Buying a Luxury Home in Foothills Reserve
Ahwatukee's higher end, including the custom and gated communities, with an agent who knows what each one is actually like.
Three gated pockets, and the gate is the least of the differences
Out-of-area buyers tend to treat the upper end of Foothills Reserve as one market with a price band. It is not, and the distance between the pockets is exactly what you are paying for.
Buying a luxury home in Foothills Reserve means choosing between gated propositions that look interchangeable in photographs. Summit is gated and holds 88 homes built between 2004 and 2007 by Woodside Builders, which makes it the most predictable stock in the community. Sunrise is gated and sits on hilly terrain. Next door, and often lumped in, Calabrea is gated and entirely custom, about 90 homesites with most at half an acre or more, under its own HOA.
What you get from me is a read on which of those is charging correctly for what it delivers. In a custom community that judgment is worth real money, because a one-off house has no identical twin to price against and the reasoning has to be built rather than looked up.
The same care applies to the wider search. Buyers arriving from outside the area routinely compare a home here against something in the Foothills, a name that covers more than 4,300 homes across several distinct markets, and conclude one of them is overpriced. Usually they were never comparable in the first place.

Why buyers at this level work with Savvy Realty Group
Savvy Realty Group is Amy Richardson's practice at HomeSmart. My focus is $700,000 and above, so the upper end of Ahwatukee is the ordinary work here rather than an occasional excursion.
I have earned HomeSmart's Diamond Club three years running, in 2023, 2024 and 2025, and in 2025 I ranked in the top 5% of the brokerage. Nine of my career transactions have been over a million dollars, the largest at $3,377,000. I hold the CEBA designation and have been licensed since 2017.
More useful than any of that: I have lived in this village since 2008 and watched these specific pockets since 2008. I know which gated entrances buy genuine privacy and which buy a gate. I know which hillside positions deliver the view they were priced for and which look at a neighbor's roofline once the trees fill in.
Discretion, where you want it, is straightforward. Some buyers at this level would rather nobody knew they were looking, and that is workable without pretending I have a pipeline of secret listings, which is usually oversold when an agent promises it.

How a purchase at this level runs here
The framework is the same as any purchase, set out at how I help you buy. What changes is where the work concentrates.
- Positioning before touring. You get pre-approved or evidence funds, and we agree in writing what I do and how I am paid. At this level a seller reads the strength of your position before they read your number.
- I rule out more than I show. My first week is subtraction. I tell you which pockets I would not spend your money in, with the reasoning attached so you can disagree.
- Walking matters more in a custom community. In Calabrea every home was built to somebody's own brief, so condition, finish quality and how well the house sits on its lot vary enormously. That is not legible from photographs and it is where the money hides.
- Terrain, deliberately. A hillside lot buys elevation, views and privacy and costs flat usable yard. Decide that on purpose rather than discovering it when you price a pool on a graded lot.
- Documents before the offer. Association provisions for the specific property, pulled and read with you rather than skimmed after you are in contract.
- Offer and close. I show you what comparable homes in that specific pocket actually did, recommend where to push and where to hold, and then run the escrow and title dates so the ending is uneventful.
What the money is actually buying
Foothills Reserve backs to South Mountain, and at this level the mountain is not scenery. Elevation, view and privacy are most of what the premium pays for, and all three are properties of the lot rather than the house.
That is also why a ground-level photograph undersells a home here so badly, and why drone footage is standard on every listing I take rather than an upsell reserved for expensive ones.
Against the neighbors: Ahwatukee Custom Estates is custom throughout on larger lots on larger lots, which is a different structure of ownership. Foothills Club West gives you a master-planned setting with a clubhouse and two layers of rules, the parcel-level one being the easier to miss. Upper Canyon is a 373-acre gated new-construction development with D.R. Horton, Pulte and Blandford building, which is now a genuine alternative at this level.

Frequently Asked Questions
How big are the lots in Calabrea?
About 90 homesites, with most at half an acre or more, and the homes are all custom rather than builder plans. That combination is unusual in Ahwatukee and it is most of why Calabrea prices the way it does. It sits right beside Foothills Reserve but has its own HOA.
Why does the specific pocket matter so much at this price point?
Because a home can be priced correctly for Foothills Reserve generally and be quietly overpriced for its own street. Reasoning from a community-wide figure blends a consistent single-builder pocket with a custom one where no two houses are alike, and describes neither.
Do you know about homes before they are listed?
Sometimes, through relationships built since 2008. I will not promise you a pipeline of off-market listings, because agents who promise that are usually overselling what they have.
Should I consider new construction instead?
It is worth comparing. Upper Canyon is a 373-acre gated master-planned community on Chandler Boulevard between 19th and 27th Avenues, with D.R. Horton, Pulte and Blandford building. You gain a warranty, current layouts and a resort amenity package. You give up mature landscaping and the larger lots the custom communities offer.

What luxury buyers looks like in Foothills Reserve
A Foothills community backing to South Mountain, with gated and custom pockets inside it.
One of the Ahwatukee communities I work most often.
- The homes
- Named neighborhoods inside the community include Sunrise (gated, on hilly terrain), Mountain Views, The Vistas, The Crossings and Summit. Summit is gated, sits on hilly terrain, and holds 88 homes built between 2004 and 2007 by Woodside Builders. Calabrea and Promontory sit right beside Foothills Reserve and are often described as part of it, but each is its own community with its own HOA.
- Why people choose it
- Buyers who want elevation and proximity to the mountain, with the gated pockets drawing the custom and luxury end.
- Getting around
- Chandler Boulevard is the only way out, west to 17th Avenue and down to the Loop 202, under ten minutes. The pitch here is the mountain and the hiking; the shops are a drive.
- The trade-off
- Hilly terrain is the trade. It buys you elevation, views and privacy, and it costs you flat usable yard and easy walkability compared with a community like Lakewood.
