Luxury Listings in Foothills Reserve
Higher-end Ahwatukee homes, marketed properly rather than just listed.
A smaller buyer pool means the marketing has to find a person
At the upper end of this community the number of people who can and will buy your home is not large. Volume cannot do the work for you, which is what putting a house on the MLS and waiting is really relying on.
Luxury listings in Foothills Reserve therefore need two things a standard listing does not depend on: marketing aimed at a defined audience rather than broadcast at everybody, and pricing read pocket by pocket rather than community-wide.
What you get is an educational video with full drone footage, professional photography, a single-property page, and targeted paid reach on Meta and Google where the property warrants it. Pricing built from what comparable homes in your specific pocket actually did, refreshed monthly while you are live. A complimentary staging consultation, with the approach from there agreed together based on what the home needs.
Discretion comes with it where you want it. Some sellers at this level want maximum noise and some want the opposite, and both are workable if we agree which before anything is published.

Why higher-end sellers here choose Savvy Realty Group
Savvy Realty Group is Amy Richardson's practice at HomeSmart. My focus is $700,000 and above and that is where most of my listings sit, so the upper end of Ahwatukee is the ordinary work rather than the exception.
I have earned HomeSmart's Diamond Club in 2023, 2024 and 2025, three consecutive years, and in 2025 I ranked in the top 5% of the brokerage. Nine of my career transactions have been over a million dollars, the largest at $3,377,000.
The judgment that earns its keep here is pricing a one-off. In Calabrea, about 90 custom homesites with most at half an acre or larger, your house has no twin anywhere. The comparable set has to be built out of adjustments and defended, not looked up. Summit is the opposite case: 88 homes from one builder between 2004 and 2007, where the comparables are close and the argument is about condition and position rather than construction.
One thing I do not do is hold professional photography or drone video back as an upsell for expensive homes. Every listing gets them. What changes at this price point is targeting, not whether the basics are included. See how I market luxury listings generally, or start a private conversation.
What changes at this price point, and what does not
Honestly, less changes in the process than you might expect and much more in the execution. The full method is at how I sell a home in Ahwatukee.
- Preparation carries more weight, not less. At this level a poorly prepared home does not merely sell slower, it signals something to a buyer paying close attention. On a hillside lot that includes the exterior work most sellers forget. Step one.
- Media is where the money is. Elevation, lot shape, privacy and proximity to South Mountain are much of what a home here is selling, and none of it photographs from the ground. Drone is standard for that reason. Step two.
- Pricing a one-off. For a custom home I build the comparable set and show you every adjustment, so the number is something you can defend to a buyer's agent rather than assert. Step three.
- Aimed reach, not broad reach. A smaller pool means paid advertising has to point at a defined audience. We decide together whether it is warranted rather than it being automatic. Step four.
- Offers read in full. Financing type, earnest money handling, inspection and appraisal terms and the closing timeline all change what an offer is worth to you. Step five.
- Discretion, if that is the brief. I will be straightforward about what a quiet approach costs in exposure, so it is a decision rather than a default.
What the buyer for your house is actually buying
Foothills Reserve backs to South Mountain, and at this level the mountain is the product rather than the backdrop. Elevation, view and privacy are properties of your lot, and they are the reason a buyer chooses this community over the flatter ones a few minutes away.
Which is why the appraisal-proof version of your marketing is aerial. A photograph from the living room shows a room. Drone footage shows the position, and position is what the premium here is paying for.
Marketing should name the honest limit as well, because a buyer at this level will work it out in an afternoon. Hillside ground costs flat usable yard and easy walkability, and the village as a whole gives you quiet and mountain-side separation rather than a downtown or an evening scene. Saying so filters out showings that were never going to become offers.
Your neighbors compete for the same buyer. Ahwatukee Custom Estates offers custom homes on larger lots. Foothills Club West offers master planning and a clubhouse, and the Foothills holds gated luxury pockets of its own including Tapestry Canyon and The Sanctuary. Buying at this level as well as selling? Luxury buyers in Foothills Reserve covers the other side.
Frequently Asked Questions
Do you handle homes over a million dollars?
Yes. Nine of my career transactions have been over a million, the largest at $3,377,000. My focus is $700,000 and above and that is where most of my listings sit.
How do you price a custom home with no comparable?
By building the comparable set rather than looking it up. In a community like Calabrea, where the lots are mostly half an acre or larger and every house is a one-off, I use the closest available sales and show you each adjustment I make, so the number is something we can defend rather than assert.
Is the marketing different for a luxury listing?
The components are the same, because I do not hold professional photography or drone video back as an upsell. What changes is the targeting. A smaller buyer pool means the paid reach has to be aimed rather than broad.
Can you sell my home discreetly?
We can discuss a quiet approach, and I will be straightforward about what it costs in exposure so that it is a deliberate decision rather than a default. Some sellers here have very good reasons for it.

What luxury listings looks like in Foothills Reserve
A Foothills community backing to South Mountain, with gated and custom pockets inside it.
One of the Ahwatukee communities I work most often.
- The homes
- Named neighborhoods inside the community include Sunrise (gated, on hilly terrain), Mountain Views, The Vistas, The Crossings and Summit. Summit is gated, sits on hilly terrain, and holds 88 homes built between 2004 and 2007 by Woodside Builders. Calabrea and Promontory sit right beside Foothills Reserve and are often described as part of it, but each is its own community with its own HOA.
- Why people choose it
- Buyers who want elevation and proximity to the mountain, with the gated pockets drawing the custom and luxury end.
- Getting around
- Chandler Boulevard is the only way out, west to 17th Avenue and down to the Loop 202, under ten minutes. The pitch here is the mountain and the hiking; the shops are a drive.
- The trade-off
- Hilly terrain is the trade. It buys you elevation, views and privacy, and it costs you flat usable yard and easy walkability compared with a community like Lakewood.
