Trading Up in Ahwatukee
Moving into more house, with the buy-and-sell sequencing worked out before you list.
The house is findable. The order of operations is the problem.
You have outgrown where you are. Another child, a job that is now permanently at the kitchen table, or the slow realization that the starter house was always a starter house.
Trading up in Ahwatukee is rarely difficult because of what is for sale. It is difficult because you have to sell something and buy something, and the order you do them in has consequences measured in tens of thousands of dollars and several weeks of not knowing where you will sleep.
What you get here is those two transactions run as one plan. Your equity and your financing looked at properly before anything is listed, so the sequencing decision is made with numbers rather than a rule of thumb somebody repeated at a barbecue. A listing that is prepared rather than rushed, because a rushed sale discounts your old house and that discount comes straight out of the new one.
You also get an honest read on whether the move-up you are picturing exists in Ahwatukee at your number, or whether it sits one community over.

Why move-up sellers and buyers use Savvy Realty Group
A trade-up is two jobs, and most agents are noticeably better at one of them. I am Amy Richardson, Savvy Realty Group at HomeSmart, and I run both sides of these regularly, which is the only way the dates actually line up.
Over my career it is more than 80 transaction sides and over $52 million in volume, across both buying and selling, most of it inside Ahwatukee and the Southeast Valley.
The other half of it is that I spent twelve years in my family's financial advisory practice before real estate, and six years before that as a project manager at Wells Fargo. That sounds unrelated until you are at a kitchen table deciding whether to carry two mortgages for six weeks. Explaining consequential money decisions to people who did not want a lecture turns out to be the single most useful thing I did before this.
Your sale gets the same preparation as any listing I take: a walkthrough before anything is photographed, a complimentary staging consultation, professional photography and an educational video with full drone footage. What the home needs beyond that is agreed together, and I say that up front rather than letting it surface later.
See how I handle move-up moves generally, or send me your numbers and we will work the sequence out.
Two transactions, one calendar
Run separately, a sale and a purchase fight each other. The listing drifts, the right house appears in week two, and the biggest decision of the year gets made under a deadline. Run together, every date is chosen deliberately.
- Numbers first. I map your equity, your carrying capacity and what your current home is realistically worth. You talk to a lender about what you can hold and for how long. Neither of us guesses.
- The sequencing call. Selling first gives you certainty and a stronger offer, and risks a gap with money and nowhere to live. Buying first removes that and risks carrying two properties. I lay both out against your position. You choose; I do not choose for you.
- Prepare the sale properly. The walkthrough, the trades, the staging consultation and the photography all happen before you are under time pressure. That preparation step is here, and it is the one that protects your next down payment.
- Price it to lead, not react. I price from what comparable homes in your specific neighborhood have done and refresh that monthly while you are live. The pricing step is written out here.
- Write the purchase with the right structure. Contingent offer, rent-back, extended close: which of those is credible depends on the specific seller, and I will tell you honestly how yours is likely to be received.
- Both closings, one coordinator. My transaction coordinator tracks both sets of dates so nothing depends on you remembering an appraisal deadline during a move.
Trading up inside one village
The unusual thing about a move-up here is that you often are not leaving. Ahwatukee holds enough range that stepping up in house can mean staying in the same village of Phoenix, on the south side of the same mountain, with the same twenty-minute drives to Sky Harbor, downtown Phoenix and Chandler.
Mountain Park Ranch alone spans condominiums and townhomes through to estate parcels inside one master community, which means a genuine step up without changing your mailing address much. Worth knowing before you go: your dues and your restrictions depend on which of its nine sub-associations a home sits in, and that is not obvious from the address.
Foothills Club West works the same way, with each parcel carrying its own tract declarations on top of the master rules. Two documents, not one, and the parcel-level one is the easier to miss.
You already know the trade Ahwatukee makes: quiet and mountain-side separation instead of density and nightlife. Most move-up buyers here have already decided they want that, which makes this a simpler conversation than a relocation. If the extra space you want does not exist here at your number, the upper end of Ahwatukee is the next place to look.
Frequently Asked Questions
Should I sell first or buy first?
It depends on your equity, your financing options and how much uncertainty you can live with for a few weeks. I will not hand you a rule of thumb, because the two answers carry genuinely different risks and which suits you is a numbers question we can actually work out at a kitchen table.
Can I make an offer contingent on selling my current home?
You can, and its strength depends entirely on the specific seller and what else is in front of them. I will tell you honestly how a contingent offer is likely to be received on a given property rather than letting you find out by losing the house.
What if my home sells faster than I find the next one?
That is a good problem and it is one we plan for at the start rather than react to. Rent-back arrangements and close-date negotiation are both normal tools, and knowing in advance which one you would use removes most of the panic.
Can I trade up without leaving Ahwatukee?
Often, yes. Mountain Park Ranch runs from condominiums through to estate parcels within a single master community, and the Foothills communities carry a similar spread. Whether the specific house you want exists here at your number is the real question, and it is answerable in an afternoon.
Ahwatukee
What trading up looks like in Ahwatukee
One of Phoenix's fifteen villages, tucked along the south side of South Mountain.
Ahwatukee is where I have lived since 2008 and where most of my business happens.
- Why people choose it
- Buyers drawn by the Kyrene and Tempe Union school districts, the small-town feel of the community, active outdoor living on South Mountain's doorstep, and the way it feels tucked away while still being close to everything. Alongside them, long-time owners making a life-stage move without leaving, and the 55+ community of Ahwatukee Retirement Village.
- Getting around
- Roughly 20 minutes from Sky Harbor airport, 20 minutes from downtown Phoenix, and 20 minutes from Chandler. Tucked away without being far from anything.
- Nearby
- South Mountain Park and Preserve sits at the northern edge, with hiking and biking access from the neighborhoods themselves. The Ahwatukee Recreation Center serves the 55+ community with two pools, pickleball, a fitness center and over 40 clubs.
- The trade-off
- You trade density and nightlife for quiet and mountain-side separation. Ahwatukee has no walkable downtown or evening scene, and people who want that are genuinely better served by Chandler or Tempe.
