is the detail underneath: what may be parked, built, painted or attached to the outside of your next home.

What you get from me is that comparison made properly, in both directions, before you commit to either end of the move.

Why right-sizers ask for Savvy Realty Group

Savvy Realty Group is my practice at HomeSmart. My name is Amy Richardson, I have lived in Ahwatukee since 2008, and this is the move I am called for more often than any other.

The proof point that bears on it is not volume. It is 100% five-star across 35 or more Google reviews, a number of them from people I have now worked with twice. A move made after twenty years in one house is remembered for how it was handled rather than for how quickly it closed.

The second is eighteen years inside one village. I can usually tell you which named neighborhood an address sits in before I look it up, and the document you need depends entirely on that answer.

Then the administrative piece, which is dull and costs people real time. Community management changed hands to 360 Community Management around 2025 to 2026, so if you have owned for fifteen or twenty years, the paperwork in your filing cabinet names whoever held the contract then. I know where the request goes now.

I hold the Certified Listing Specialist designation, and every listing I take gets the same preparation whatever it is worth: the walkthrough before anything is photographed, a complimentary staging consultation, professional photography and an educational video with full drone footage. The approach from there is agreed together, based on what the home needs.

The broader version is on my downsizing page. Or start with a conversation that commits you to nothing.

Four documents, requested before anything else happens

A right-size inside this community involves four governing documents rather than two: the master CC&Rs and the tract declarations on the home you are leaving, then the same pair on the one you are buying. Getting current copies of all four early is the part I care most about, because each can be slow to arrive and none is slow to matter. The rest runs in its usual order at the six-step listing process.

  • Establish both parcels first. Which named neighborhood your current home sits in, and which one you are considering. Everything after this depends on those two answers rather than on treating Club West as one rulebook.
  • Request current copies from the current manager. All four come from 360 Community Management. What is in your own files is a historical record, and a request sent to the company named on those old papers can sit for a week before anyone notices.
  • Read the outgoing pair as a disclosure job. Your buyer is entitled to both documents that govern the home you are selling, and having them at listing rather than in the third week of escrow is the difference between a file that moves and one that stalls.
  • Read the incoming pair as a lifestyle question. Parcel-level declarations tend to address exactly what people want to do after a right-size: a second vehicle, a casita, a wall height, an exterior color, how long a guest may stay.
  • Decide the order with numbers in front of you. Which side goes first is an equity and financing question, and inside one community it becomes a timing question too, because the smaller home you want may come up once.
  • Then the ordinary work. Walkthrough, trades, staging consultation, photography, pricing and marketing run in sequence from step one. Emptying a long-occupied house can be spread over months, and I can introduce you to people who do that work.

Where you could land without leaving Ahwatukee

Most right-sizers I meet do not want to leave this village. They want less house inside it, and there is more range than people assume.

Staying inside Club West keeps the master CC&Rs, the clubhouse and the maintained common areas, and hands you a different parcel-level document with whichever neighborhood you land in. Next door, the Foothills Community Association runs to over 4,300 homes and includes Palma Brisa, built in the early 2020s and contemporary in style, which usually means less deferred maintenance to inherit. Foothills Reserve is worth ruling in or out early, because hilly terrain works against a low-step house however good the view is.

There is also a 55+ option inside the village at Ahwatukee Retirement Village, which is worth a look if age restriction appeals rather than puts you off.

Immediately west, Upper Canyon is building now on 373 gated acres. A house with a warranty and nothing deferred in its history is a serious right-sizing option.

Staying anywhere in Ahwatukee keeps the mountain and the people you already know. The village has never had a walkable center, which suits some people and not others.

If the move is driven by something bigger than square footage, selling through a life change is written for that. If you want the number before anything else, start with a valuation.

Frequently Asked Questions

If I move to another neighborhood inside Club West, do the same rules follow me?

The master CC&Rs do, because they cover the whole community. The tract declarations do not. Each named neighborhood carries its own set applying in addition to the master, so a move from one to another means reading a document you have never seen before, even though the address barely changed.

Which association documents does my buyer need from me?

Both layers: the master Club West CC&Rs and the tract declarations for the neighborhood your home sits in. I request current copies in the first week rather than waiting for a buyer's agent to ask.

My HOA paperwork is twenty years old. Can I use it?

For a sale, no. Community management changed hands to 360 Community Management around 2025 to 2026, so an older file names a company that no longer holds the records, and a request addressed from it goes nowhere. Current copies have to be requested from the current manager.

What do I keep by staying inside the master community?

The clubhouse at 16414 S 14th Ave, the common areas the association maintains, and one of your two rulebooks unchanged. People tend to undervalue that structure while they have it, so it is worth counting deliberately before you list.

Foothills Club West

What downsizing looks like in Foothills Club West

A master-planned Foothills community where each parcel carries its own tract declarations.

One of the Ahwatukee communities I work most often.

The homes
A master community with its own named neighborhoods inside it, including Vistas, Montana Vista (gated, built by Pulte), Rosewood Canyon Estates (built by Rosewood Homes), Whistling Rock (built by T.W. Lewis) and Fairway. The association is explicit that each community within Club West has its own tract declarations applying in addition to the master CC&Rs.
Why people choose it
Buyers who want the Foothills setting with a master-planned structure and a clubhouse behind it.
Getting around
Out along Chandler Boulevard, then down to the Loop 202 by 17th Avenue if you are toward the west side, or Desert Foothills Parkway if you are nearer that. Five to ten minutes to the 202.
Nearby
The community clubhouse sits at 16414 S 14th Ave.
The trade-off
Two layers of rules again: the master declarations plus your specific parcel's. Worth reading both before you write an offer, because they are not the same document and the parcel-level one is the easier to miss. Community management also changed hands to 360 Community Management around 2025 to 2026, so older paperwork may name the previous company.

The association that applies here, linked to its own site so you can read the documents rather than take my word for it.

Master association
Foothills Club West Community Association Each community inside Club West carries its own recorded tract declarations on top of the master CC&Rs, so two documents apply to a lot. Managed by 360 Community Management.

Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
