Trading Up in Ahwatukee
Moving into more house, with the buy-and-sell sequencing worked out before you list.
Finding the house is not the hard part
You have outgrown where you are. Another child, a job that is now permanently at home, or simply the realisation that the starter house was always a starter house.
The difficulty is almost never finding somewhere better. It is that you have to sell something and buy something, and the order you do them in has real financial consequences.
Questions about your move? I'm glad to help.
Buy first or sell first, decided with your numbers
There is no universal right answer here, and anyone who gives you one without looking at your position is guessing.
Selling first gives you certainty and a stronger offer, and it risks a gap where you have money and nowhere to live.
Buying first removes that risk and puts you in the position of carrying two properties if the sale takes longer than planned, which in a balanced market it might.
Which is right depends on your equity, what financing you can access, and honestly how much uncertainty you can tolerate for a few weeks. We work that out before anything is listed.
Two transactions, one plan
Run separately, a sale and a purchase fight each other. The listing timeline drifts, the offer you want appears before you are ready, and you end up making the biggest decision of the process under time pressure.
Run together, the dates are set deliberately: when your home goes live, what contingency structure your purchase offer carries, and what happens in each of the two ways it could go.
Your sale runs through the same preparation process as any other listing, because a rushed listing sells for less and that discount comes straight out of your next house.
Frequently Asked Questions
Should I sell first or buy first?
It depends on your equity, your financing options and how much uncertainty you can live with. I will not give you a rule of thumb, because the two answers have genuinely different risks and which one suits you is a numbers question we can actually work out.
Can I make an offer contingent on selling my home?
It is possible and its strength depends entirely on the market and the specific seller. I will tell you honestly how a contingent offer is likely to be received on a given property rather than letting you find out by losing the house.
What if my home sells faster than I expected?
That is a good problem and it is one we plan for at the start rather than react to. Rent-back arrangements and close-date negotiation are both normal tools here.
