Selling Your Home in Ahwatukee Retirement Village
The Savvy Solutions Method: prep walkthrough, staging consultation, full video, and pricing built on data rather than hope.
A specific buyer pool, which cuts both ways
A house in a balanced market does not sell because it went on the market. It sells because it was prepared, priced correctly and put in front of the people most likely to buy it. In this community the third of those is unusually literal.
Selling your home in Ahwatukee Retirement Village means selling to a defined pool, because the community is 55+ and around 1,628 homes. That is a genuine constraint and also an advantage: the buyer is identifiable, which means the marketing can be aimed rather than broadcast, and what they are buying is knowable rather than guessed at.
What you get is a walkthrough before anything else happens, where I tell you what a buyer will notice and what an inspector is likely to write up. A complimentary staging consultation on every listing, at every price point. Professional photography and an educational video with full drone footage. A single-property page rather than only an MLS entry. Weekly updates and a pricing analysis refreshed monthly.
To be exact: the staging consultation is complimentary. The approach from there is agreed together, based on what the home needs.

Why sellers here list with Savvy Realty Group
I am Amy Richardson. Savvy Realty Group is my practice at HomeSmart, and I have lived in Ahwatukee since 2008 and sold here since 2017: more than 80 transaction sides and over $52 million in volume, most of it within a few miles of my own house.
I hold the Certified Listing Specialist designation and a Six Sigma Green Belt, which between them describe how I run a listing: a defined process executed the same way every time rather than a set of habits.
The part specific to this community is that your buyer is not primarily buying your kitchen. They are buying single-level living, a smaller lot to look after, and the Ahwatukee Recreation Center, which is three interconnected buildings holding two pools, pickleball courts, a fitness center with free classes, a ballroom, an arts and crafts building with a woodshop, and over 40 clubs and groups. A listing that markets the house and forgets the community is leaving the strongest argument out.
Two recent Ahwatukee listings went under contract in under 72 hours in a balanced market. That was preparation, pricing and marketing arriving together rather than luck. The general version is on my selling page, or tell me about your house.
The six steps, and what each one asks of you
The whole method is written out at how I sell a home in Ahwatukee, in order. Here is the division of labor.
- Prep walkthrough. Room by room, outside included. In a community dating to 1974 the useful half of the answer is usually what not to fix, because sellers routinely spend on the wrong items in an older home and conclude the market did not reward them. Step one.
- Staging consultation and media. A professional walks the home and tells you what to move, remove or rearrange, then photography and the video. Single-level plans photograph well when the flow is clear, and clearing that flow is nearly always arrangement rather than expenditure. Step two.
- Pricing from within the community. Comparables drawn from here, not from the family housing around it. Those are different products and blending them produces a number that describes neither. Step three.
- Launch, aimed at the actual buyer. Single-property page, MLS, an open house on the first weekend, and distribution through the channels I publish on. Paid reach on Meta and Google where the property warrants it. Step four.
- Offers. What each one nets you and what each one risks, with a recommendation attached. The decision stays yours. Step five.
- Contract to close. My transaction coordinator and I run the deadlines, and you hear from us weekly whether or not anything dramatic happened.
What your buyer is actually buying
Three things, in roughly this order: a single-level home with less to maintain, the Ahwatukee Recreation Center, and Ahwatukee itself. The community overview sets out all three.
The ARC opened in 1974 alongside the community and it is the center of the place rather than an add-on. Two swimming pools, pickleball courts, a fitness center with free classes including water aerobics, Zumba and Pilates, a grand ballroom, an arts and crafts building with a woodshop plus stained glass, ceramics and painting, card rooms, table tennis and over 40 clubs and groups. That belongs in the marketing, and it is exactly the sort of thing an out-of-area agent leaves out.
The third one is the argument against the obvious alternative. Sun Lakes is larger and more master-planned with golf across five country club communities. This community does not compete on amenity list. It competes on staying in Ahwatukee, with the mountain and the trails, which is precisely why many buyers are looking here.
Buyers who want more space are looking at Mountain Park Ranch instead, so a listing that overstates size rather than leaning on maintenance and access is competing on the ground it loses. Not sure of your number yet? Start with what your home here is worth.
Frequently Asked Questions
Does a 55+ community make my home harder to sell?
It makes the buyer pool specific rather than smaller in a way that hurts you. The advantage is that the buyer is identifiable, so the marketing can be aimed rather than broadcast. What matters is that the listing sells the Recreation Center and the single-level, low-maintenance living as well as the house.
Should I update the house before listing?
That is what the walkthrough answers, and in a community dating to 1974 the useful half of the answer is usually what not to do. Sellers routinely spend on repairs a buyer never looks at, then conclude the market did not reward them.
Is staging included?
The staging consultation is complimentary on every listing I take. The approach from there is agreed together, based on what the home needs. I say that at the start rather than letting it surface at an awkward moment.
Do comparable sales come from outside the community?
They should not. The housing here is largely single-level on smaller lots in a 55+ community, and the family housing around it is a different product entirely. Blending the two produces a number that describes neither, which is the most common pricing error I am called in to correct here.

What selling your home looks like in Ahwatukee Retirement Village
Ahwatukee's own 55+ community: 1,628 homes, single-level plans, and the Ahwatukee Recreation Center.
The active adult option inside Ahwatukee, which most people do not know exists.
- The homes
- Around 1,628 homes at the base of South Mountain, largely single-level floor plans on smaller lots with less maintenance than the family housing elsewhere in Ahwatukee. The community dates to 1974 and was developed by the Presley Company of Arizona.
- Why people choose it
- A 55+ HOA community. Right-sizers who want the amenities and the lower maintenance of an active adult community without leaving Ahwatukee, its mountain access, or the people they already know.
- Nearby
- The Ahwatukee Recreation Center, which opened in 1974 and is the point of the place: three interconnected buildings with two swimming pools, pickleball courts, a fitness center with free classes including water aerobics, Zumba and Pilates, a grand ballroom, an arts and crafts building with a woodshop plus stained glass, ceramics and painting, and over 40 clubs and groups.
- The trade-off
- Against Sun Lakes it is smaller and less master-planned, with no golf courses of its own and a lighter amenity package. What it gives you instead is staying in Ahwatukee: the mountain, the trails and your existing life, rather than moving twenty minutes away to get the clubhouse.
