Buying a Luxury Home in Mountain Park Ranch

Ahwatukee's higher end, including the custom and gated communities, with an agent who knows what each one is actually like.

The top of this community shares a name with the bottom of it

Ahwatukee's upper end is several markets rather than one, and Mountain Park Ranch is the community where that is easiest to miss, because the whole spread lives under a single name.

The Estates at the Ranch sits at one end. Mountain Canyon Condominiums and The Townes sit at the other. Both are Mountain Park Ranch addresses, both appear under the same master association, and any figure quoted for the community as a whole is averaging the two and describing neither.

Compare that with how the rest of the village organizes itself. Ahwatukee Custom Estates is custom throughout on larger lots. Calabrea, beside Foothills Reserve, is gated and entirely custom, about 90 homesites with most at half an acre or larger. Tapestry Canyon and The Sanctuary in the Foothills are gated at the luxury end. Those are different products at similar money.

What you get from me is a read on which of them is charging correctly for what it delivers, which is the one judgment worth real money at this price point.

Why buyers at this level work with Savvy Realty Group

Savvy Realty Group is Amy Richardson's practice at HomeSmart. My focus is $700,000 and above, so the upper end of Ahwatukee is not an occasional excursion for me.

I have earned HomeSmart's Diamond Club three years running, in 2023, 2024 and 2025, and in 2025 I ranked in the top 5% of the brokerage. Nine of my career transactions have been over a million dollars, the largest at $3,377,000. I hold the Certified Expert Buyers Agent designation and have been licensed since 2017.

More useful than any of that: I have lived in Ahwatukee since 2008 and I have watched these specific pockets since 2008. At the top of Mountain Park Ranch the question is usually whether an estate parcel here is doing the same job as a gated home elsewhere in the village at a similar number, and that is a comparison you have to have made in person rather than on a spreadsheet.

Discretion, if you want it, is straightforward. Some buyers at this level would rather nobody knew they were looking, and that is workable without pretending I have a pipeline of secret listings, which is usually oversold when an agent promises it.

How a purchase at this level runs here

The framework is the same as any purchase, set out at how I help you buy. What changes is where the work concentrates.

  • Positioning before touring. You get pre-approved or evidence funds, and we agree in writing what I do and how I am paid. At this level a seller reads the strength of your position before they read your number.
  • I rule out more than I show. My first week is subtraction. I tell you which pockets I would not spend your money in and why, with the reasoning attached so you can disagree.
  • Two associations, both read. An estate parcel here sits under the master association plus its own sub-association, each with separate dues and separate restrictions. I pull both before you write rather than after.
  • Comparables from the parcel, never the community. A number built from Mountain Park Ranch as a whole is blending estate homes with condominiums. At this price point that error is expensive in absolute terms, not only in percentage terms.
  • Walking the houses. Condition and finish still vary at the top of any community, and I would rather see the ones that are not worth your afternoon so you do not have to.
  • Offer and close. I show you what comparable homes in the right parcel actually did, recommend where to push and where to hold, then run escrow and title so the ending is uneventful.

What the money is actually buying here

South Mountain Park and Preserve runs along the northern edge of Ahwatukee, and in the communities closest to it you reach hiking and biking from the neighborhood rather than a parking lot. At the upper end of this village, that access is a large part of what any premium is for.

It is also why drone footage matters more here than in most markets. Lot shape, position within the community and proximity to the preserve are the things that photograph poorly from the ground and are a real part of the value.

The trade is the same one the whole village makes, and it is worth stating plainly at this price point because buyers arriving from elsewhere assume money buys around it. It does not. Quiet and mountain-side separation instead of density and nightlife, with no walkable downtown at any price. Sky Harbor, downtown Phoenix and Chandler are each around twenty minutes away, which is the compensation.

If new construction interests you, Upper Canyon is now a real alternative at this level. Selling at the top as well as buying? Luxury listings here covers the other side.

Frequently Asked Questions

Where is the top of Mountain Park Ranch?

The Estates at the Ranch is the estate end of the community, and it sits under the same master association as Mountain Canyon Condominiums and The Townes. That spread inside one name is exactly why community-wide averages describe nothing useful at this price point.

Why does the specific parcel matter so much at this price point?

Because a home can be priced correctly for Mountain Park Ranch generally and be quietly wrong for its own parcel. Reasoning from a community or zip average blends estate homes with condominiums, and the error that produces is large in absolute dollars at the top of the market.

Will I be under two associations at this level too?

Yes. The master association applies, and so does whichever of the nine sub-associations covers your parcel, each with its own management company, dues and restrictions. I pull both sets of documents before you write an offer.

How does this compare with Ahwatukee's gated communities?

They are different products at similar money. Summit in Foothills Reserve and Calabrea beside it are gated, as are Tapestry Canyon and The Sanctuary in the Foothills. Ahwatukee Custom Estates is custom throughout. Which suits you depends on whether you are buying a gate, land, or a master-planned structure.

Mountain Park Ranch

What luxury buyers looks like in Mountain Park Ranch

A large master-planned Ahwatukee community with nine sub-associations under the master HOA.

One of the Ahwatukee communities I work most often.

The homes
A master-planned community rather than a single subdivision. Nine sub-associations sit under the master HOA: Canyon Reserve, Diamond Ridge I, Diamond Ridge II, Keystone, Mountain Canyon Condominiums, The Estates at the Ranch, The Landings, The Terraces at Mountain Park Ranch and The Townes at Mountain Park Ranch. Housing runs from condominiums and townhomes through to the estate parcels.
Why people choose it
A wide range, because the community itself spans a wide range. The condominium and townhome parcels and the estate parcels attract genuinely different buyers inside the same master community.
Getting around
Mountain Park Ranch is big enough that the way out depends on which side you live on. From the west side, 24th Street runs down to the Loop 202. From the east side, 40th Street gets you to the 202, and from some areas Chandler Boulevard or Ray Road run straight to the I-10. Either way it is about five minutes to the freeway, and the 202 is usually the easier choice unless you are heading somewhere on the west side of the I-10.
The trade-off
The thing to understand before buying here is that you take on two sets of rules and two sets of dues: the master association and whichever sub-association your specific parcel belongs to. Which parcel a home sits in changes both the cost and the restrictions, and it is not obvious from the address.

The associations in Mountain Park Ranch

The association that applies here, linked to its own site so you can read the documents rather than take my word for it.

Master association
Mountain Park Ranch Community Association The master association, with nine sub-associations beneath it and three recreation areas open every day. 480-704-5000.

Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
