Buying a Luxury Home in Ahwatukee
Ahwatukee's higher end, including the custom and gated communities, with an agent who knows what each one is actually like.
At this level the differences between pockets get bigger, not smaller
Out-of-area buyers tend to treat Ahwatukee's upper end as a single market with a price band. It is several markets, and the distance between them is exactly what you are paying for.
Buying a luxury home in Ahwatukee means choosing between pockets that look interchangeable in photographs and are not. Calabrea, beside Foothills Reserve, is gated and entirely custom, about 90 homesites with most at half an acre or larger. Summit, also gated, holds 88 homes built between 2004 and 2007 by Woodside Builders on hilly terrain. Tapestry Canyon and The Sanctuary in the Foothills are both gated at the luxury end, with The Sanctuary split between lake homes and hillside homes. Ahwatukee Custom Estates is custom throughout on larger lots.
What you get from me is a read on which of those is charging correctly for what it delivers, which is the one judgment that is worth real money at this price point and the one an algorithm cannot make.

Why buyers at this level work with Savvy Realty Group
Savvy Realty Group is Amy Richardson's practice at HomeSmart. My focus is $700,000 and above, which means the upper end of Ahwatukee is not an occasional excursion for me.
I have earned HomeSmart's Diamond Club three years running, in 2023, 2024 and 2025, and in 2025 I ranked in the top 5% of the brokerage. Nine of my career transactions have been over a million dollars, the largest at $3,377,000. I hold the Certified Expert Buyers Agent designation and have been licensed since 2017.
More useful than any of that: I have lived in Ahwatukee since 2008 and I have watched these specific pockets since 2008. I know which gated entrances buy you genuine privacy and which buy you a gate. I know which hillside positions actually deliver the view they were priced for and which look at the neighbor's roofline.
Discretion, if you want it, is straightforward. Some buyers at this level would rather nobody knew they were looking, and that is workable without pretending I have a pipeline of secret listings, which is usually oversold when an agent promises it.

How a purchase at this level runs
The framework is the same as any purchase, set out at how I help you buy. What changes is where the work concentrates.
- Positioning before touring. You get pre-approved or evidence funds, and we agree in writing what I do and how I am paid. At this level a seller reads the strength of your position before they read your number.
- I rule out more than I show. My job in the first week is subtraction. I tell you which pockets I would not spend your money in and why, with the reasoning attached so you can disagree.
- Walking the houses matters more here. In custom communities every home is a one-off, so condition and finish quality vary far more than in tract product. I walk them and tell you what varies. You come for the shortlist rather than the survey.
- Reading two sets of rules. Several of these communities sit under a master association plus their own tract declarations. Two sets of dues, two sets of restrictions, and I pull both before you write rather than after.
- Terrain, deliberately. Hillside lots buy elevation, views and privacy, and they cost flat usable yard. That trade should be made on purpose, not discovered when you try to put in a pool.
- Offer and close. I show you what comparable homes in that specific pocket actually did, recommend where to push and where to hold, and then run the escrow and title dates so the ending is uneventful.
What the money is actually buying here
South Mountain Park and Preserve sits along the northern edge of Ahwatukee, and in the communities closest to it you reach hiking and biking from the neighborhood rather than from a parking lot. At the upper end of this village, that access and the elevation that comes with it is a large part of what the premium is for.
It is also why drone footage matters more here than in most markets. Elevation, lot shape, privacy and proximity to the preserve are the things that photograph poorly from the ground and are half the value of the house.
The trade is the same one the whole village makes, and it is worth stating plainly at this price point because buyers arriving from elsewhere often assume money buys around it. It does not. You trade density and nightlife for quiet and mountain-side separation. There is no walkable downtown here and no evening scene at any price. Sky Harbor, downtown Phoenix and Chandler are each around twenty minutes away, which is the compensation.
If new construction interests you, Upper Canyon is now a real alternative at this level. If you are selling something at the top of the market as well as buying, read luxury listings in Ahwatukee.
Frequently Asked Questions
Which Ahwatukee communities are gated?
Several. Summit sits inside Foothills Reserve and Calabrea beside it, Montana Vista inside Foothills Club West, and Tapestry Canyon and The Sanctuary inside the Foothills. Upper Canyon is gated too. They differ considerably in character and in what the gate is actually doing, so gated on its own is not a useful filter.
Why does the specific community matter so much at this price point?
Because a home can be priced correctly for Ahwatukee generally and be quietly overpriced for its own street. That is the most common expensive mistake here, and it happens when someone reasons from a zip code average across pockets that price nothing alike.
Do you know about homes before they are listed?
Sometimes, through relationships built since 2008. I will not promise you a pipeline of off-market listings, because agents who promise that are usually overselling what they have.
Should I consider new construction instead?
It is worth comparing. Upper Canyon is a 373-acre gated master-planned community on Chandler Boulevard between 19th and 27th Avenues, with D.R. Horton, Pulte and Blandford building. You gain a warranty, current layouts and a resort amenity package. You give up mature landscaping and the larger lots the older custom communities offer.
Ahwatukee
What luxury buyers looks like in Ahwatukee
One of Phoenix's fifteen villages, tucked along the south side of South Mountain.
Ahwatukee is where I have lived since 2008 and where most of my business happens.
- Why people choose it
- Buyers drawn by the Kyrene and Tempe Union school districts, the small-town feel of the community, active outdoor living on South Mountain's doorstep, and the way it feels tucked away while still being close to everything. Alongside them, long-time owners making a life-stage move without leaving, and the 55+ community of Ahwatukee Retirement Village.
- Getting around
- Roughly 20 minutes from Sky Harbor airport, 20 minutes from downtown Phoenix, and 20 minutes from Chandler. Tucked away without being far from anything.
- Nearby
- South Mountain Park and Preserve sits at the northern edge, with hiking and biking access from the neighborhoods themselves. The Ahwatukee Recreation Center serves the 55+ community with two pools, pickleball, a fitness center and over 40 clubs.
- The trade-off
- You trade density and nightlife for quiet and mountain-side separation. Ahwatukee has no walkable downtown or evening scene, and people who want that are genuinely better served by Chandler or Tempe.
