Buying a Luxury Home in the Ahwatukee Foothills
Ahwatukee's higher end, including the custom and gated communities, with an agent who knows what each one is actually like.
At this level the differences between pockets get bigger, not smaller
Out-of-area buyers tend to treat Ahwatukee's upper end as a single market with a price band. It is several markets, and the distance between them is exactly what you are paying for.
Inside the Foothills, the luxury end is Tapestry Canyon and The Sanctuary, both gated. The Sanctuary is itself split between lake homes and hillside homes, which is a genuine fork rather than a detail: water at the center of daily life, or elevation, views and privacy on terrain that costs you flat usable yard.
Then compare outward. Calabrea, beside Foothills Reserve, is gated and entirely custom, about 90 homesites with most at half an acre or larger, and Summit, also gated, holds 88 homes built between 2004 and 2007 by Woodside Builders. Montana Vista in Foothills Club West is gated too. Ahwatukee Custom Estates is custom throughout.
What you get from me is a read on which of those is charging correctly for what it delivers, which is the one judgment worth real money here.

Why buyers at this level work with Savvy Realty Group
Savvy Realty Group is Amy Richardson's practice at HomeSmart. My focus is $700,000 and above, so the upper end of Ahwatukee is not an occasional excursion for me.
I have earned HomeSmart's Diamond Club three years running, in 2023, 2024 and 2025, and in 2025 I ranked in the top 5% of the brokerage. Nine of my career transactions have been over a million dollars, the largest at $3,377,000. I hold the Certified Expert Buyers Agent designation and have been licensed since 2017.
More useful than any of that: I have lived in Ahwatukee since 2008 and I have watched these specific pockets since 2008. I know which gated entrances buy you genuine privacy and which buy you a gate. I know which hillside positions deliver the view they were priced for and which look at the neighbor's roofline. Neither of those is knowable from a listing.
Discretion, if you want it, is straightforward. Some buyers at this level would rather nobody knew they were looking, and that is workable without pretending I have a pipeline of secret listings, which is usually oversold when an agent promises it.

How a purchase at this level runs here
The framework is the same as any purchase, set out at how I help you buy. What changes is where the work concentrates.
- Positioning before touring. You get pre-approved or evidence funds, and we agree in writing what I do and how I am paid. At this level a seller reads the strength of your position before they read your number.
- I rule out more than I show. My first week is subtraction. I tell you which pockets I would not spend your money in and why, with the reasoning attached so you can disagree.
- Lake or hillside, decided early. Inside The Sanctuary that choice changes the house, the lot, the view and what you do on a Saturday. Making it before touring saves an entire wasted weekend.
- Terrain, deliberately. Hillside lots buy elevation, views and privacy, and cost flat usable yard. That trade should be made on purpose, not discovered when you try to put in a pool.
- Reading the rules properly. Gated neighborhoods here sit within a wider association structure, and I confirm exactly what governs the specific property and what it costs before you write rather than after.
- Offer and close. I show you what comparable homes in that specific pocket actually did, recommend where to push and where to hold, then run escrow and title so the ending is uneventful.
What the money is actually buying here
South Mountain Park and Preserve runs along the northern edge of Ahwatukee, and the Foothills is named for its proximity to it. At the upper end of this village, that access and the elevation that comes with it is a large part of what the premium is for.
It is also why drone footage matters more here than in most markets. Elevation, lot shape, privacy and proximity to the preserve are exactly the things that photograph poorly from the ground and are half the value of the house.
The practical bonus at this end of the Foothills is the 35-plus businesses inside the association's own footprint, which means the quiet does not come with a drive for everything.
The trade is the same one the whole village makes, and it is worth stating plainly because buyers arriving from elsewhere assume money buys around it. It does not. No walkable downtown and no evening scene at any price, with Sky Harbor, downtown Phoenix and Chandler each around twenty minutes away as the compensation.
If new construction interests you, Upper Canyon is now a real alternative. Selling at this level as well? Luxury listings here covers the other side.
Frequently Asked Questions
Which Foothills neighborhoods are gated and at the luxury end?
Tapestry Canyon and The Sanctuary. The Sanctuary is split between lake homes and hillside homes, which are genuinely different purchases inside one neighborhood, so gated on its own is not a useful filter here.
Lake homes or hillside homes in The Sanctuary?
It depends on what you want your Saturdays to look like. Hillside buys elevation, views and privacy and costs flat usable yard and easy walkability. Water at the center of daily life is the opposite proposition. Deciding before touring saves a great deal of time.
How does this compare with Ahwatukee's other gated communities?
Calabrea, beside Foothills Reserve, is gated and entirely custom, about 90 homesites mostly half an acre or larger. Summit is gated with 88 homes built 2004 to 2007 by Woodside Builders. Montana Vista sits inside Foothills Club West. They differ considerably in what the gate is actually doing.
Do you know about homes before they are listed?
Sometimes, through relationships built since 2008. I will not promise you a pipeline of off-market listings, because agents who promise that are usually overselling what they have.

What luxury buyers looks like in Ahwatukee Foothills
The Foothills Community Association: 4,300+ homes and 35+ local businesses.
One of the Ahwatukee communities I work most often.
- The homes
- One of the largest communities in Ahwatukee at over 4,300 homes, holding a wide spread of neighborhoods. Among them: Tapestry Canyon and The Sanctuary, both gated and at the luxury end, with The Sanctuary split between lake homes and hillside homes. Cabrillo Canyon sits in a canyon setting, Miralago is built around a small man-made lake, Tuscan Hills carries a Mediterranean character, and Palma Brisa is newer, built by Blandford in the early 2020s and contemporary in style. Canyon Springs, Shadow Rock, Majestic Hills, Black Rock Canyon, Candlewood Views, Eagle Ridge and Camelot Ridge are also inside the association.
- Why people choose it
- Almost everyone, because the community is large enough to contain several distinct markets. A gated luxury hillside buyer and an early-2020s contemporary buyer are both buying in the Foothills.
- Getting around
- Most Foothills residents take 24th Street down to the Loop 202.
- Nearby
- Over 35 local businesses sit within the association's own footprint, alongside the mountain access the Foothills are named for.
- The trade-off
- The name covers so much ground that it tells you very little on its own. Which neighborhood a home sits in matters far more here than the Foothills label does, and that is the distinction most out-of-area buyers miss.
