Selling Your Home in Chandler
The Savvy Solutions Method: prep walkthrough, staging consultation, full video, and pricing built on data rather than hope.
Preparation decides more of your price than the listing does
Putting a home on the market takes an afternoon of paperwork. Selling your home in Chandler well starts weeks earlier, inside the house, with the two of us walking it room by room and the exterior as well, before anything is photographed and before a price is discussed.
The walkthrough produces three lists. Work worth doing because a buyer will register it. Work worth doing because an inspector will raise it later and it is cheaper to handle now. Work not worth your money at all, which is usually the longest of the three and the one that saves sellers the most. My vetted trades handle whatever you decide to do, on a schedule you approve once.
Presentation follows preparation: a complimentary staging consultation on every listing, professional photography, and an educational video with full drone footage, at every price point. Pricing is built from genuinely comparable sales and refreshed monthly while you are on the market.
The full method is on my selling page, and Chandler as a place is here.

Why Chandler sellers hire me for the weeks before the photographs
Savvy Realty Group is my practice at HomeSmart. My argument is not local tenure. I have lived in Ahwatukee since 2008, and Chandler is a market I serve regularly, a short drive east.
My argument is that preparing a house is a scheduling problem as much as a taste problem, and scheduling is what I was actually trained in. Six years as a project manager at Wells Fargo, then twelve years in my family's financial advisory practice, before nine years licensed and more than 80 transaction sides and over $52 million in volume. Getting four trades, a stager, a photographer and a video crew through a house in the right order, with none of them waiting on another, is the unglamorous half of a good sale.
In 2025 that work placed me in the top 5% of HomeSmart. I hold the Certified Listing Professional and Certified Listing Specialist designations, which are listing work specifically rather than general practice.
On price I would rather be unpopular early than agreeable and wrong. You will see the homes I am reasoning from, and you are welcome to argue with me about them.

The preparation sequence, in order
One. The walkthrough, before anything else happens. Room by room with the exterior included, producing the three lists above. No photographer is booked until you have decided what you are doing.
Two. The work, scheduled in a single pass. My vetted trades arrive in an order that stops anybody undoing anybody else's work, and you approve the plan once rather than managing it week by week.
Three. The staging consultation. Complimentary on every listing I take. To be precise about what that means: the consultation itself is complimentary, and what the home needs beyond it is an approach we agree together based on the house in front of us.
Four. Photography and video, once the house is ready. Professional photography and an educational video with full drone footage. Shooting a home halfway through its preparation spends the one week when the listing is genuinely new on material you would want to replace.
Five. Price, marketing and offers. Pricing built from comparable sales and refreshed monthly, your own single-property page, distribution through the channels I publish on, a first-weekend open house, and every offer explained in terms of what it nets you and what it risks. All of it is written out at how I sell a home.
Your buyer may not have chosen the city yet
A buyer standing in your Chandler open house is often deciding two things at once: whether they want this house, and whether they want this city. A large share of relocation into the Southeast Valley lands in Chandler first, so the competition for your buyer is not only the home two streets over.
The other contenders are Gilbert, where the market is organized around master-planned communities with their own amenities and associations, and Tempe, the most urban of the three and shaped by Arizona State University. Your listing therefore has to answer why here as well as why this house.
Chandler's answer is the downtown: a walkable historic core around Dr. A.J. Chandler Park, with restaurants, boutiques and six breweries connected by a self-guided trail across about two miles. Whether that argument belongs at the front of your marketing depends on where your home sits, which is one of the things the walkthrough settles.
The counterweight is Ahwatukee, which sells mountain-side quiet and immediate South Mountain access instead. A buyer weighing your home against Ahwatukee is weighing a downtown against a trailhead, and knowing which of those your house answers is how the preparation and the marketing get pointed at the right person rather than at everybody.
Frequently Asked Questions
How do I know which repairs are worth doing?
The walkthrough sorts them into three lists: what a buyer will register, what an inspector will raise later, and what is not worth your money. Some sellers work through the whole first list, some do three items, some do none. What matters is that the decision was informed rather than guessed.
Is the staging included?
The staging consultation is complimentary on every listing I take. What the home needs beyond the consultation is an approach we agree together, based on the house. I keep that distinction clear at the start rather than letting it surface at an awkward moment.
How long does the preparation take?
It depends entirely on what you choose to do, and that is the point of doing the walkthrough before anything is booked. Some homes are ready in a week. Others take a month because four different trades have to pass through in a sensible order, which is a scheduling job I would rather hold than hand to you.
My buyer is also looking in Gilbert. How does the listing compete?
By answering why Chandler as well as why this house. A relocating buyer weighing Gilbert's master-planned communities or Tempe's walkability needs the city shown to them, which is part of what the video and the single-property page are for. Whether that argument leads your marketing depends on where your home sits.
Chandler
What selling your home looks like in Chandler
A Southeast Valley city with a genuinely walkable downtown and a major tech employment base.
Part of the Southeast Valley I serve regularly.
- Why people choose it
- Many buyers here are relocating for work, a substantial number of them in semiconductors and tech. Chandler is where a lot of relocation into the Southeast Valley lands first.
- Getting around
- Directly east of Ahwatukee, so it is a short move rather than a different life.
- Nearby
- Downtown Chandler is the real differentiator: a walkable historic core around Dr. A.J. Chandler Park with restaurants, boutiques and a self-guided beer trail taking in six breweries within two miles. The Summer Market runs Saturday mornings from June through September, and Third Thursdays run October through May.
- The trade-off
- You gain a downtown with actual nightlife and dining, which Ahwatukee does not have and does not pretend to. You give up Ahwatukee's tucked-away, mountain-side quiet and the immediate South Mountain access.
