Selling a Luxury Home in Lakewood

Higher-end Ahwatukee homes, marketed properly rather than just listed.

A smaller buyer pool, so the marketing has to find a person

Luxury listings in Lakewood are aimed at a narrower buyer than the price band alone suggests, because the person paying a premium here is paying it for one particular thing: water and green space as part of daily life in a desert city.

That is not a large audience, and it is not an audience you reach by putting the home on the MLS and waiting for volume to do the work. It has to be found.

What you get is marketing built for that. An educational video with full drone footage, which matters more in this community than almost anywhere, because frontage, the greenbelt behind a lot and the shape of a position on the water are exactly the things that vanish from a ground-level photograph. Professional photography, your own single-property page, and paid reach on Meta and Google aimed at a defined audience rather than sprayed at a region.

And pricing that starts from position, because waterfront and inland are not comparables for each other even when the square footage matches. At this level that distinction is worth real money, and getting it wrong in either direction is expensive.

What I bring to a listing at this level

Savvy Realty Group is my practice at HomeSmart, and my focus is $700,000 and above. That is where most of my listings sit.

The process does not change at this price point, and I want to be honest that it should not. The prep walkthrough, the complimentary staging consultation, professional photography and the drone video are on every listing I take regardless of price, because I do not hold quality back as an upsell. What changes is the execution: at this level a poorly prepared home does not simply sell slower, it signals something to a buyer who is paying attention.

What sits behind that: nine years licensed, more than 80 transaction sides, and over $52 million in career volume. Certified Listing Specialist and CLP. Three consecutive years in HomeSmart's Diamond Club, 2023 through 2025. Thirty-five and more reviews on Google, all of them five stars.

Eighteen years living in Ahwatukee is what lets me tell a premium that holds from one that is only being asked for. Automated tools and out-of-area agents treat this whole village as a single zip, which at the upper end is not a small error. It is the difference between a home that transacts and a home that sits and then gets reduced.

On price I would rather be unpopular early. It is easy to agree with a hopeful number to win a listing and then spend three months walking a seller back to where it should have started.

How a listing at the top of this market is run

Same six steps as any listing, with the weight in different places.

  • The prep walkthrough, and it matters more here. What a buyer will notice, what an inspector will write up, and what is not worth your money. My vetted trades handle the work.
  • Presentation decided before anything is public. The staging consultation is complimentary, and the approach from there is agreed together based on what the home needs. Then professional photography and the drone video.
  • Pricing from the pocket, not the community. Comparables drawn from the right position within Lakewood, and refreshed monthly while you are on the market.
  • Targeted reach rather than broad reach. The video through the channels I actively publish on, your own single-property page, a first-weekend open house, and paid campaigns aimed at a defined audience where the property warrants it.
  • Discretion where you want it. Some sellers here want maximum noise and some want the opposite. Both are workable, and we agree which before anything is published rather than after.
  • Offers and closing. What each offer nets and what each risks, including financing type, appraisal handling and close timing rather than price alone. Then my transaction coordinator and I hold the dates with a weekly update either way.

On what a buyer's agent is paid: that is negotiable and agreed at contract. It is not fixed, standard or set by anybody other than the parties involved, whatever you may have been told elsewhere.

Who your buyer is choosing against

Worth knowing, because it shapes how your home is positioned. A buyer at this level in Ahwatukee is weighing your home against three other things.

Against the gated custom end: Foothills Reserve and Calabrea beside it. Calabrea is gated and entirely custom across about 90 homesites with most at half an acre or larger, and Summit, inside Foothills Reserve, is gated with 88 homes built between 2004 and 2007 by Woodside Builders on hilly terrain. Against large-lot custom without a second layer of association rules: Ahwatukee Custom Estates. And against the only other lake proposition at this level, The Sanctuary inside the Foothills, which is gated and splits between lake homes and hillside homes.

What Lakewood answers that none of those do is flat, walkable ground with the lake, greenbelt and paths threaded through the community rather than a feature at the edge of it. That is the argument your marketing should be making, and it is the one drone footage makes better than any paragraph.

Worth noting for anybody researching this market: the 85048 zip covers Foothills Club West and Foothills Reserve as well as Lakewood, so any figure reported at zip level is blending three communities that price on different things.

Frequently Asked Questions

Is the marketing different for a luxury listing in Lakewood?

The components are the same, because professional photography and drone video are on every listing I take rather than reserved for expensive ones. What changes is the targeting. A smaller buyer pool means the paid reach has to be aimed at a defined audience rather than broadcast.

How is a waterfront home priced against an inland one?

Separately. Homes directly on the water carry their own association rules that inland homes do not, including watercraft registration, and they draw a different buyer. Using one as a comparable for the other produces a number that is wrong in a predictable direction.

Can you sell my home discreetly?

We can discuss a discreet approach, and I will be straightforward about what it costs in exposure so it is a decision rather than a default.

Lakewood

What luxury listings looks like in Lakewood

Built around its lake, with greenbelt and walking paths through it.

One of the Ahwatukee communities I work most often.

The homes
A lake-centred community with man-made water at its heart. Homes directly on the water carry their own set of association rules, including watercraft registration, that inland homes in the same community do not.
Why people choose it
Buyers who want water and green space as part of daily life rather than a drive away.
Schools people ask about
The community association has long named Kyrene de los Lagos Elementary, Akimel Middle School and Desert Vista High School. Kyrene de los Lagos is now a dual-language open-enrollment school rather than the assigned neighborhood school, and the Kyrene district is redrawing its boundaries for 2026-27 and again for 2027-28, so check the district's current maps for any specific address.
Getting around
Chandler Boulevard is the northern edge and the Loop 202 the southern one. Lakewood Parkway runs as a loop through the community, with 40th Street on its east side and 32nd Street on its west, and either street gets you to the 202 in two to five minutes.
Nearby
The lake itself, the greenbelt and the walking paths running through the community.
The trade-off
You are choosing water and greenbelt over the elevation and mountain proximity you would get in the Foothills communities. A lakefront lot also comes with rules an inland lot does not.

The associations in Lakewood

The association that applies here, linked to its own site so you can read the documents rather than take my word for it.

Master association
Lakewood Community Association Governs the two lakes and their four boat docks, the ramadas, tot lots and the path network.

Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
