What Your Ahwatukee Home Is Worth
A real number from someone who knows your neighborhood and what has actually sold there, not an automated estimate.
An online estimate has never been inside your house
A home valuation in Ahwatukee from an automated tool works from square footage, bedroom count, lot size and whatever sold nearby. In a uniform tract subdivision that lands reasonably close. Here it does not, for a reason worth understanding.
The tool does not know that this village is several markets. An algorithm pulling nearby sales in 85048 is drawing from a lake community, a master-planned community with parcel-level declarations, and a hillside community with gated custom pockets, all at once. Averaging those produces a number that describes none of them.
The zip lines make it worse. They cut straight through neighborhoods here. There are cul-de-sacs where you can see backyards sitting in a different zip from your own, with the same builders and the same streets. If your estimate moves because of which side of an invisible line your mail arrives on, that is not information about your house.
What you get instead is a number, the specific homes I reasoned from, and an explanation of why yours sits where it does relative to them. It is free and there is no obligation.

Why the number from Savvy Realty Group is worth having
Savvy Realty Group is my practice at HomeSmart. I am Amy Richardson, I have lived in Ahwatukee since 2008, and I have sold here since 2017: more than 80 transaction sides and over $52 million in volume, most of it within a few miles of my own front door.
Eighteen years of watching one village is the part that makes a valuation here accurate. I have seen which pockets held their value through a slower stretch and which did not. I know what a remodeled kitchen is worth on one street and what the same kitchen is worth three streets over, because I have sat in both houses.
The other thing you are buying is a willingness to disappoint you. If my number is lower than you hoped, you hear it in the first conversation rather than after ninety days on the market watching a price come down in increments. That conversation is uncomfortable once and useful permanently, and agents who avoid it are usually trying to win a listing rather than sell a house.
A meaningful share of the valuations I do never become listings, either because the timing was not right or because the person was simply curious about where they stand. That is fine. You will not be entered into a follow-up sequence for asking, and I mean that literally.
The general version is on my home value page. To start, tell me your address.
What actually goes into the number
A comparative market analysis is not a form. Here is the work, and the small amount of it that falls to you.
- You tell me the address and anything you have changed. The 2019 remodel, the roof, the pool equipment, the addition that never made it onto the county record. I cannot adjust for what I do not know about.
- I pull comparables from your community, not your zip. In Mountain Park Ranch that means the correct one of nine sub-associations, because a condominium and an estate home inside the same master community are not comparables for each other.
- I walk the house. This is the step that separates a real valuation from an estimate. Your finish level, whether your lot backs to open space or an arterial road, whether a hillside position actually delivers the view it was priced for. Twenty minutes of walking beats any amount of arithmetic.
- I show you the reasoning. You get the homes I compared against and the adjustments I made, so you can push back on any of them. Disagreeing with me is allowed and often useful.
- If you are selling, the number becomes a strategy. Pricing is the third step of the listing process and it is written out at how pricing is done. I refresh that analysis monthly while you are on the market.
- If you are not selling, that is the end of it. No sequence, no drip, no quarterly check-in you did not ask for.
Why Ahwatukee values are harder to read than most
Ahwatukee is one of the fifteen villages of Phoenix, running along the south side of South Mountain, and it is the mountain that creates the pricing complexity as well as the appeal.
South Mountain Park and Preserve sits along the northern edge, with hiking and biking access from the neighborhoods themselves in several communities. Proximity to that access, and the elevation that comes with it, is a real component of value that no automated model measures. It is also why two homes of identical size a mile apart can be worth genuinely different amounts here.
Position matters to a buyer and therefore to your price: roughly twenty minutes to Sky Harbor, twenty to downtown Phoenix, twenty to Chandler. Buyers from elsewhere in the metro usually assume the mountain costs them more than it does, and correcting that assumption is part of what marketing does for your number.
The honest counterweight is that this village trades density and nightlife for quiet. There is no walkable downtown, and for a certain buyer that caps what they will pay here regardless of the house. Pretending otherwise does not raise your price, it only extends your time on the market.

Frequently Asked Questions
Is the valuation really free?
Yes, and there is no obligation attached. A good share of the ones I do never turn into a listing, either because the timing was not right or because the person was simply curious about where they stand.
Why is my Zillow estimate different from your number?
Because an automated estimate has never been inside your house and does not know which Ahwatukee community you are in. It pulls nearby sales from a zip that may span a lake community, a master-planned community and a hillside community at once, then reports the average as though it described your home.
Do I have to be selling to ask for one?
No. Plenty of the people who ask are working out where they stand, sometimes years ahead of a move. You will not be entered into a follow-up sequence for asking.
How long does it take?
The analysis itself is quick. The part that matters is walking the house, and that is the step that makes the difference between a real number and an estimate.

What home value looks like in Ahwatukee
One of Phoenix's fifteen villages, tucked along the south side of South Mountain.
Ahwatukee is where I have lived since 2008 and where most of my business happens.
- Why people choose it
- Buyers drawn by the Kyrene and Tempe Union school districts, the small-town feel of the community, active outdoor living on South Mountain's doorstep, and the way it feels tucked away while still being close to everything. Alongside them, long-time owners making a life-stage move without leaving, and the 55+ community of Ahwatukee Retirement Village.
- Getting around
- Roughly 20 minutes from Sky Harbor airport, 20 minutes from downtown Phoenix, and 20 minutes from Chandler. Tucked away without being far from anything.
- Nearby
- South Mountain Park and Preserve sits at the northern edge, with hiking and biking access from the neighborhoods themselves. The Ahwatukee Recreation Center serves the 55+ community with two pools, pickleball, a fitness center and over 40 clubs.
- The trade-off
- You trade density and nightlife for quiet and mountain-side separation. Ahwatukee has no walkable downtown or evening scene, and people who want that are genuinely better served by Chandler or Tempe.
