Luxury Listings in Chandler
Higher-end Ahwatukee homes, marketed properly rather than just listed.
The buyer for this house has probably never driven the street
Marketing a luxury listing in Chandler carries an unusual problem. At the top of this market a large share of the people who can and will buy your home do not live in Arizona yet. They are arriving for work, frequently in semiconductors or technology, and they have never stood on your street, never driven the route to the airport, and never eaten anywhere within five miles of your front door.
A listing aimed at a local buyer assumes all of that is understood. Put in front of this buyer, it leaves the stronger half of the argument unmade. The house has to be presented and so does the city, inside the same material, without either turning into a tourist brochure.
Every listing I take gets an educational video with full drone footage, a complimentary staging consultation and professional photography, at every price point rather than only the expensive ones. What changes here is the job the material is asked to do. It is explaining, not only flattering.
The wider service is on my luxury listings page, and Chandler as a place is here.

Why higher-end Chandler sellers hire me for the reach
Savvy Realty Group is my practice at HomeSmart, and my focus has been $700,000 and above for years, so the questions I ask about a home at this level are habitual rather than improvised.
On the record: I have earned HomeSmart's Diamond Club in 2023, 2024 and 2025, and in 2025 that placed me in the top 5% of the brokerage. I publish actively on Instagram, YouTube, Facebook and TikTok, which matters here for a specific reason. Somebody two thousand miles away meets your house through a screen, and a video answering the questions they have no way to ask is worth more to them than another gallery of interiors.
Where I live, said plainly, because at this price point a claim you would eventually check is worth less than the truth: eighteen years in Ahwatukee, since 2008. Chandler is a market I serve regularly, a short drive east.
The craft question travels between the two intact, and the craft question is how far a listing reaches and who it reaches. Talk it through with me before you commit to anything.
How the reach gets built
The underlying method is at how I sell a home. What is specific to a listing whose audience is out of state:
One. The video carries two jobs. The house, and then the ten minutes around it. Full drone footage does work no ground-level camera can, because lot shape, privacy, position and what surrounds a property are much of what is being bought, and somebody who has never been here cannot infer any of it from a floor plan.
Two. The single-property page as an orientation document. Your home gets its own page rather than an MLS entry alone, and that page can answer what a relocating buyer actually wants to know: what is nearby, what is walkable, how far anything is, what a weekend here looks like. No MLS field says any of that.
Three. Paid reach aimed at people who are not here yet. On Meta and Google, the audience for a home like this is not a radius drawn around the property. Reaching people already researching a move into the Southeast Valley finds a smaller and considerably more relevant group. Whether the property warrants the spend is a decision we make together rather than an automatic extra I sell you.
Four. Local reach kept in place. Some of your buyers already live twenty minutes away in Gilbert, Tempe or Ahwatukee. A first-weekend open house, while the listing is genuinely new, is aimed at them.
Five. Discretion, if you want it. A quiet approach is workable and it costs exposure. I will tell you roughly how much, so it stays a choice rather than a default.
What the material has to explain about Chandler
Somebody who has never lived here is not comparing your home to the one down the road. They are trying to work out what daily life would be, and your marketing has to answer that on their behalf.
The first thing worth showing is downtown Chandler, the historic core around Dr. A.J. Chandler Park: restaurants and boutiques around the park, and a self-guided beer trail linking six separate breweries, none of them more than two miles apart. Third Thursdays run from October to May and a Saturday morning market runs across the summer, so a newcomer can see the city has a rhythm rather than only a road network.
The second thing to show is how much of the Southeast Valley sits inside roughly twenty minutes in most directions. Ahwatukee is about twenty minutes west, Gilbert and Tempe are immediate neighbors, and to somebody used to a metro where twenty minutes covers one suburb, that is genuinely new information.
The honest counterweight belongs in the material too. Chandler does not have Ahwatukee's mountain-side quiet or its immediate South Mountain access. Naming that plainly makes the rest of the argument more believable to a buyer who is reading closely and comparing hard, not less.
Frequently Asked Questions
Why does an out-of-state buyer change how my home is marketed?
Because they cannot fill in the context. A local buyer already knows what is ten minutes away and what a Saturday here looks like. Somebody arriving for a job in semiconductors or tech knows none of it, so the video and the single-property page have to carry the city alongside the house.
Is the drone footage something I pay extra for at this price point?
No. Every listing I take gets the educational video with full drone footage and the complimentary staging consultation, whatever the price. What changes at the top of the market is where the material is aimed, not which pieces of it you receive.
How do you reach somebody who is not searching Chandler yet?
By targeting the research rather than the postcode. Paid reach on Meta and Google can be pointed at people looking into a move to the Southeast Valley rather than at a radius drawn around your street, which is a smaller audience and a far more relevant one.
Can the sale be handled quietly?
A quiet approach is workable and I will tell you what it costs you in exposure before you choose it, so the decision is one you made deliberately rather than one you drifted into.
Chandler
What luxury listings looks like in Chandler
A Southeast Valley city with a genuinely walkable downtown and a major tech employment base.
Part of the Southeast Valley I serve regularly.
- Why people choose it
- Many buyers here are relocating for work, a substantial number of them in semiconductors and tech. Chandler is where a lot of relocation into the Southeast Valley lands first.
- Getting around
- Directly east of Ahwatukee, so it is a short move rather than a different life.
- Nearby
- Downtown Chandler is the real differentiator: a walkable historic core around Dr. A.J. Chandler Park with restaurants, boutiques and a self-guided beer trail taking in six breweries within two miles. The Summer Market runs Saturday mornings from June through September, and Third Thursdays run October through May.
- The trade-off
- You gain a downtown with actual nightlife and dining, which Ahwatukee does not have and does not pretend to. You give up Ahwatukee's tucked-away, mountain-side quiet and the immediate South Mountain access.
