Right-Sizing in the Ahwatukee Foothills
Leaving the house you raised a family in, without being rushed through it.
You can right-size here more than once and never leave
The children have gone, or are going. You are heating rooms nobody sleeps in and climbing stairs for no particular reason.
Here is what people two miles away do not realize about downsizing in the Ahwatukee Foothills. This association holds over 4,300 homes across a long list of named neighborhoods, which means a smaller house, and a different one again in ten years, can both sit inside the boundary you already live in. Right-sizing here is not necessarily a move out. It is often a move across.
What survives that move is your ordinary week. Over 35 local businesses sit within the association's own footprint, so the pharmacy, the dry cleaner and the place that knows your car do not change when the house does. Anyone who has right-sized twice will tell you that is not a small thing. The second move is survivable precisely because it did not relocate everything else at the same time.
What does change is the neighborhood, and each one arrives with its own paperwork. Palma Brisa is the newer end, built in the early 2020s and contemporary in style. Miralago is built around a small man-made lake. Tuscan Hills carries a Mediterranean character. Choosing between them is a reading job before it is a browsing one, and that is the part I do with you.

Why right-sizers ask for Savvy Realty Group
I am Amy Richardson and Savvy Realty Group is my practice at HomeSmart. I have lived in Ahwatukee since 2008, which means I have watched neighbors make this move twice without their address ever leaving the association.
The knowledge worth paying for on this page is that second move. An agent who sells you one house can tell you what is on the market this month. Eighteen years in a single village tells you what the step after this one looks like, which matters when you are choosing a house you may not want to be your last.
My proof here is not volume. It is 100% five-star across 35 or more Google reviews, a number of them from people who have now moved with me more than once. I have been licensed since 2017 and hold the Certified Listing Specialist designation and a Six Sigma Green Belt. Before real estate I spent twelve years in my family's financial advisory practice, which shows up as a habit of putting the carrying numbers on paper before anybody gets attached to a floor plan.
One caution better heard now than later. If what you want is single-level living with very few steps, the hillside ground inside this association works against you, and there is a fair amount of it. That rules out specific streets rather than whole neighborhoods, which is why I would rather walk one with you than send a filtered list.
The broader version is on my downsizing page. Or start a conversation that commits you to nothing.
Picking the neighborhood before anything is listed
Nothing goes on the market until we know where you are going, and inside a community this large that decision has a shape of its own. Here is the part that comes first.
- Describe the week rather than the house. How many steps you are willing to climb, how much yard you want to be responsible for, whether you want water at the end of the street or quiet or a shorter walk to the car. Those answers point at neighborhoods. A bedroom count does not.
- Name two or three and stop there. I would rather hand you Palma Brisa, Miralago and Tuscan Hills with a reason attached to each than open up 4,300 homes and leave you to sort them. Ruling places out is most of the value.
- Read what governs each one before you fall for a kitchen. Dues, restrictions, what the association maintains and what stays yours. Those differ from one neighborhood to the next inside the same boundary, and they decide how much house you are really taking on. This is the step that makes a right-size work or quietly fail.
- Walk them at the hour you would live them. A Tuesday evening tells you more about a street than any Sunday morning does, and it costs an hour to find out.
- Sequence the two transactions with numbers in front of you. Which one goes first is a question about your equity and how many weeks of not knowing you can stand. I put both versions on paper for your position instead of handing you a rule.
- Then the ordinary selling work. Prep walkthrough, complimentary staging consultation, photography and drone video, pricing from your own pocket of the Foothills, all set out at the six-step process. The staging consultation is complimentary on every listing I take, and the approach from there is agreed together based on what the home needs.
How much of the association is actually available to you
Most right-sizers I meet do not want to leave this part of the village, and the useful news is that they frequently do not have to. Alongside the neighborhoods people have heard of, the Foothills holds Canyon Springs, Shadow Rock, Majestic Hills, Black Rock Canyon, Candlewood Views, Eagle Ridge and Camelot Ridge. That is a lot of separate answers to the same question.
Palma Brisa is the newest of the named pockets, built in the early 2020s and contemporary in style, which usually means less deferred maintenance to inherit. Miralago puts a small man-made lake at the center of the day. Tuscan Hills carries a Mediterranean character. Working against a low-step house is hillside terrain, where the views come with stairs.
If a 55+ community belongs in the comparison, Ahwatukee Retirement Village has its own page here.
Foothills Club West is the other near neighbor worth a look, master-planned with a clubhouse, if structure and amenity matter more to you now than they did when you bought.
If the move is driven by something bigger than square footage, selling through a life change is written for that.
Frequently Asked Questions
Can I right-size more than once without leaving the association?
It is a realistic plan here, which is unusual. Over 4,300 homes and a long list of named neighborhoods means a smaller house now and a smaller one again later can both sit inside the same boundary. Whether the specific house exists at your number is the real question, and it is one I can answer per neighborhood.
Do my errands change if I move within the Foothills?
Much less than you would expect. Over 35 local businesses sit inside the association's own footprint, so the places you already use tend to stay where they are even when the address changes. That is the reason a second move here is far easier than a second move anywhere else.
Does the neighborhood change what I am responsible for?
Yes, and it is the question worth asking first. Dues, restrictions and what the association maintains rather than you differ from one neighborhood to the next inside the same boundary. Two homes of identical size can hand you very different amounts of upkeep, and that is a documents question rather than a listing one.
Which parts suit a home with very few steps?
Not the hillside ground, of which this association has a fair amount. Newer stock such as Palma Brisa, built in the early 2020s, tends to be the easier starting point. Rather than filter for it online, I would walk the specific streets with you, because terrain varies within a single neighborhood.

What downsizing looks like in Ahwatukee Foothills
The Foothills Community Association: 4,300+ homes and 35+ local businesses.
One of the Ahwatukee communities I work most often.
- The homes
- One of the largest communities in Ahwatukee at over 4,300 homes, holding a wide spread of neighborhoods. Among them: Tapestry Canyon and The Sanctuary, both gated and at the luxury end, with The Sanctuary split between lake homes and hillside homes. Cabrillo Canyon sits in a canyon setting, Miralago is built around a small man-made lake, Tuscan Hills carries a Mediterranean character, and Palma Brisa is newer, built by Blandford in the early 2020s and contemporary in style. Canyon Springs, Shadow Rock, Majestic Hills, Black Rock Canyon, Candlewood Views, Eagle Ridge and Camelot Ridge are also inside the association.
- Why people choose it
- Almost everyone, because the community is large enough to contain several distinct markets. A gated luxury hillside buyer and an early-2020s contemporary buyer are both buying in the Foothills.
- Getting around
- Most Foothills residents take 24th Street down to the Loop 202.
- Nearby
- Over 35 local businesses sit within the association's own footprint, alongside the mountain access the Foothills are named for.
- The trade-off
- The name covers so much ground that it tells you very little on its own. Which neighborhood a home sits in matters far more here than the Foothills label does, and that is the distinction most out-of-area buyers miss.
