Buying a Luxury Home in Lakewood

Ahwatukee's higher end, including the custom and gated communities, with an agent who knows what each one is actually like.

At this level the premium has a name, and it is the water

The upper end of luxury homes in Lakewood is a narrower question than it is elsewhere in Ahwatukee, because what carries the premium here is not a gate or a hillside. It is frontage on the lake.

That is worth understanding before you start touring, because it means two things at once. Water is genuinely scarce in a desert city and it is the reason this community exists in the form it does. It also comes with obligations: homes directly on the water carry their own set of association rules that inland homes do not, including watercraft registration.

What you get from me is a read on whether a specific home is priced for what it actually delivers, and the association provisions in your hands before you write rather than after. At this price point the most expensive mistake is not overpaying for a community. It is overpaying for a position within one.

You also get an honest steer when Lakewood is not the answer at all. Plenty of buyers at this level discover, once they have walked both, that what they wanted was a gated hillside custom home rather than water. That is a fine conclusion to reach, and reaching it before you buy is considerably cheaper.

Why work with me at this price point

Savvy Realty Group is my practice at HomeSmart, and my focus is $700,000 and above. That is where most of my work sits, which matters because the upper end of Ahwatukee is not one market and treating it as one is how people overpay.

More than 80 transaction sides and over $52 million in career volume, licensed since 2017. I have earned HomeSmart's Diamond Club three years running, in 2023, 2024 and 2025, and I ranked in the top 5% in 2025. I hold CEBA, the buyer representation designation, and CLP.

Eighteen years living here is the part that does the actual work at this level, though. I know which pockets of Ahwatukee carry a premium that holds and which carry one that is being asked for rather than earned, because I have watched the same streets change hands repeatedly. An agent seeing this community for the first time on a Tuesday afternoon cannot tell those apart, and the listing will not help them.

I will also tell you when a home is not worth what is being asked, which is a less comfortable conversation than agreeing with you and a considerably more useful one. Where you want discretion, you get it, and that is agreed before anything is published rather than assumed.

How I run a purchase at the top of this market

The process is the same shape as any other purchase, executed with more attention to the things that cost real money here.

  • Define the position, not the price band. Waterfront or inland, which stretch of the greenbelt, and what you actually intend to do with the water. Those decide the search far better than a number does.
  • Walk the homes properly. Finish quality and condition vary more at this level than the photographs ever suggest, and the difference between two similar prices is usually visible only in person.
  • The documents early. Waterfront provisions, dues and restrictions pulled and read before an offer rather than during an inspection period.
  • Price the pocket. Comparables drawn from the right part of the community, because a waterfront home and an inland home are not comparables for each other no matter how similar the floor plans look.
  • Offer and negotiation. Price, financing type, inspection terms, appraisal handling and close timing built into one position, with my recommendation and the reasoning attached.
  • Inspection with the right people. Custom and higher-end homes need trades who have seen that kind of work, not a generalist with a checklist. Mine are people I use repeatedly.
  • Through to closing with my transaction coordinator managing the dates and a weekly update either way, because silence during escrow is its own kind of stress.

The full buying process is here, and more on how I work with luxury buyers here. Or talk it through with me first.

When Lakewood is the answer, and when it is not

Lakewood is built around a man-made lake, with greenbelt and walking paths threaded through it and flatter ground than the communities closer to the mountain. If water and green space at the center of daily life is what you are buying, this is the clearest version of it in Ahwatukee.

If what you want is a gated, entirely custom home on a large lot, be honest with yourself about it and look at Foothills Reserve and Calabrea beside it. Calabrea is gated and entirely custom across about 90 homesites with most at half an acre or larger, and Summit, inside Foothills Reserve, is gated on hilly terrain with 88 homes built between 2004 and 2007 by Woodside Builders. Ahwatukee Custom Estates is custom throughout on larger lots on larger lots, which some buyers at this level value above everything else.

There is also a second lake option at the luxury end, and it is worth seeing before you decide. Inside the Foothills, The Sanctuary is gated and splits between lake homes and hillside homes. Different setting, different rules, same underlying instinct.

The community association names Kyrene de los Lagos Elementary, Akimel Middle School and Desert Vista High School. Confirm assignments against the districts' current boundary maps for any specific address.

Frequently Asked Questions

What carries the premium at Lakewood's upper end?

Frontage on the lake. There is no gate or hillside doing that work here the way there is in the Foothills communities, so position within the community is most of what separates one price from another.

What obligations come with a waterfront home in Lakewood?

Homes directly on the water carry their own set of association rules that inland homes do not, including watercraft registration. I pull the current provisions for any specific property and read them with you before you write an offer.

Are there gated luxury options elsewhere in Ahwatukee?

Yes. Summit in Foothills Reserve and Calabrea beside it are both gated, and Tapestry Canyon and The Sanctuary in the Foothills are gated luxury, with The Sanctuary split between lake homes and hillside homes. Ahwatukee Custom Estates is custom throughout on larger lots. They are genuinely different propositions and worth seeing before you commit to one.

Can you keep a purchase discreet?

Yes, and we agree how it will be handled before anything is published rather than after. Some buyers at this level want that and some do not care, and neither should be assumed.

Lakewood

What luxury buyers looks like in Lakewood

Built around its lake, with greenbelt and walking paths through it.

One of the Ahwatukee communities I work most often.

The homes
A lake-centred community with man-made water at its heart. Homes directly on the water carry their own set of association rules, including watercraft registration, that inland homes in the same community do not.
Why people choose it
Buyers who want water and green space as part of daily life rather than a drive away.
Schools people ask about
The community association has long named Kyrene de los Lagos Elementary, Akimel Middle School and Desert Vista High School. Kyrene de los Lagos is now a dual-language open-enrollment school rather than the assigned neighborhood school, and the Kyrene district is redrawing its boundaries for 2026-27 and again for 2027-28, so check the district's current maps for any specific address.
Getting around
Chandler Boulevard is the northern edge and the Loop 202 the southern one. Lakewood Parkway runs as a loop through the community, with 40th Street on its east side and 32nd Street on its west, and either street gets you to the 202 in two to five minutes.
Nearby
The lake itself, the greenbelt and the walking paths running through the community.
The trade-off
You are choosing water and greenbelt over the elevation and mountain proximity you would get in the Foothills communities. A lakefront lot also comes with rules an inland lot does not.

The associations in Lakewood

The association that applies here, linked to its own site so you can read the documents rather than take my word for it.

Master association
Lakewood Community Association Governs the two lakes and their four boat docks, the ramadas, tot lots and the path network.

Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
