Relocating to Ahwatukee
Moving in from out of state, with someone who has lived here eighteen years telling you the truth about it.
You are choosing a place first. The house comes after.
Almost everybody relocating to Ahwatukee found it the same way: a search, a school district, a photograph of a mountain at the end of a street. What a search cannot tell you is whether it will suit you once the boxes are unpacked and you are into your first Arizona summer.
The first conversation is where I would rather spend the effort. A house is straightforward to change. A community is not, and moving across state lines twice in three years is an expensive way to learn something I could have told you for free.
What you get is an orientation rather than a listing feed: which of Ahwatukee's communities suit which kind of daily life, what the drive to your actual workplace looks like rather than the map distance, and where I think you would be happier if the answer is somewhere else. Then, when you have decided, a search run so you are not flying back and forth to do it.

Why relocating buyers call Savvy Realty Group
Savvy Realty Group is my practice at HomeSmart. My name is Amy Richardson, and the reason relocation is a large part of what I do is that I made this exact decision myself.
I moved to Ahwatukee in 2008, the year my oldest started kindergarten, having already lived all over the Valley. So this was not where I landed. It was where I stopped, on purpose, after seeing the alternatives. Eighteen years later I am still here, my children grew up here, and I sit on community boards here.
What that buys you is an answer instead of a brochure. When you ask whether a neighborhood is what the photos suggest, you are asking somebody who has driven it in August and in February, whose children went through the schools, and who has watched which communities held their character and which did not.
The professional half: licensed since 2017, more than 80 transaction sides and over $52 million in volume, and 100% five-star across 35 or more Google reviews. Several of those reviews are from people who bought here without setting foot in the house.
My relocation page covers how I work generally, and there is a free Ahwatukee Relocation Guide if you would rather read first. Or tell me where you are moving from and we will start there.
How a long-distance move actually runs
Relocation is a different job from a local purchase, mostly because you cannot drop by. The buyer track at how I help you buy still applies; this is how it adapts when you are not in the state.
- The orientation call. I ask about the commute, the season you are dreading, whether you want a yard, and what you are leaving behind. You tell me the truth about the last one, because it usually predicts what you will miss.
- The shortlist, narrowed by me. I cut Ahwatukee down to the two or three communities that fit what you described, and I say plainly which ones I ruled out and why.
- Video before flights. I walk homes on camera and describe what the listing photographs are not showing. You watch and react. I will tell you when a house is not worth your airfare.
- One concentrated visit. Where possible I stack showings into a single trip rather than expecting you to keep flying in. You come with a list; we finish it.
- Timing around a start date. Your job has a first day and your lease or sale has an end date. We work the closing and possession dates backward from those rather than hoping they line up.
- Escrow from a distance. Arizona closings run through escrow and title, and remote signing is normal. My transaction coordinator and I keep the dates moving while you pack.
The parts I would want to know if I were you
South Mountain Park and Preserve sits along Ahwatukee's northern edge, and in several communities the hiking and biking access is from the neighborhood itself. That is the thing most people fall for, and it is real.
The mountain also does the opposite job. It is what makes Ahwatukee feel tucked away, and it is what puts distance between here and everything north of it. Look at the actual drive to your actual workplace before you commit, not the straight-line distance.
Set against that: roughly twenty minutes to Sky Harbor, twenty to downtown Phoenix, and twenty to Chandler. Tucked away without being far from anything is the honest summary.
The trade-off worth hearing early is density. You give up nightlife and walkability for quiet and mountain-side separation. There is no walkable downtown here and no evening scene, and people who want one are better served by Chandler or Tempe. I will say so rather than sell you a quiet street you will be restless on.
If your move is a step up in house rather than a step across the country, trading up in Ahwatukee is the more useful page. If you are buying a place for the winters only, read second homes in Ahwatukee.
Frequently Asked Questions
Can you help if I cannot visit before buying?
Yes, and it is common. I walk homes on video and describe what the listing photographs are not showing you, including the things a wide-angle lens hides. Where you can visit once, I concentrate showings into that single trip rather than expecting you to keep flying out.
What are the real downsides of Ahwatukee?
Being on the far side of South Mountain means a genuine drive to anywhere north of it, so check the commute for your actual workplace. The summers are severe and nobody adjusts to them as quickly as they expect. And there is no walkable nightlife district here, which matters to some people a great deal.
Which schools serve Ahwatukee?
Ahwatukee is served primarily by the Kyrene School District for K-8 and the Tempe Union High School District for 9-12, with charter and private options alongside them. Assignments vary by address, so confirm any specific home against the district's current boundary map rather than relying on a listing.
How long does a relocation purchase usually take?
It varies with your start date more than with the market. The earlier you get in touch the better it goes, because it leaves room to choose a community properly rather than picking a house because the clock ran down.

What relocation looks like in Ahwatukee
One of Phoenix's fifteen villages, tucked along the south side of South Mountain.
Ahwatukee is where I have lived since 2008 and where most of my business happens.
- Why people choose it
- Buyers drawn by the Kyrene and Tempe Union school districts, the small-town feel of the community, active outdoor living on South Mountain's doorstep, and the way it feels tucked away while still being close to everything. Alongside them, long-time owners making a life-stage move without leaving, and the 55+ community of Ahwatukee Retirement Village.
- Getting around
- Roughly 20 minutes from Sky Harbor airport, 20 minutes from downtown Phoenix, and 20 minutes from Chandler. Tucked away without being far from anything.
- Nearby
- South Mountain Park and Preserve sits at the northern edge, with hiking and biking access from the neighborhoods themselves. The Ahwatukee Recreation Center serves the 55+ community with two pools, pickleball, a fitness center and over 40 clubs.
- The trade-off
- You trade density and nightlife for quiet and mountain-side separation. Ahwatukee has no walkable downtown or evening scene, and people who want that are genuinely better served by Chandler or Tempe.
