Luxury Listings in Mountain Park Ranch
Higher-end Ahwatukee homes, marketed properly rather than just listed.
The community name is working against your price
At the upper end, the number of people who can and will buy your home is not large. Volume cannot do the work for you, which is what putting a house on the MLS and waiting is really relying on.
Luxury listings in Mountain Park Ranch carry a second problem specific to this community. Every automated tool, every out-of-area agent and every casual search treats the whole master community as one market. Your estate home is being averaged against condominiums and townhomes that share your master association and nothing else, and the average is what a buyer sees first.
Correcting that is a marketing job as much as a pricing one. The listing has to establish which parcel it sits in and what that means, rather than assuming the reader knows.
What you get is an educational video with full drone footage, professional photography, a single-property page, and targeted paid reach on Meta and Google where the property warrants it. Pricing built from comparable homes in your specific parcel, refreshed monthly. A complimentary staging consultation, with the approach from there agreed together based on what the home needs.

Why higher-end sellers here choose Savvy Realty Group
Savvy Realty Group is Amy Richardson's practice at HomeSmart. My focus is $700,000 and above and that is where most of my listings sit, so the upper end of this village is ordinary work rather than the exception.
I have earned HomeSmart's Diamond Club in 2023, 2024 and 2025, three consecutive years, and in 2025 I ranked in the top 5% of the brokerage. Nine of my career transactions have been over a million dollars, the largest at $3,377,000.
The judgment that earns its keep here is pricing by parcel. An estate home in Mountain Park Ranch does not price like a custom home in Ahwatukee Custom Estates, a gated custom home in Calabrea, or a hillside home in Tapestry Canyon, and it certainly does not price like the condominiums inside its own master community. I have watched these pockets since 2008 and I know which carry a premium and which are quietly asking for one they do not deliver.
One thing I do not do: hold professional photography or drone video back as an upsell for expensive homes. Every listing gets them. What changes at this price point is targeting.

What changes at this price point, and what does not
Less changes in the process than you might expect and much more in the execution. The full method is at how I sell a home in Ahwatukee.
- Preparation carries more weight, not less. At this level a poorly prepared home does not merely sell slower. It signals something to a buyer who is paying close attention. Step one.
- Media that establishes position. Lot, setting and where the home sits within the community are much of what is being sold, and none of it photographs from the ground. Drone is standard here for that reason. Step two.
- Pricing by parcel, argued openly. I bring the comparable homes from your specific sub-association and show the reasoning. Getting this wrong at the top of the market is expensive and slow to correct. Step three.
- Both associations' documents ready. A buyer at this level will ask about the master association and your sub-association, and a delay here reads as disorganization rather than as paperwork.
- Aimed reach, not broad reach. A smaller pool means paid advertising has to be pointed at a defined audience. We decide together whether it is warranted. Step four.
- Offers read in full. Financing type, earnest money handling, inspection and appraisal terms and the closing timeline all change what an offer is worth to you. Step five.
What the buyer for your house is actually buying
Ahwatukee sits along the south side of South Mountain, one of the fifteen villages of Phoenix, and at the upper end the mountain is not scenery. It is the product.
South Mountain Park and Preserve runs along the northern edge, and in the communities nearest it the hiking and biking access is from the neighborhood itself rather than a drive away. That access and the setting are what the premium here is largely paying for, and they are precisely the qualities a ground-level photograph cannot carry.
Your buyer is also comparing. They are looking at gated custom homes in Foothills Reserve, at one-off houses on larger lots in Ahwatukee Custom Estates, and possibly at new construction in Upper Canyon. What Mountain Park Ranch offers against those is a settled master-planned community with a defined structure, and the marketing should say so plainly rather than leaving them to work it out.
The limitation is worth naming even in luxury marketing: no walkable downtown, no evening scene. That rules some buyers out and it is exactly why the rest are here.
Buying at this level as well? Luxury buyers here covers the other side.
Frequently Asked Questions
Do you handle homes over a million dollars?
Yes. Nine of my career transactions have been over a million, the largest at $3,377,000. My focus is $700,000 and above and that is where most of my listings sit.
Why does the community name hurt my price?
Because automated tools and casual searches treat the whole master community as one market, and it holds everything from condominiums to estate parcels. Your home is being averaged against properties that share only a master association with it, and that average is the first number a buyer sees.
Is the marketing different for a luxury listing?
The components are the same, because I do not hold professional photography or drone video back as an upsell. What changes is targeting, and here it also changes what the listing has to establish: which parcel the home sits in and what that actually means.
Can you sell my home discreetly?
We can discuss a quiet approach, and I will be straightforward about what it costs in exposure so it is a deliberate decision rather than a default. Some sellers here have very good reasons for it.

What luxury listings looks like in Mountain Park Ranch
A large master-planned Ahwatukee community with nine sub-associations under the master HOA.
One of the Ahwatukee communities I work most often.
- The homes
- A master-planned community rather than a single subdivision. Nine sub-associations sit under the master HOA: Canyon Reserve, Diamond Ridge I, Diamond Ridge II, Keystone, Mountain Canyon Condominiums, The Estates at the Ranch, The Landings, The Terraces at Mountain Park Ranch and The Townes at Mountain Park Ranch. Housing runs from condominiums and townhomes through to the estate parcels.
- Why people choose it
- A wide range, because the community itself spans a wide range. The condominium and townhome parcels and the estate parcels attract genuinely different buyers inside the same master community.
- Getting around
- Mountain Park Ranch is big enough that the way out depends on which side you live on. From the west side, 24th Street runs down to the Loop 202. From the east side, 40th Street gets you to the 202, and from some areas Chandler Boulevard or Ray Road run straight to the I-10. Either way it is about five minutes to the freeway, and the 202 is usually the easier choice unless you are heading somewhere on the west side of the I-10.
- The trade-off
- The thing to understand before buying here is that you take on two sets of rules and two sets of dues: the master association and whichever sub-association your specific parcel belongs to. Which parcel a home sits in changes both the cost and the restrictions, and it is not obvious from the address.

The associations in Mountain Park Ranch
The association that applies here, linked to its own site so you can read the documents rather than take my word for it.
- Master association
- Mountain Park Ranch Community Association The master association, with nine sub-associations beneath it and three recreation areas open every day. 480-704-5000.
Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
