Luxury Listings in the Ahwatukee Foothills
Higher-end Ahwatukee homes, marketed properly rather than just listed.
A smaller buyer pool means the marketing has to find a person
At the upper end, the number of people who can and will buy your home is not large. Volume cannot do the work for you, which is what putting a house on the MLS and waiting is really relying on.
Luxury listings in the Ahwatukee Foothills carry a second problem on top of that. Your home sits inside an association of over 4,300 homes, and the label does most of the talking unless the marketing takes it back. A gated home in Tapestry Canyon or a hillside home in The Sanctuary that is presented as a Foothills property is being sorted alongside houses that share nothing with it but a name.
What you get is an educational video with full drone footage, professional photography, a single-property page, and targeted paid reach on Meta and Google where the property warrants it. Pricing built from comparable homes in your specific neighborhood, refreshed monthly while you are live. A complimentary staging consultation, with the approach from there agreed together based on what the home needs.
Discretion comes with it where you want it. Some sellers at this level want maximum noise and some want the opposite, and both work if we agree which before anything is published.

Why higher-end sellers here choose Savvy Realty Group
Savvy Realty Group is Amy Richardson's practice at HomeSmart. My focus is $700,000 and above and that is where most of my listings sit, so the upper end of this village is ordinary work rather than the exception.
I have earned HomeSmart's Diamond Club in 2023, 2024 and 2025, three consecutive years, and in 2025 I ranked in the top 5% of the brokerage. Nine of my career transactions have been over a million dollars, the largest at $3,377,000.
The judgment that earns its keep here is pricing by pocket. A gated home in Tapestry Canyon does not price like a hillside home in The Sanctuary, and neither prices like a gated custom home in Calabrea, beside Foothills Reserve, or an estate in Ahwatukee Custom Estates. Automated tools and out-of-area agents treat all of it as one zip code. I have watched these specific pockets since 2008 and I know which carry a premium and which are quietly asking for one they do not deliver.
One thing I do not do: hold professional photography or drone video back as an upsell for expensive homes. Every listing gets them. What changes at this price point is targeting.

What changes at this price point, and what does not
Less changes in the process than you might expect and much more in the execution. The full method is at how I sell a home in Ahwatukee.
- Preparation carries more weight, not less. At this level a poorly prepared home does not merely sell slower. It signals something to a buyer who is paying close attention. Step one.
- Media is where the money is. Elevation, lot shape, privacy and proximity to the preserve are much of what a higher-end Foothills home is selling, and none of it photographs from the ground. On a hillside lot the drone is not a flourish, it is the only way to show what the house actually has. Step two.
- Pricing by pocket. I bring the comparable homes from your specific neighborhood and show the reasoning. Getting this wrong at the top of the market is expensive and slow to correct. Step three.
- The listing names the neighborhood. Gated, lakeside, hillside, canyon: whichever applies goes in early and plainly, because the association's name on its own puts you in the wrong comparison set.
- Aimed reach, not broad reach. A smaller pool means paid advertising has to be pointed at a defined audience. We decide together whether it is warranted. Step four.
- Offers read in full. Financing type, earnest money handling, inspection and appraisal terms and the closing timeline all change what an offer is worth to you. Step five.
What the buyer for your house is actually buying
Ahwatukee sits along the south side of South Mountain, one of the fifteen villages of Phoenix, and at the upper end of the Foothills the mountain is not scenery. It is the product.
South Mountain Park and Preserve runs along the northern edge, and the Foothills is named for its proximity to it. Elevation, privacy and that access are what the premium here is largely paying for, and they are precisely the qualities a ground-level photograph cannot carry.
The 35-plus businesses inside the association's footprint are worth putting in the marketing too. At this price point buyers expect quiet and often assume it comes with a drive for everything, and here it does not.
Your buyer is comparing you against Foothills Club West, where Montana Vista is gated and each neighborhood carries its own tract declarations, and against the gated custom pockets in Foothills Reserve. Naming what you have rather than leaving them to guess is half the work.

Frequently Asked Questions
Do you handle homes over a million dollars?
Yes. Nine of my career transactions have been over a million, the largest at $3,377,000. My focus is $700,000 and above and that is where most of my listings sit.
Why does the Foothills label hurt a luxury listing?
Because the association holds over 4,300 homes across a very wide range, so a gated or hillside property presented as a generic Foothills home is sorted alongside houses that share nothing with it but a name. The marketing has to take that back by naming the neighborhood.
Is drone footage necessary on a hillside home?
On a hillside lot it is the only way to show what the house actually has. Elevation, lot shape, privacy and proximity to the preserve are much of the value and they photograph poorly from the ground. Every listing I take gets it, not only the expensive ones.
Can you sell my home discreetly?
We can discuss a quiet approach, and I will be straightforward with you about what it costs in exposure so that it is a deliberate decision rather than a default. Some sellers here have very good reasons for it.

What luxury listings looks like in Ahwatukee Foothills
The Foothills Community Association: 4,300+ homes and 35+ local businesses.
One of the Ahwatukee communities I work most often.
- The homes
- One of the largest communities in Ahwatukee at over 4,300 homes, holding a wide spread of neighborhoods. Among them: Tapestry Canyon and The Sanctuary, both gated and at the luxury end, with The Sanctuary split between lake homes and hillside homes. Cabrillo Canyon sits in a canyon setting, Miralago is built around a small man-made lake, Tuscan Hills carries a Mediterranean character, and Palma Brisa is newer, built by Blandford in the early 2020s and contemporary in style. Canyon Springs, Shadow Rock, Majestic Hills, Black Rock Canyon, Candlewood Views, Eagle Ridge and Camelot Ridge are also inside the association.
- Why people choose it
- Almost everyone, because the community is large enough to contain several distinct markets. A gated luxury hillside buyer and an early-2020s contemporary buyer are both buying in the Foothills.
- Getting around
- Most Foothills residents take 24th Street down to the Loop 202.
- Nearby
- Over 35 local businesses sit within the association's own footprint, alongside the mountain access the Foothills are named for.
- The trade-off
- The name covers so much ground that it tells you very little on its own. Which neighborhood a home sits in matters far more here than the Foothills label does, and that is the distinction most out-of-area buyers miss.
