Buying a Luxury Home in Ahwatukee Custom Estates

Ahwatukee's higher end, including the custom and gated communities, with an agent who knows what each one is actually like.

Not gated, custom throughout, and that is a deliberate choice

Ahwatukee's upper end is several markets rather than one, and the distance between them is exactly what you are paying for.

Ahwatukee Custom Estates is the version without a gate and without a second association. It is custom throughout, on larger lots, and large enough to stand as its own community with nothing layered underneath the master. Compare that with Calabrea, beside Foothills Reserve, gated and entirely custom at about 90 homesites with most at half an acre or larger, or Summit, gated with 88 homes built between 2004 and 2007 by Woodside Builders. Or Tapestry Canyon and The Sanctuary in the Foothills, both gated at the luxury end.

Those are different products at similar money. A gate buys a controlled entry and, usually, a second set of rules and dues. Here you get neither.

What you get from me is a read on which of those is charging correctly for what it delivers, which is the one judgment worth real money at this price point.

Why buyers at this level work with Savvy Realty Group

Savvy Realty Group is Amy Richardson's practice at HomeSmart. My focus is $700,000 and above, so the upper end of Ahwatukee is not an occasional excursion for me.

I have earned HomeSmart's Diamond Club three years running, in 2023, 2024 and 2025, and in 2025 I ranked in the top 5% of the brokerage. Nine of my career transactions have been over a million dollars, the largest at $3,377,000. I hold the Certified Expert Buyers Agent designation and have been licensed since 2017.

More useful than any of that: I have lived in Ahwatukee since 2008 and I have watched these specific pockets since 2008. In a custom community that experience is not a nicety. Every house here is a one-off, so there is no data set that describes the product, and knowing what a build was worth when it was done and what it is worth now is a judgment somebody has to make.

Discretion, if you want it, is straightforward. Some buyers at this level would rather nobody knew they were looking, and that is workable without pretending I have a pipeline of secret listings, which is usually oversold when an agent promises it.

How a purchase at this level runs here

The framework is the same as any purchase, set out at how I help you buy. What changes is where the work concentrates.

  • Positioning before touring. You get pre-approved or evidence funds, and we agree in writing what I do and how I am paid. At this level a seller reads the strength of your position before they read your number.
  • I rule out more than I show. My first week is subtraction. I tell you which pockets I would not spend your money in and why, with the reasoning attached so you can disagree.
  • Walking matters most in a custom community. Every home is a one-off, so condition and finish quality vary far more than in tract product. Two houses at the same number can be in completely different states, and only one of us should have to see all of them.
  • Reading the rules, which here are shorter. With no sub-association there is one layer rather than two, and I confirm exactly what applies to the specific property rather than assuming the community-level answer covers it.
  • Inspection with specialists where warranted. One-off houses have one-off systems. Custom pools, custom mechanicals, additions done at different times. I build the inspection period around that possibility.
  • Offer and close. I show you the homes I reasoned from and where I would push or hold, then run escrow and title so the ending is uneventful.

What the money is actually buying here

South Mountain Park and Preserve runs along the northern edge of Ahwatukee, and in the communities closest to it you reach hiking and biking from the neighborhood rather than a parking lot. At the upper end of this village, that access is a large part of what the premium is for.

In Custom Estates, the other large part is land and individuality. It is one of the few places in Ahwatukee where the lot rather than the house is the main purchase, and that is also why drone footage matters here: lot shape, boundaries and what surrounds a property photograph poorly from the ground.

The trade is the same one the whole village makes, and it is worth stating plainly at this price point because buyers arriving from elsewhere assume money buys around it. It does not. Quiet and mountain-side separation instead of density and nightlife, with no walkable downtown at any price. Sky Harbor, downtown Phoenix and Chandler are each around twenty minutes away, which is the compensation.

Selling at this level as well as buying? Luxury listings here covers the other side.

Frequently Asked Questions

Is Ahwatukee Custom Estates gated?

No, and that is one of the things distinguishing it from Ahwatukee's other custom and luxury pockets. Summit in Foothills Reserve and Calabrea beside it are gated, as are Tapestry Canyon and The Sanctuary in the Foothills, and Montana Vista in Foothills Club West. Here there is no gate and no sub-association.

Why does the specific community matter so much at this price point?

Because a home can be priced correctly for Ahwatukee generally and be quietly overpriced for its own street. That is the most common expensive mistake here, and it happens when someone reasons from a zip code average across pockets that price nothing alike.

Do you know about homes before they are listed?

Sometimes, through relationships built since 2008. I will not promise you a pipeline of off-market listings, because agents who promise that are usually overselling what they have.

How do you value a house that has no comparable?

With judgment rather than arithmetic, and by showing my working. I bring you the homes I reasoned from and the adjustments I made for lot, condition, finish and position, so you can argue with any of them. This is where automated estimates fail hardest.

What luxury buyers looks like in Ahwatukee Custom Estates

Custom homes on larger lots, in a sub-association of the Ahwatukee Board of Management.

One of the Ahwatukee communities I work most often.

The homes
Custom-built homes rather than tract product, on larger lots than most of Ahwatukee. Ahwatukee Custom Estates is a sub-association of the Ahwatukee Board of Management, the master association for the original Ahwatukee, so two sets of documents apply.
Why people choose it
Buyers who want a one-off house and land rather than a builder's floor plan, and are willing to trade newness for space and individuality.
Getting around
Inside the Warner Elliot Loop, with the South Mountain preserve to the west and no through road. About five minutes to the I-10 in either direction, with IKEA and Costco across the freeway at Elliot.
The trade-off
Custom means every house is different, so condition and finish vary far more here than in a tract community. That cuts both ways and it is why walking these homes matters more than reading the listing.

The associations in Ahwatukee Custom Estates

More than one association applies here, which changes both the rules and the dues. Each one links to its own site so you can read the documents rather than take my word for it.

Sub-association
Ahwatukee Custom Estates 556 homes across the subdivisions marked ACE on the Board of Management's map, each with its own recorded CC&Rs. Managed by Cornerstone Properties. 602-433-0331.
Master association
Ahwatukee Board of Management The master association for the original Ahwatukee: 5,073 lots across 56 subdivisions, with its own annual assessment. 480-893-3502.

Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
