Buying a Luxury Home in Foothills Club West
Ahwatukee's higher end, including the custom and gated communities, with an agent who knows what each one is actually like.
A gate inside a master community is a different product from a gate on its own
Out-of-area buyers tend to treat Ahwatukee's upper end as a single market with a price band. It is several markets, and the distance between them is exactly what you are paying for.
Inside Club West, Montana Vista is the gated neighborhood, and Rosewood Canyon Estates sits at the upper end alongside it. What you are buying there is a gate plus a master-planned structure plus a clubhouse, at 16414 S 14th Ave, plus your own parcel's tract declarations.
Compare that with the alternatives. Calabrea, beside Foothills Reserve, is gated and entirely custom, about 90 homesites with most at half an acre or larger, and Summit, also gated, holds 88 homes built between 2004 and 2007 by Woodside Builders on hilly terrain. Tapestry Canyon and The Sanctuary in the Foothills are gated at the luxury end. Ahwatukee Custom Estates is custom throughout with no sub-association at all.
Those are different products at similar money, and gated on its own is not a useful filter. What you get from me is a read on which of them is charging correctly for what it delivers.

Why buyers at this level work with Savvy Realty Group
Savvy Realty Group is Amy Richardson's practice at HomeSmart. My focus is $700,000 and above, so the upper end of Ahwatukee is not an occasional excursion for me.
I have earned HomeSmart's Diamond Club three years running, in 2023, 2024 and 2025, and in 2025 I ranked in the top 5% of the brokerage. Nine of my career transactions have been over a million dollars, the largest at $3,377,000. I hold the Certified Expert Buyers Agent designation and have been licensed since 2017.
More useful than any of that: I have lived in Ahwatukee since 2008 and I have watched these specific pockets since 2008. I know which gated entrances buy you genuine privacy and which buy you a gate. In a community with parcel-level declarations I also know that at this level the restrictions matter more, not less, because the things people want to do with an expensive house are exactly the things a tract declaration is most likely to govern.
Discretion, if you want it, is straightforward. Some buyers at this level would rather nobody knew they were looking, and that is workable without pretending I have a pipeline of secret listings, which is usually oversold when an agent promises it.

How a purchase at this level runs here
The framework is the same as any purchase, set out at how I help you buy. What changes is where the work concentrates.
- Positioning before touring. You get pre-approved or evidence funds, and we agree in writing what I do and how I am paid. At this level a seller reads the strength of your position before they read your number.
- I rule out more than I show. My first week is subtraction. I tell you which pockets I would not spend your money in and why, with the reasoning attached so you can disagree.
- Reading two sets of rules, properly. The master CC&Rs plus your parcel's tract declarations. At this price point I read them with your actual plans in mind, because a casita, a workshop, a taller wall or a second driveway is exactly what a parcel-level document tends to address.
- Current management, current documents. Management changed to 360 Community Management around 2025 to 2026, so anything gathered from an older file may be out of date. I go to the current source.
- Walking the houses. Condition and finish still vary at the top of any community, and I would rather see the ones that are not worth your afternoon so you do not have to.
- Offer and close. I show you what comparable homes in that specific neighborhood actually did, recommend where to push and where to hold, then run escrow and title so the ending is uneventful.
What the money is actually buying here
South Mountain Park and Preserve runs along the northern edge of Ahwatukee, and in the communities closest to it you reach hiking and biking from the neighborhood rather than a parking lot. At the upper end of this village, that access and the elevation that comes with it is a large part of what the premium is for.
It is also why drone footage matters more here than in most markets. Elevation, lot shape, privacy and proximity to the preserve photograph poorly from the ground and are a real part of the value.
Two local specifics worth weighing at this level. Club West sits in the 85048 zip, which also covers Lakewood and Foothills Reserve, so any zip-level figure you read is blending three different communities and none of them is exactly yours. And Upper Canyon is now building immediately west: 373 acres, gated, with a planned resort pool, spa, fitness center, pickleball and basketball courts, a 3.5-acre central park with South Mountain views, a botanical garden and trails. Worth comparing deliberately rather than discovering after you buy.
The village trade holds at any price: no walkable downtown, no evening scene, with roughly twenty minutes to Sky Harbor, downtown Phoenix and Chandler as the compensation.

Frequently Asked Questions
Which part of Foothills Club West is gated?
Montana Vista. It sits under the master Club West CC&Rs like every neighborhood here, plus its own tract declarations, so a gate in this community comes with a master-planned structure and a second document rather than standing on its own.
Do the parcel-level rules matter more at this price point?
Usually yes, because the things people want to do with an expensive house are exactly what a tract declaration tends to govern. A casita, a workshop, a taller wall, a second driveway. I read the declarations against your actual plans rather than as a formality.
How does this compare with Ahwatukee's other gated communities?
Calabrea, beside Foothills Reserve, is gated and entirely custom, about 90 homesites mostly half an acre or larger. Summit is gated with 88 homes built 2004 to 2007 by Woodside Builders. Tapestry Canyon and The Sanctuary sit in the Foothills. They differ considerably in what the gate is actually doing.
Do you know about homes before they are listed?
Sometimes, through relationships built since 2008. I will not promise you a pipeline of off-market listings, because agents who promise that are usually overselling what they have.
Foothills Club West
What luxury buyers looks like in Foothills Club West
A master-planned Foothills community where each parcel carries its own tract declarations.
One of the Ahwatukee communities I work most often.
- The homes
- A master community with its own named neighborhoods inside it, including Vistas, Montana Vista (gated, built by Pulte), Rosewood Canyon Estates (built by Rosewood Homes), Whistling Rock (built by T.W. Lewis) and Fairway. The association is explicit that each community within Club West has its own tract declarations applying in addition to the master CC&Rs.
- Why people choose it
- Buyers who want the Foothills setting with a master-planned structure and a clubhouse behind it.
- Getting around
- Out along Chandler Boulevard, then down to the Loop 202 by 17th Avenue if you are toward the west side, or Desert Foothills Parkway if you are nearer that. Five to ten minutes to the 202.
- Nearby
- The community clubhouse sits at 16414 S 14th Ave.
- The trade-off
- Two layers of rules again: the master declarations plus your specific parcel's. Worth reading both before you write an offer, because they are not the same document and the parcel-level one is the easier to miss. Community management also changed hands to 360 Community Management around 2025 to 2026, so older paperwork may name the previous company.

The associations in Foothills Club West
The association that applies here, linked to its own site so you can read the documents rather than take my word for it.
- Master association
- Foothills Club West Community Association Each community inside Club West carries its own recorded tract declarations on top of the master CC&Rs, so two documents apply to a lot. Managed by 360 Community Management.
Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
