Luxury Listings in Ahwatukee Custom Estates

Higher-end Ahwatukee homes, marketed properly rather than just listed.

A house with no twin has to be explained, not listed

At the upper end, the number of people who can and will buy your home is not large. Volume cannot do the work for you, which is what putting a house on the MLS and waiting is really relying on.

Luxury listings in Ahwatukee Custom Estates carry a second problem on top of that one. Your house has no twin, so a buyer cannot calibrate it against anything. In a tract community the market does that work for you. Here, if the marketing does not explain what the house is and why it was built that way, the buyer prices it against something it is not.

What you get is an educational video with full drone footage that shows the lot and the setting, professional photography, a single-property page, and targeted paid reach on Meta and Google where the property warrants it. Pricing built from the homes I actually reasoned from, with the adjustments shown, refreshed monthly while you are live. A complimentary staging consultation, with the approach from there agreed together based on what the home needs.

Discretion comes with it where you want it, and we agree which before anything is published.

Why higher-end sellers here choose Savvy Realty Group

Savvy Realty Group is Amy Richardson's practice at HomeSmart. My focus is $700,000 and above and that is where most of my listings sit, so the upper end of this village is ordinary work rather than the exception.

I have earned HomeSmart's Diamond Club in 2023, 2024 and 2025, three consecutive years, and in 2025 I ranked in the top 5% of the brokerage. Nine of my career transactions have been over a million dollars, the largest at $3,377,000.

The judgment that earns its keep here is valuing a one-off. A custom home in Custom Estates does not price like a gated custom home in Calabrea or a hillside home in Tapestry Canyon, and none of those price like each other either. Automated tools and out-of-area agents treat all of it as one zip code. I have watched these specific pockets since 2008, and I have sat in enough of these houses to know what a build was worth then and what it is worth now.

One thing I do not do: hold professional photography or drone video back as an upsell for expensive homes. Every listing gets them. What changes at this price point is targeting.

What changes at this price point, and what does not

Less changes in the process than you might expect and much more in the execution. The full method is at how I sell a home in Ahwatukee.

  • Preparation carries more weight, not less. A poorly prepared custom home does not merely sell slower. It confirms the suspicion a buyer already brought with them, which is that condition varies here and they should look harder. Step one.
  • Media has to carry the land. Lot shape, boundaries, mature landscaping and what surrounds the property are much of what is being sold, and none of it photographs from the ground. Drone is standard here for that reason. Step two.
  • Pricing by judgment, shown openly. I bring you the homes I compared against and every adjustment I made. Getting this wrong at the top of the market is expensive and slow to correct. Step three.
  • Aimed reach, not broad reach. A smaller pool means paid advertising has to be pointed at a defined audience. We decide together whether it is warranted rather than it being an automatic addition. Step four.
  • Offers read in full. Financing type, earnest money handling, inspection and appraisal terms and the closing timeline all change what an offer is worth to you. Step five.
  • Discretion, if that is the brief. I will be straightforward about what a quiet approach costs in exposure, so it is a decision rather than a default.

What the buyer for your house is actually buying

Somebody paying at the top of this community has chosen against the gates. That is worth understanding, because it tells you what the marketing should say.

They could have bought in Calabrea, beside Foothills Reserve, gated and entirely custom on lots mostly half an acre and up, or in Tapestry Canyon or The Sanctuary in the Foothills. They chose land and a single layer of rules instead of a controlled entry and a second set of dues. Lead with that.

The setting does the rest. South Mountain Park and Preserve runs along the northern edge of Ahwatukee, with hiking and biking from the neighborhoods themselves in several communities, and roughly twenty minutes to Sky Harbor, downtown Phoenix and Chandler. A buyer coming from the north side of the metro usually overestimates that drive, and the marketing should correct it.

The limitation is worth naming even in luxury marketing, because a buyer at this level will find out in an afternoon. No walkable downtown, no evening scene. That rules some buyers out and it is exactly why the rest are here.

Buying at this level as well? Luxury buyers here covers the other side.

Frequently Asked Questions

Do you handle homes over a million dollars?

Yes. Nine of my career transactions have been over a million, the largest at $3,377,000. My focus is $700,000 and above and that is where most of my listings sit.

Is the marketing different for a luxury listing?

The components are the same, because I do not hold professional photography or drone video back as an upsell. What changes is targeting, and in this community it also changes what the marketing has to say. A one-off house needs explaining, or a buyer will price it against something it is not.

Can you sell my home discreetly?

We can discuss a quiet approach, and I will be straightforward about what it costs in exposure so it is a deliberate decision rather than a default. Some sellers here have very good reasons for it.

How do you price a house nobody can compare?

By showing my working. I bring the homes I reasoned from and every adjustment I made for lot, condition, finish and position, and you are allowed to argue with any of them. That openness matters more here than in communities where the arithmetic does most of the job.

What luxury listings looks like in Ahwatukee Custom Estates

Custom homes on larger lots, in a sub-association of the Ahwatukee Board of Management.

One of the Ahwatukee communities I work most often.

The homes
Custom-built homes rather than tract product, on larger lots than most of Ahwatukee. Ahwatukee Custom Estates is a sub-association of the Ahwatukee Board of Management, the master association for the original Ahwatukee, so two sets of documents apply.
Why people choose it
Buyers who want a one-off house and land rather than a builder's floor plan, and are willing to trade newness for space and individuality.
Getting around
Inside the Warner Elliot Loop, with the South Mountain preserve to the west and no through road. About five minutes to the I-10 in either direction, with IKEA and Costco across the freeway at Elliot.
The trade-off
Custom means every house is different, so condition and finish vary far more here than in a tract community. That cuts both ways and it is why walking these homes matters more than reading the listing.

The associations in Ahwatukee Custom Estates

More than one association applies here, which changes both the rules and the dues. Each one links to its own site so you can read the documents rather than take my word for it.

Sub-association
Ahwatukee Custom Estates 556 homes across the subdivisions marked ACE on the Board of Management's map, each with its own recorded CC&Rs. Managed by Cornerstone Properties. 602-433-0331.
Master association
Ahwatukee Board of Management The master association for the original Ahwatukee: 5,073 lots across 56 subdivisions, with its own annual assessment. 480-893-3502.

Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
