Luxury Listings in Upper Canyon
Higher-end Ahwatukee homes, marketed properly rather than just listed.
Upgrades do not resell themselves
The hardest conversation in a community like this one is about the design center. A home can carry a substantial upgrade spend and a premium lot, and none of that appears in a buyer's head automatically. It has to be shown, documented and argued.
Luxury listings in Upper Canyon therefore need two things a standard listing does not depend on: marketing aimed at a defined audience rather than broadcast at everybody, and pricing that separates what you paid from what the market will pay, honestly, before you go live.
What you get is an educational video with full drone footage, professional photography, a single-property page and targeted paid reach on Meta and Google where the property warrants it. Pricing built from the resales that exist plus a clear-eyed read of what the builders are currently offering, refreshed monthly while you are live. A complimentary staging consultation, with the approach from there agreed together based on what the home needs.
You also get the documentation done properly, which sounds dull and is where the money is. A structural upgrade with an invoice behind it argues for itself with a buyer and with an appraiser. The same upgrade described as "fully upgraded" in listing remarks argues for nothing.
Discretion comes with it where you want it, and I will be straightforward about what a quiet approach costs in exposure.

Why higher-end sellers here choose Savvy Realty Group
Savvy Realty Group is Amy Richardson's practice at HomeSmart. My focus is $700,000 and above and that is where most of my listings sit, so the upper end of Ahwatukee is the ordinary work rather than the exception.
I have earned HomeSmart's Diamond Club in 2023, 2024 and 2025, three consecutive years, and in 2025 I ranked in the top 5% of the brokerage. Nine of my career transactions have been over a million dollars, the largest at $3,377,000.
The judgment that earns its keep here is competitive. Your buyer has been to the sales office. They know what a new one costs, what the current incentives are and what the wait is. A listing that does not answer that comparison is relying on the buyer to do the work, and buyers do not.
One thing I do not do is hold professional photography or drone video back as an upsell for expensive homes. Every listing gets them. What changes at this price point is targeting. See how I market luxury listings generally, or start a private conversation.
What changes at this price point, and what does not
Less changes in the process than you might expect and much more in the execution. The full method is at how I sell a home in Ahwatukee.
- Document what you bought. Structural upgrades, the lot premium, the finishes and anything you added after closing. In a resale of a newer home this is the evidence base for your price, and it is far easier to gather before you list than during a negotiation. Step one.
- Media that shows position. Where your home sits within a 373-acre development, what backs onto it, and how close it is to the central park and the amenity areas. Drone does that and a ground-level photograph cannot. Step two.
- Pricing against two markets. The resales that exist, and the builders' current offering with incentives factored in. Both, every month you are live. Step three.
- Aimed reach, not broad reach. A smaller pool means paid advertising has to point at a defined audience. We decide together whether it is warranted. Step four.
- Offers read in full. Financing type, earnest money handling, inspection and appraisal terms and the closing timeline all change what an offer is worth to you. Step five.
- Contract to close. My transaction coordinator and I run the deadlines, with a weekly update whether or not anything happened.
What the buyer for your house is actually weighing
They are weighing three things: your home, a build slot elsewhere in the same development, and the established communities around it.
Against the build slot you have finished landscaping, window coverings, upgrades already paid for, a lot that may no longer be available and a date they can rely on. Against the established communities you have a warranty and current layouts, and you are giving up mature landscaping and lot size. Both comparisons belong in the marketing rather than being left to chance.
The nearby alternatives are specific. Foothills Reserve holds Summit, 88 gated homes built between 2004 and 2007 by Woodside Builders, and right beside it Calabrea is about 90 gated custom homesites, mostly half an acre or more. Ahwatukee Custom Estates is custom throughout on larger lots. Foothills Club West is master-planned with a clubhouse and its own tract declarations parcel by parcel, and the Foothills holds gated luxury pockets including Tapestry Canyon and The Sanctuary alongside Palma Brisa, built in the early 2020s and contemporary in style.
Knowing that list is not trivia. It is what lets your listing answer the comparison a buyer is already making in their head, instead of hoping they arrive at the right conclusion on their own.

Frequently Asked Questions
Will I get my upgrade spend back?
Some of it, sometimes, and it depends heavily on which upgrades. Structural choices and a genuinely better lot tend to carry further than finishes and decorative selections. I would rather show you that honestly before you list than let you set a price around a number that came from an invoice.
Do you handle homes over a million dollars?
Yes. Nine of my career transactions have been over a million, the largest at $3,377,000. My focus is $700,000 and above and that is where most of my listings sit.
How do you price against the builders?
By treating their current offering as a live comparable rather than background noise. What a new one costs, what the incentives are and what the wait is all shape what a buyer will pay you, and I refresh that read monthly while you are on the market.
Can you sell my home discreetly?
We can discuss a quiet approach, and I will be straightforward about what it costs in exposure so that it is a deliberate decision rather than a default.
Upper Canyon
What luxury listings looks like in Upper Canyon
The largest new residential development Ahwatukee has seen in decades, opened in 2026.
New construction in Ahwatukee, which we have not had at this scale in a long time.
- The homes
- A 373-acre gated master-planned community on former State Trust Land, planned for roughly 1,050 single-family homes plus townhomes and multifamily, around 1,500 units in total, at an estimated $300 million. Three builders are involved: D.R. Horton, Pulte Homes and Blandford Homes. D.R. Horton's homes run 1,314 to 2,392 square feet with three to five bedrooms, single and two-storey.
- Why people choose it
- Buyers who want new construction without leaving Ahwatukee, which until now has meant leaving Ahwatukee. That covers move-up buyers, relocation buyers and right-sizers who would rather have a warranty than a remodel.
- Schools people ask about
- Kyrene de los Cerritos Leadership Academy, Kyrene Altadeña Middle School and Desert Vista High School.
- Getting around
- On Chandler Boulevard between 19th and 27th Avenues in the Ahwatukee Foothills, just west of Club West. Out via Chandler Boulevard to 17th Avenue, or Liberty Lane, and less than five minutes to the Loop 202. The new Fire Station 74 is being built on Chandler Boulevard near 19th Avenue.
- Nearby
- Planned amenities include a resort pool, spa, fitness center, pickleball and basketball courts, a playground, a 3.5-acre central park with South Mountain views, a botanical garden and trails.
- The trade-off
- New build against established Ahwatukee. You gain a warranty, current layouts and the amenity package; you give up mature landscaping, settled resale history and the larger lots the older custom communities offer.
