Luxury Listings in Ahwatukee
Higher-end Ahwatukee homes, marketed properly rather than just listed.
A smaller buyer pool, so the marketing has to actually reach it
At the upper end the number of people who can and will buy your home is not large. That means marketing cannot be a matter of putting it on the MLS and waiting for volume to do the work. It has to find a specific person.
My focus is $700,000 and above and that is where most of my listings sit. I have closed nine transactions over a million, the largest at $3,377,000.

What changes at this price point
Honestly, less than you might think about the process, and much more about the execution.
Everything in the standard method still applies: the prep walkthrough, the staging consultation, the drone video. The difference is that at this level a poorly prepared home is not just slower to sell, it actively signals something to a buyer who is paying attention.
Drone matters more here too. Elevation, lot shape, privacy and proximity to the preserve are much of what a luxury Ahwatukee home is actually selling, and none of it photographs from the ground.
Pricing is a neighborhood question, not a city one
Ahwatukee's upper end is not one market. A gated custom home in Calabrea, where lots run half an acre and up, does not price like a hillside home in Tapestry Canyon or an estate in Ahwatukee Custom Estates.
Getting that wrong is expensive and common, because the automated tools and the out-of-area agents treat Ahwatukee as a single zip. I know which pockets carry a premium and which are quietly overpriced, because I have watched them since 2008.
Discretion where you want it
Some sellers at this level want maximum noise. Some want the opposite, for reasons ranging from privacy to simply not wanting the neighbors to know before it is done. Both are workable, and we agree which before anything is published.
Frequently Asked Questions
Do you handle homes over a million?
Yes. Nine of my career transactions have been over a million, the largest at $3,377,000 in Arcadia.
Is the marketing different for a luxury listing?
The components are the same, because I do not hold professional photography or drone video back as an upsell for expensive homes. What changes is the targeting: a smaller buyer pool means the paid reach has to be aimed rather than broad.
Can you sell my home privately?
We can discuss a discreet approach, and I will be straightforward with you about what it costs in exposure so it is a decision rather than a default.
