Selling Your Home in Lakewood
The Savvy Solutions Method: prep walkthrough, staging consultation, full video, and pricing built on data rather than hope.
Half of what you are selling is outside the front door
Selling your home in Lakewood has one feature that most Ahwatukee sales do not: a substantial part of the value sits outside the house entirely, in the lake, the greenbelt and the paths running through the community.
None of that photographs from your living room. A buyer scrolling a portal sees rooms, and rooms alone will not explain why somebody chose this community over one five minutes away.
So the marketing has to do a job the MLS entry cannot. Every listing I take gets an educational video with full drone footage, at every price point rather than only the expensive ones, precisely because water and green space read from the air and disappear from the ground.
And your price starts from position rather than from the community average. Waterfront and inland homes here carry different terms, including watercraft registration on the water, so they are not comparables for each other even when the floor plans match.
What you get, in short, is a listing that explains the thing a buyer is actually choosing, priced from the homes that genuinely describe yours.

Why sellers here work with me
Savvy Realty Group is my practice at HomeSmart, and my position on this is straightforward. A home in a balanced market does not sell because it was listed. It sells because it was prepared, priced and marketed properly, and most agents skip the first of those three.
So before we discuss price or photographs, I walk your home with you and name what a buyer will notice, what an inspector is likely to write up, and which items on that list are not worth your money. That last part saves sellers more than anything else I do. My own vetted trades handle whatever needs doing, so you are not sourcing a painter while also trying to sell a house.
The credentials behind that, because you should be able to check a claim like it: licensed since 2017 and more than 80 transaction sides at over $52 million in career volume. I am a Certified Listing Specialist and hold CLP. I ranked in the top 5% of HomeSmart in 2025.
Eighteen years living in Ahwatukee is what tells me which comparable sales actually describe your house, and which ones look similar on paper and came from a different market entirely.
You can disagree with my number. You should not be surprised by it, because I will show you the homes I reasoned from.
What happens, in order
Nothing here is designed to rush you. Most of the people I work with are three to twelve months out when we first talk.
- The prep walkthrough. Room by room, outside included, with a clear list of what to fix and what to leave alone. My vetted trades do the work.
- Presentation. A complimentary staging consultation on every listing. To be plain about it: the consultation is complimentary, and the approach from there is agreed together based on what the home needs. Then professional photography and the educational video with drone footage.
- Pricing. Built from what comparable homes in the right part of this community actually sold for, and refreshed monthly while you are on the market.
- Marketing you can count. Your own single-property page rather than only an MLS entry, the video distributed through the channels I actively publish on, an open house on the first weekend, and paid reach on Meta and Google where the property warrants it.
- Offers. What each one nets you and what each one risks, with my recommendation and the reasoning attached. The decision stays yours.
- Contract to closing. My transaction coordinator and I hold the dates, and you get an update every week whether or not anything has happened.
Every step is written out in full here, and this is my listing approach generally. Or talk it through with me.
Who buys a Lakewood home, and what that means for yours
A buyer choosing here has usually already decided they want water and green space as part of daily life rather than a drive away. That is a specific decision, and it is the one your marketing needs to speak to.
It also tells you who is not buying your house. Somebody set on elevation, views and immediate mountain proximity is looking at Foothills Reserve or somewhere in the Foothills, on hillier terrain that trades flat usable yard for the position. Somebody who wants the widest possible spread of housing under one master community is looking at Mountain Park Ranch and its nine sub-associations. Aiming at those buyers with a Lakewood listing wastes the budget.
It is also worth knowing what the buyer is not getting, because that shapes what your listing has to answer. There is no immediate hillside trail access here and there is no evening district anywhere in Ahwatukee. Pretending otherwise in the copy does not fool anyone who has driven the neighborhood, and it costs you credibility with the person who was ready to buy.
One thing to be careful with while you research: Lakewood sits in the 85048 zip, which also covers Foothills Club West and Foothills Reserve. Anything reported at zip level is blending three genuinely different communities and describes none of them accurately, including yours.
Frequently Asked Questions
Does being on the water change how my Lakewood home is priced?
Yes. Waterfront homes here carry their own association rules that inland homes do not, including watercraft registration, and they draw a different buyer. Waterfront and inland homes are not comparables for each other even when the floor plans are similar, so the analysis has to start from position.
Is the staging included?
The staging consultation is complimentary on every listing I take. What the home needs beyond that is agreed together. I keep the distinction clear from the beginning rather than letting it surface at an awkward moment.
Why does drone footage matter for a home in Lakewood?
Because the lake, the greenbelt and the walking paths are a real part of what a buyer here is choosing, and none of it is visible from inside the house or from the street. Every listing I take gets the video, at every price point.
What should I fix before listing?
That is what the walkthrough answers, and the useful half of the answer is usually what not to fix. Some sellers do the whole list, some do three items, some do none. What matters is that it was an informed decision rather than a guess.
Lakewood
What selling your home looks like in Lakewood
Built around its lake, with greenbelt and walking paths through it.
One of the Ahwatukee communities I work most often.
- The homes
- A lake-centred community with man-made water at its heart. Homes directly on the water carry their own set of association rules, including watercraft registration, that inland homes in the same community do not.
- Why people choose it
- Buyers who want water and green space as part of daily life rather than a drive away.
- Schools people ask about
- The community association has long named Kyrene de los Lagos Elementary, Akimel Middle School and Desert Vista High School. Kyrene de los Lagos is now a dual-language open-enrollment school rather than the assigned neighborhood school, and the Kyrene district is redrawing its boundaries for 2026-27 and again for 2027-28, so check the district's current maps for any specific address.
- Getting around
- Chandler Boulevard is the northern edge and the Loop 202 the southern one. Lakewood Parkway runs as a loop through the community, with 40th Street on its east side and 32nd Street on its west, and either street gets you to the 202 in two to five minutes.
- Nearby
- The lake itself, the greenbelt and the walking paths running through the community.
- The trade-off
- You are choosing water and greenbelt over the elevation and mountain proximity you would get in the Foothills communities. A lakefront lot also comes with rules an inland lot does not.

The associations in Lakewood
The association that applies here, linked to its own site so you can read the documents rather than take my word for it.
- Master association
- Lakewood Community Association Governs the two lakes and their four boat docks, the ramadas, tot lots and the path network.
Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
