Second Homes in Ahwatukee Custom Estates
Buying a winter place in the Valley, usually from somewhere much colder.
More land and a one-off house is more to look after from a distance
A second home in Ahwatukee Custom Estates is an unusual choice, and it is worth being honest about why before anything else.
The standard seasonal purchase is small, uniform and easy to close up. This community is the opposite: one-off houses on larger lots, where the land is much of what you are buying. That is wonderful in February and it is a real responsibility in July, when nobody has walked through the property for eight weeks.
Plenty of people make it work, and the ones who do decide it deliberately. What you get from me is the unglamorous half of that decision done first. What the property actually costs to hold through the months you are not in it. What it takes to keep a larger lot from deteriorating while empty. Whether the community permits any rental at all, and on what terms.
Then the enjoyable half: which parts of Ahwatukee suit a seasonal life, including the ones built for exactly this.

Why seasonal buyers use Savvy Realty Group
Savvy Realty Group is my practice at HomeSmart. I am Amy Richardson, I have lived in Ahwatukee since 2008, and second-home buyers are a steady part of what I do because their questions are local ones nobody in their home state can answer.
Most of my seasonal clients buy having visited once, and some without visiting at all. That only works if the person on the ground is genuinely representing you rather than trying to close you, which is why 100% five-star across 35 or more Google reviews is the proof point I would put in front of you here rather than volume. I hold the Certified Expert Buyers Agent designation and have been licensed since 2017.
What I do differently for a remote seasonal purchase is talk you out of things. In this community that comes up more than most. A larger lot and a custom house is a bigger commitment to maintain remotely, and for some buyers the arithmetic changes once the real holding number is on the table.
I would rather that surface in October than in the following July, when a bill arrives for a property nobody has walked into since April. Read how I work with second-home buyers, or tell me which months you want to be here.
Buying it from somewhere cold
The underlying sequence is the buyer track at how I help you buy. Here is how it runs when you are not in the state.
- Define the season, not the search. Which months you will be here, whether anyone else will use the house, and how much upkeep you are willing to be responsible for from another state. Those answers narrow the map faster than a price filter.
- Financing or funds, settled early. Second-home financing is not identical to primary-home financing. You speak to a lender before we look, so nothing is a surprise at offer time.
- I walk, you watch. I tour on video with particular attention to landscaping, pool equipment, irrigation and roof condition. On a larger custom lot those four are what turn a small problem into an expensive one in an unoccupied house.
- Rules checked before an offer, not after. If you might ever rent it out, I read what applies to the specific property first. There is no sub-association layered on here, which usually means less to read, and I confirm it rather than assume it.
- The holding cost, written down. Utilities that do not stop, pool service, landscaping on a larger lot, insurance and property tax through the months you are elsewhere. You get the number before you decide.
- Remote closing. Arizona closings run through escrow and title, and signing from another state is routine. My transaction coordinator keeps the dates moving.
Why people pick this village for the winter, and where else to look
Ahwatukee sits on the south side of South Mountain, which gives it its quiet, tucked-away character. For a seasonal buyer the practical advantage is the airport: Sky Harbor is roughly twenty minutes away, with downtown Phoenix and Chandler about the same. Arriving and leaving is not an expedition.
South Mountain Park and Preserve runs along the northern edge, with hiking and biking reachable from the neighborhoods themselves. If your winters here are meant to be spent outdoors, that access is the strongest argument for this village over somewhere flatter.
If lock-and-leave is genuinely the priority rather than land, say so early and I will point you elsewhere inside Ahwatukee. Mountain Park Ranch includes condominium and townhome parcels within one master community. Ahwatukee Retirement Village is a 55+ community of around 1,628 homes with largely single-level plans on smaller, lower-maintenance lots, built around the Ahwatukee Recreation Center. The detail is here.
The honest limit for all of them: no walkable downtown and no evening scene. If your winters are meant to include restaurants you stroll to, Chandler does that.
Frequently Asked Questions
Is a custom home on a larger lot a sensible second home?
It can be, and it asks more of you than a smaller uniform property does. The land is much of what you are buying here, and land needs looking after whether or not you are in the state. I put the real holding number in front of you so it is a decision rather than a discovery.
What does it cost to hold when I am not here?
Utilities that do not stop, pool service, landscaping, insurance and property tax all continue through the months you are elsewhere. The figure depends heavily on the property, and on a larger lot the landscaping share is bigger, so I work out a real number for the specific home.
Can I rent it out while I am away?
There is no sub-association layered on in this community, which usually means fewer restrictions than in a master-planned one. I still confirm what applies to the specific property before you write an offer rather than relying on a general answer.
Which parts of Ahwatukee suit a lock-and-leave home better?
Generally the ones with lower-maintenance landscaping and active management. Mountain Park Ranch includes condominium and townhome parcels, and Ahwatukee Retirement Village is a 55+ community with single-level plans on smaller lots and the Ahwatukee Recreation Center. Which fits depends on how involved you want to be in looking after it.
Ahwatukee Custom Estates
What second homes looks like in Ahwatukee Custom Estates
Custom homes on larger lots, in a sub-association of the Ahwatukee Board of Management.
One of the Ahwatukee communities I work most often.
- The homes
- Custom-built homes rather than tract product, on larger lots than most of Ahwatukee. Ahwatukee Custom Estates is a sub-association of the Ahwatukee Board of Management, the master association for the original Ahwatukee, so two sets of documents apply.
- Why people choose it
- Buyers who want a one-off house and land rather than a builder's floor plan, and are willing to trade newness for space and individuality.
- Getting around
- Inside the Warner Elliot Loop, with the South Mountain preserve to the west and no through road. About five minutes to the I-10 in either direction, with IKEA and Costco across the freeway at Elliot.
- The trade-off
- Custom means every house is different, so condition and finish vary far more here than in a tract community. That cuts both ways and it is why walking these homes matters more than reading the listing.

The associations in Ahwatukee Custom Estates
More than one association applies here, which changes both the rules and the dues. Each one links to its own site so you can read the documents rather than take my word for it.
- Sub-association
- Ahwatukee Custom Estates 556 homes across the subdivisions marked ACE on the Board of Management's map, each with its own recorded CC&Rs. Managed by Cornerstone Properties. 602-433-0331.
- Master association
- Ahwatukee Board of Management The master association for the original Ahwatukee: 5,073 lots across 56 subdivisions, with its own annual assessment. 480-893-3502.
Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
